Pros: We were staying there to break up a long drive, however the property far exceeded our expectations. The staff, the room, and pretty much everything was perfect. After staying in a few average to substandard properties before this stay, this was a great relief. Everything just worked, and it was like brand new. And in addition, very tastefully decorated. I wish we stayed longer! The breakfast was excellent. The owner correctly suggested a different room to what I had originally booked, she accomodated our specific needs, and I'm grateful for that. Can't ask for more.
Pros: Top Hotel. Old farmer house. Very friendly Owner. The daughter is so sweet. She pampers us specially made dips or with home-made cake or desserts. Thank you again!

Pros: The hostess. Just great. Easy and fun communication. We were supposed to arrive late, so she left the keys for us at the reception, with a note, and wrote to us beforehand, exactly how to get it. The registration slip had a smiley on it. I'd find it cheesy, but she's cute, so she gets a pass. The location. Hidden at the green end of a narrow passage of a green village, with flowers around the foot paths around the building. You could see the church tower from the garden. So beautiful and peaceful. You people have asphalt and greenery everywhere, each exactly where it's supposed to be. Excellent. Oh, and the purple sheep in the garden is...meh. The room. That is not a hotel room, but an apartment. Both rooms that we got. Kitchenette, in top shape, with cutlery and pots. You know, the microwave oven could have been Chinese, like almost everything these days. But it's not Chinese. The TP. Yep. One of the things I noticed during my travels is that good places have good toilet paper. I'm sure it's not a new observation. Bad places have thin TP. Medium places are clean and shiny but the the owners cheap out on the TP. It's one of those little things that you don't appreciate until you realize that it can be worse. Experienced owners know that they need to offer the basics and then focus on every single detail. Sorry for being vulgar, but you cannot substitute a good s**t and a good sleep with courtesy, good price or fabulous location. This place has it all. We arrived in the evening and left the next morning, so didn't have the energy or the time to explore, but from what I've seen, it's a place where time slows down in luxury. You can still go explore the neighborhood, if you want to. And everything is so clean and tasteful. You just feel good there. Thank you.
Cons: Maybe that breakfast was more French style, less continental. I would have preferred sausages, omelette. The most consistent things that I found were eggs and bacon, beside all sorts of croissants, cereals, cheeses and fruit jams. I could have eaten two platefuls of bacon (crispy and good), which obviously would have made it embarrassing for everyone, except that there weren't two platefuls of bacon. On the other hand, I saw only four guests at breakfast, us included, so it would have been a waste to prepare too much food. The breakfast room is beautiful. Light, airy, exactly how I have always imagined a Viennese café to look like. Or a little café in an Austrian village. Better than some coffee shops in Vienna. Another minus, but probably for other, less fortunate visitors: no air conditioning, at least I didn't see it. We got there in a relatively bearable summer day, so didn't really need AC - and there was a good fan in each room - but they will have to install it, sooner or later. I saw that some other guesthouses don't have them either, but we obviously didn't visit them all. Climate change is affecting businesses in unexpected ways.

Pros: Convenient to Linz Airport, we were visiting Wells exhibition centre, this was an easy drive.
