Overall ok - good location but old house
There is no sound insulation in the place and I could hear the guests in the next room.
The location was perfect for Fringe with a 10-15 minute walk to the Royal Mile. Everything you need is in walking distance. Lyn is a wonderful host. She is so helpful and welcoming. The bed was very comfy. There are plates, cutlery, cups & an electric kettle as well as tea bags & coffee in the room. The room is a good size. I had the one with the private bath.
It was a little noisy when people checked in & out since my room was next to the owner’s.
The owner is lovely and very friendly.
Friendly manner and allowed me to leave my case on final day when i booked a late train foolishly
Found bathroom situated on a different floor bit tricky but friendliness and welcome more than made up for any inconvenience.lots of tea n coffee in ur room warm and cosy as autumn arrived at same time as i did.handy for royal mile
Great facilities in room and bathroom. All very comfy. Convenient location: shops and restaurants, and bus stops for easily getting into Edinburgh or elsewhere.
Lovely accomodation but floor boards a bit creaky.
