Pros: Friendly staff, excellent breakfast and great location.
Cons: Decor was a bit tired, the place needs a thorough make-over, all a bit outdated and basic. Surprised to see damp plaster and badly stained wall on landing due to leaking skylight. No mixer taps and tiny shower cubicle in en-suite bathroom.

Pros: Location of the hotel is AMAZING and our room overlooked the harbour and hills so it couldn't be better. Lovely quaint hotel right in the middle of Lynmouth. Staff very helpful. Great breakfast. Newly decorated room which was perfect for our weekend.
Cons: The room had recently been refurbished and there were a few very minor issues with the shower door dropping but that could be easily sorted - there was no where to hang soap or a sponge in the shower?

Pros: The view was excellent and lady at reception when we checked in was very helpful
Cons: our room was tired, old curtain rails and furniture. it was also very dusty. This was most noticeable in the lapshade which clearly hadn't been cleaned for a very long time. The shower heating setting took a bit of managing with hot then cold water changing without warning.

Pros: Location was very good, right on the river/beach. Breakfast was good and staff were very helpful. However I did feel the room was smaller than I was lead to believe, adequate for our two night stay but wouldn’t have wanted to stay longer.
Cons: On our first night the steak we ordered was not good. We did comment on this at the time but no one addressed the matter.

Pros: The room was comfortable and cosy and we slept very well. The food was of good quality and plenty to choose from. The setting was beautiful.
Cons: The breakfast is only served from 8.30 -9.30 so we couldn’t really sleep in. The stairs were quite steep and narrow, we managed fine but anyone older may struggle.

Pros: Our recent stay at the Rising Sun was perfect. The room was lovely with beautiful views. The Breakfast was great with a wide range of options to choose from. Our evening meal in the restaurant was outstanding. The Hotel and restaurant staff were really polite and gave a flawless service.

Cons: As a retired nhs professional I was extremely concerned to see the same cloth being used in the public bar to wipe down tables, bar areas and even the optics. Never rinsed same old grubby cloth used time and again. This could have a huge impact on the health of all those in the bar. The lady behind the bar would then serve drinks without washing hers hands. Can I suggest using paper towels to clean then discarded after a single use.

Pros: Brilliant welcoming staff. Comfortable, classy room with a wonderful location. For anyone who needs an allergy aware place to stay, these guys were brilliant. Beautiful food and a lovely, real country pub feel. Well done, only downside was no stand-up shower.

Pros: Very charming and quaint in a beautiful spot. Lovely staff who made us feel welcome and nothing was too much trouble. A large breakfast menu to suit all tastes.
Cons: This is a relatively unimportant point but I found the ultra modern rectangular basin very difficult to wash my face in. It lacks depth therefore water ended up on the floor and over my clothes the first and only time I used it. It was much easier to use the very spacious shower cubicle.

Pros: Breakfast was excellent, cooked to perfection every day. View was beautiful and hosts were friendly and helpful. The shower was powerful and very controllable and the hair drier was the best with a socket right next to the ample sized mirror.
Cons: TV was positioned very high on the wall, making in quite difficult to watch comfortably. A shelf in the shower would have been really useful for shampoo and shower gel.

Pros: Comfortable room and great setting. The room has everything you'd need. Easy and friendly check in and check out. Exmoor is right on the doorstop and the coast is a short walk too. Lots of parking. Breakfast was delicious and just the right amount. The pub/inn itself is amazingl; log fires, good selection of beers and ciders, cosy seating, pool table, friendly staff, great location. Would definitely recommend and revisit again in the future.

Pros: Breakfast.... lots of and so tasty. Cooked perfectly and a fabulous choice of food...great to set you up for the day. A warm greeting awaited us on arrival from Jeanie. Checked in a couple of hours early which wasn't a problem. We were delighted to have been offered a complimentary upgrade especially as this was our wedding anniversary which made the stay even more special. Love the complimentary sherry, lovely as a night cap! Room was beautiful, everything was present that you needed and to top it off...what a view. Jeanie was a perfect host and so attentive to ones needs. Looking forward to staying at this 5star guest house which we would definitely class it as...each time we are in Lynmouth. A massive Thank you to Laura and Jeanie for making it a wonderful special weekend for me and my husband. xx PS Thank you for the card and chocolate. x

Cons: Ignore the SatNav because it may direct you via a difficult approach along a very rough track. Take the approach along Tors Road along the river next to the main bridge in Lynmouth (just before the steep hill towards Minehead)

Pros: Everything ... Richard and Kay are superb hosts looking after your every need whilst in the Heatherville and calmly supporting your holiday with ideas and advice . Nothing was too much for them. It’s so convenient - just down the hill is Lynmouth with its wealth of surrounding walking activity, the sea and restaurants to eat at in the evening. The morning breakfasts are irresistibly luring whether you are a fresh fruit or cooked breakfast (or both ) type. The hosts quietly bring like minded guests together. Returning to the luxury, friendliness and comfort of the Heatherville after a long days hiking or after meandering around the beautiful Devon moors and coastline rounds the day off perfectly and restores you for the short walk down the hill to Lynmouth to eat at one of the many excellent restaurants/pubs in town. A lift was always on offer if required but we never needed it. The room is so relaxing to be in . My favourite part was the waking up to the peaceful relaxing sound of the river Lyn bubbling way below and then sitting up to the most glorious view of the tree lined Lyn valley rising above.

Pros: Wonderful place, spotlessly clean. Richard and Kay are two lovely people and between them work so hard to make sure you have a great time when staying at the Heatherville. We were lucky with the weather so enjoyed relaxing on the terrace most evenings enjoying a drink in the sunshine while taking in the wonderful views. The breakfast is excellent, so much choice , fresh fruit, yoghurts, cereals and a wonderful choice of freshly cooked including full English. The drive and parking can be a challenge, however just listen to Kay's instructions and it's a breeze.

Pros: We liked everything. A very cozy small room under the roof. Considering the size it was well furnished with two chairs and a small table, that is very nice to have for a cup of tea or to write a post card. The bathroom was quite spacious, nice and bright. The owners were very friendly and helpful and made us feel very welcome. The breakfast was great, could not have been any better. Two lounge rooms were available, in case you wanted some more space. Car Park in front of the house is very convenient. Walking distance to town with restaurants and shops. Good location also for walks along the coast.

Pros: Everything was spotless yet welcoming. The room and bathroom although not ensuite was well stocked, good shower plenty of hot water. Warm and comfortable throughout. Views spectacular. Parking beside the house felt secure, well off the road. Great choice at breakfast. Home made marmalade, muesli and bread (excellent). Room was small but that was expected, small but perfectly formed.

Pros: Friendly, conscientious owners; Impeccably clean throughout; Warm and comfortable rooms; First-rate complimentary breakfast, with fresh fruit, quality cereals, butcher-sourced bacon, sausages, etc., fresh eggs from the hens in the garden, homemade breads, preserves and yoghurt. Don't miss the lemon curd!
Cons: English plumbing - I didn't deduct marks for this, as i know it to be a traditional english condition and not reasonably within the control of the hotel owners. - The usual problems: Very cramped shower; Water temperature highly erratic; No heating in bathroom. As George Mikes (pronounced Meekesh) reported to us in his hilarious memoire of an immigrant to Britain, "How To Be An Alien": "It is all right to have central heating in an English home, except in the bath room, because that is the only place where you are naked and wet at the same time, and you must give British germs a fair chance."

Pros: Amazing hosts! Incredibly lovely and always helpful. Huge variety of freshly cooked English breakfast with delicious homemade bread, marmalade and jam. Very nice place to go for walks along the coast or Exmoor. Best B&B on our two weeks trip through Devon!

Pros: Fantastic room with excellent views - incredibly clean and welcoming. Very comfortable bed and great shower with a quiet and peaceful atmosphere in a stunning location. Property exceptional overall - brilliant car parking and breakfast provided. Both Lynton and Lynmouth were very accessible. We could not fault the hosts- Alison and Victor were both incredibly warm, welcoming and attentive throughout our stay- with brilliant recommendations for places to visit and eat. Would highly recommend!

Pros: Kindly, caring and welcoming. A well-organised family feeling small business dedicated to excellence within a modest budget. When I got distracted and failed to check out, they had moved me to another room. But moved me precisely, everything laid out exactly as I had left it on the floor below - why? because they had a disabled guest coming they wanted the new guest to be best cared for, while treating me with tact and enormous care. - Their decision was the correct and most tactful one.
Cons: I failed to read the carefully written instructions, and drove the very narrow winding road in the dark and sheeting rain ... when Sinai had gone to the trouble to discribe the less 'car-scrapingly' alarming road, google maps suggested. (still, a great adventure and no damage done!) - so compleatly my fault. - (Some people, just can't be helped! But Sinai had tried.

Pros: Sinai House is a small, family-owned B&B whose owners care for their guests like for dear friends. My room was neatly decorated, comfortable and clean, and attention was paid to every small detail. In the morning, a very delicious warm breakfast was served according to the guests' wishes - with a large choice of (meat & veg) options - complemented by a buffet including fresh fruit, home-made marmalade, honey, cereals, ... The view to the seaside was fantastic. I thoroughly enjoyed this wonderful accommodation and the warm, friendly welcome by the owners. In a nutshell: A perfect place to stay! :)

Pros: Location was brilliant. Neighbours and regular visitors were great people. The fact that the owner realised fairly quickly that the young management team was not up to scratch and were bringing the reputation of the hotel down rapidly. This was sorted on our last night there and a new team was put in place. What an amazing difference in a short space of time. I wish them all the best.
Cons: Room service was non-existent. Meals were fairly haphazard. I must reiterate that this changed as soon as the new management team stepped in.

Pros: I was made to feel very welcome. Helen is a bundle of fun and very hard working. The location is superb. The breakfasts are wonderful. All in all a real gem.

Cons: A beautiful BnB set in a lovely garden, close to mini supermarket, pubs and restaurants. The owners are very friendly, a selections of cooked breakfast with vegetarian option. We booked deluxe double room with bath in Room 7 (Walker's Rest). The room is on the top floor in a converted roof space, the ensuite bathroom is decent in size with a shower over bath. However the double bed is light weight and not sturdy enough, the legs wobble when you change your sleeping posture, it is more suitable for a single person. We both got backache next morning, this is the first time happened to us after travelling in UK for 3 weeks. Otherwise we enjoyed our stopover in Lynton.

Pros: We received a Lovely warm welcome. The rooms were clean and the communal areas nicely decorated. Breakfast was excellent and included home made granola and preserves. Nothing appeared to be too much trouble. We intend to return next year.
Cons: We found the 4pm check-in a little inconvenient especially after a long journey. A more usual check-in time is 2-3 pm

Even some sherry in the room if you fancy, didn't try it though. We had room with one side facing the sea and other facing river and mountain. Absolutely amazing. Thank you ❤️

Pros: Breakfast.... lots of and so tasty. Cooked perfectly and a fabulous choice of food...great to set you up for the day. A warm greeting awaited us on arrival from Jeanie. Checked in a couple of hours early which wasn't a problem. We were delighted to have been offered a complimentary upgrade especially as this was our wedding anniversary which made the stay even more special. Love the complimentary sherry, lovely as a night cap! Room was beautiful, everything was present that you needed and to top it off...what a view. Jeanie was a perfect host and so attentive to ones needs. Looking forward to staying at this 5star guest house which we would definitely class it as...each time we are in Lynmouth. A massive Thank you to Laura and Jeanie for making it a wonderful special weekend for me and my husband. xx PS Thank you for the card and chocolate. x

Pros: Comfortable room and great setting. The room has everything you'd need. Easy and friendly check in and check out. Exmoor is right on the doorstop and the coast is a short walk too. Lots of parking. Breakfast was delicious and just the right amount. The pub/inn itself is amazingl; log fires, good selection of beers and ciders, cosy seating, pool table, friendly staff, great location. Would definitely recommend and revisit again in the future.

Pros: Breakfast was excellent, cooked to perfection every day. View was beautiful and hosts were friendly and helpful. The shower was powerful and very controllable and the hair drier was the best with a socket right next to the ample sized mirror.
Cons: TV was positioned very high on the wall, making in quite difficult to watch comfortably. A shelf in the shower would have been really useful for shampoo and shower gel.
