Pros: It’s close to the Thai-Myanmar border
Pros: I wasn't expecting much, but this really is a good and proper hotel. The staff were excellent, and the rooms were large and clean. There was a full buffet breakfast included which we very much enjoyed - great value. There also is an undercover carpark attached to the hotel - we were on motorbikes so that was really handy - and it was free.
Cons: Mae Sai itself isn't great, although it's worth coming here for the street food market - check that it's on the day you visit. But if you need to be in Mae Sai I think you will struggle to find a better hotel for the money.

Pros: Reception staff is super friendly and helpful. The bed is comfy and room is clean enough. Location is the best, right next to the market between Thailand and Myanmar border. However, becareful of time zone. Your iphone might automatically update the Thailand time to Myanmar time. Haha.
Cons: No elavator. We had big luggages and were super tired when check-in so we were not comfortable carry heavy things up stairs.

Pros: The rooms were great and the location for the border crossing into Burma was excellent.
Cons: The staff were terrible and didn't seem to care. Our room wasn't ready at 2pm when someone finally turned up to reception. On returning after 3pm it still wasn't ready. Breakfast was a bit hit and miss. There is no lift and the stairs are very steep. It has 3 floors!

Cons: The staff were not friendly and not very helpful. The room is very old and interior is not that good comparing to the outerior. The location is quite far from any local shops and restaurants.

Checking in reception tried to change me for room even after I gave them letter proving I had all ready paid at time of booking, I stated it said to give to reception staff as proof of payment but she just said it needed paying so I paid again,went to room to check again my online bank statement showing it was paid a week before we arrived so back to reception but this time with guns blazing, ok she said she will check !!! 20 mins later she sent a junior back with my money saying it had been already payed,

Pros: I had a large room with a view of of Myanmar. My problem was the staff who were not well trained. Because of a mistake I made with scheduling I arrived a day early planning to leave across the border at opening, 6.30 am. I think they are going to charge me anyway. Booking . com says they won't but they would not give me my receipt back even though I said they could make a copy. I finally went to their and desk took it.

Cons: The only negative was the dirty dishes in the breakfast room. The bus boy was watching videos on his cell phone. It was hard to find a clean table.
