Situated in Ruwi district of Muscat, which turns out to be less well-off and more industrial than others. But luckily, it's in a part of Ruwi that overlooks some green areas and has a view of mountains on one side of the hotel. So as long as you have your own vehicle, (easiest free parking I have ever found, right next to entrance of hotel), it's a great cheap base from which to explore Muscat. Adequate room, not 5 star, but major good points were fridge, satellite tv with wide range of channels, extremely comfortable bed, WiFi perfect on some nights, weak on others - giant Lulu hypermarket across the Al Bustan road for groceries. Hotel staff deserve special mention: always fixed problems promptly (needed lightbulb), friendly and helpful attitude which leaves a lasting pleasant impression.
The on-site restaurant is functional, serves some Indian / Arabic / Chinese dishes very well, but European etc dishes were unfortunately hopeless. It's really a 'guys' diner, big screen tv on the wall for football matches - but with no couple- or family-atmosphere. Breakfast buffet also rather basic, a few cooked items, and a bit like a worksite canteen (instant coffee only for example). Still, they do the best they can. There are many Indians working in the nearby area, many industrial shop-fronts, not surprising that the meals follow what the people want.
No frills apartment rental, rooms clean and adequately equipped, free wifi which proved a godsend after two weeks with limited access in Egypt, personable staff who are on the ball, good value for money and only a small taxi or car ride away from all the major sites in Muscat. One of the superbly gaudy but immaculate Lulu Supermarkets is a short walk away, so this place is perfect for anyone who wants somewhere clean, quiet and affordable to stay who prefers perhaps to make their own arrangements when it comes to organising their time, meals etc. There's a large map on the wall in reception of all the major towns/sites in Oman which proved more useful to me than the Time Out Guide I bought at the airport. Please note: your room will not be made up every day unless you specifically request it so you are responsible for keeping your own room tidy, which really doesn't require that much effort. Recommended unreservedly.

The hotel had a lot of ants which no way to be back, not clean, the breakfast poor,there is even no fresh milk for coffee or corn fleks they just put milk powder !!!
location was ok
the internet connection did not work. The shower flooded the bathroom floor and wet the bedroom carpet every time you used it. The restaurant was ok but no bar at the hotel
i didnt like anything in the hotel except the few hotel staff services, the rooms were just pest controlled 2 days before my arrival to the hotel, upon asking one of the hotel staff that how they can offer such rooms to guest which are stinking with pestcontrol, he mentioned that atleast you got the rooms 2 days after the Pest Control, usually we Pest Control the rooms and give it the same day to our guest, it was not acceptable to me at all, I found cockroaches in the bathroom and in the room i stayed, I would never recommend such a hotel to anyone.
This place is located in a very nice area which is close by Wadi Al Kabir. Oman dive centre is only 4 kms away and Old Muscat is around 6 kms away. The staff are very friendly. They even helped me with a map and explained how I can plan my day according to what all I wanted to see. Its absolute value for money.
I truly believe there is nothing one can dislike about this hotel!!!
