Warm comfortable rooms and excellant breakfast.
Restaurant was nice
Room had shower which was either cold or red hot, had no soap dish, toilet/shower room smelt damp and foisty. Bottom skirting on shower not there. Bed sheet didn't fit. Receptionist was very rude on the two seperate occasions we actually spoke to her. Paint or toothpaste on curtain, lumpy pillows.
The staff were very friendly and helpful when approached.

the room was stifling hot, the bottom sheet too small for the bed so it kept slipping off and the mattress was incredibly soft in one spot, harder in others so i kept almost slipping off the bed and waking up.

Hotel was excellent value for money. Breakfasts were superb and more than expected. Location was spot on for access to University, Fallowfield and Manchester city centre. The hotel was a haven of tranquility and I would recommend it to all.
I pre booked and got confirmation of rooms booked ie 1 double and 1 single. On arrival I found that actual rooms reserved for me were 1 double twin and 1 single. Not what was booked. Hotel was busy so in reality the fact that I had pre booked was irrelevant.I Had to take what was available. I did get a double room but it was at the opposite end of the complex to where the single room was located. My daughter is an adult so it was ok but had she been a younger child the location of the 2 rooms would have been a problem. This was the only thing that was wrong with the entire trip.
