Pros: Very accommodating and friendly staff! Allowed us to check in early. Parking onsite was ideal for us as we easily came and went. Location was so close to downtown and the beach! Bathroom was good sized compared to other b&b.

Excellent 10.0
Pros: Breakfast was freshly baked and presented beautifully. The B&B hosts were extremely knowledgeable of the area and made excellent sightseeing suggestions. All guests at breakfast were friendly and fun to be with.
Cons: I have no complaints.
Excellent 10.0
Pros: Audri and Robyn are wonderful. The breakfasts are always a special treat. Great food, great conversation. Comfy beds. Excellent location. We will absolutely stay at Admiral's Landing again.
Cons: The only thing we didn't like was having to leave to go home .
Excellent 10.0
Pros: All aspects of Admirals Landing were superb! Breakfast was good, the facilities clean and every attention to detail in the house as well as the hospitality was taken care of. Wonderful B&B!!!
Excellent 8.8
Pros: A delightful B&B in quirky brilliant Provincetown. Clean comfortable bedrooms and bathrooms. Tasty and generous breakfast. Knowledgeable and informative hosts.
Cons: Stairs up to Room 6 are not for the faint hearted!
Excellent 9.6
Pros: All I can say is, “WOW.” You gotta stay here! Room, facilities, and meal were fantastic. But, the breakfast experience was my favourite part: the conversation was lively and engaging; the other guests came from all over the world; and the coffee was endless! Robyn seemed to enjoy and participate freely with local knowledge and plenty of travel advice. Audra was always ready with a broad smile, inviting us in. Robyn and Audri were the quintessential hosts. We can’t wait to go back!
Excellent 10.0
Pros: Friendly innkeepers, great location, comfortable bed, delicious breakfast.
Excellent 10.0
Pros: Great spot, friendly hosts, and very clean, comfortable room. I left at 5:00 AM so missed breakfast.
Excellent 10.0
Pros: Wonderful hosts. Immaculate, comfortable, beautifully appointed room.
Excellent 10.0
Pros: My husband and I just got back from our one year anniversary weekend-getaway at ptown. Admirals Landing was our first experience in a B&B, and honestly we were a little skeptical at first. We were blown away by how amazing our stay was. Robin and Audrey were amazing hostesses. They were helpful and informed with absolutely anything we had questions with. Breakfast was fresh cooked and delicious. We stayed in room #6, which is very secluded and romantic. It's on the second floor and has it's own private staircase to get there. The steps are steep, but I had no problem and I'm in my second trimester with twins. The room itself was spacious and clean and had a fireplace and a private bathroom. The location is great as everything is walking distance! We HIGHLY recommend this B&B!

Excellent 10.0
Pros: Great location in the heart of Provincetown. Very clean and cozy room. The owners Paul and Alison were very friendly and made you feel at home.
Cons: Nothing
Excellent 10.0
Pros: All around amazing stay! We will definitely be back again!
Excellent 9.0
Pros: Very good location on the East End of town. The room was charming with a little fireplace and a big bathtub! The staff was very welcoming and friendly. Added points for the amazing breakfast!
Cons: We stayed on the very top floor and were fine, but might want to let people know before hand that the steps are a bit steep to get to it?
Excellent 10.0
Pros: The staff was extremely helpful, the location was close to everything and the breakfast was perfect in a quaintly remodeled garage.
Cons: Nothing
Excellent 10.0
Pros: The host are so nice, the breakfast was wonderful my bedroom was nice and very quiet it was perfect !!
Excellent 8.0
Pros: The breakfast was excellent. Paul was as helpful as he could be. The room was small but cozy. The central location could not have been better. The roof deck has a beautiful view of the harbor and rooftops.
Cons: The door to the exterior might be checked. Guests frequently slam it on their way out; one guest left it open all night long. there might be a way to prevent that from happening with the right kind of door or an addition to the current door. The shower was quite small. A larger person might have trouble turning around. I looked at some of the larger rooms with fireplaces. If I had come with a partner, I would have wanted one of those.
Excellent 8.0
Pros: Breakfast was good and it was unique experience to wander outside to the common area for the meal.
Cons: Wish there were more table for dining and had to wait for some folks to finish eating before we take our place.
Excellent 10.0
Pros: The owners were warm and hospitable, making themselves available but also giving us plenty of space to ourselves. The room was great, awesome view, cozy and perfect for an off-season trip. You can't beat the location and the proximity to everything on Commercial Street. And the included breakfast was great. We'll be staying here again!
Excellent 9.0
Pros: Breakfast was outstanding, magnificent spread. Plenty of choices, and healthy options too. Very nice historic property. We loved our stay there, and was great that we could bring our dog Ben with us! Love, Love P-town!

Pros: This place is lovely and very special! The staff were very good but we didn’t really interact beyond check in. The views are unparalleled especially from the common areas. We booked in December so we knew the outdoor spaces wouldn’t be usable. If it were summer, using the outside grounds, it would be magical!

Pros: The doors to the rooms led out to the main deck, a very nice arrangement. The breakfast area was ideal and felt peacefully inviting. Decent size rooms, personal patio, super clean— nice job.
Cons: The Inn is on a one-way. Commercial St gets busy with pedestrians and bikers, makes for nervous driving. Solution is to just be parked early. Enjoy the perfect downtown location.

Pros: Breakfast was delicious!!

Cons: We had no hot water for our morning shower and received a semi apology. Instead we received feedback how lucky we were to be same-day booked with them.

Excellent 10.0
Pros: The room was incredibly spacious, the bedding was wonderful for winter weather and had the largest bathroom and shower I've used in a bnb. I'd stay here again!
Excellent 9.0
Pros: Highly recommended. Owner and staff so nice. Very nice and cozy rooms
Excellent 9.0
Pros: Lovely inn. Very comfortable bed. The room was very small, but fit our needs. We would definitely return more likely in the summer as there are outdoor places to hang out but no living room, so when we were there we were somewhat confined To the room. Breakfast was delicious.
Good 7.9
Pros: Paul the manager is wonderful! You feel like you are a guest at his own home. The location is excellent and walking distance to everything. The B&B is located in the end of the main street and just at the right place to be quiet at night but close to restaurants, galleries, and coffee places. Paul had sent us a list of restaurant recommendations and we were not disappointed. The breakfast takes places in the house's main dining room and has plenty options for all. There is also a happy hour with drinks which you can enjoy in the patio - great for people watching and meeting other guests.
Cons: Our room was very small so we barely had room in the bedroom to move around and the bathroom was so small that it was hard to take a shower. I do realize the B&B was in prime location but the price does not in any way match the facilities, very expensive for what you get.
Excellent 10.0
Pros: Location, comfortable bed, clean rooms and attentive staff. This is my second time staying at the prince Albert's and will definitely return.
Cons: N/A
Excellent 8.8
Pros: Everyone was so welcoming and hospitable, and the breakfasts Maxwell put on were delicious. Definitely surpassed our expectations. The location is also excellent
Cons: We had a front room which had a lovely view of the sea but with people walking past, it doesn't always feel private!

Excellent 10.0
Pros: We especially liked the fact that there is an intact living room where you can sit , chat, or have a beverage. Additionally, breakfast is self served to be eaten in an actual dining room which is decorated very artistically. The ambiance of the décor coupled with the friendly accommodating staff made our stay very enjoyable.
Cons: NA
Excellent 8.0
Pros: The White Porch is always excellent. The staff is excellent. The rooms are clean and well decorated. They are small and close together, but they have maximized the feeling of being cozy and not cramped. They have great tubs and fireplaces and a wonderful porch in a great location. It is spotless and the place is very clean and comfortable.
Cons: I was very surprised this time they charged for parking. Ptown is very expensive and there is no need for that extra charge especially when it is tandem parking. That should be an included cost at best. It really bothered me as much as every Inn charges. The coffee needs to be improved and out earlier, or have a machine with access.
Excellent 8.3
Pros: Beautiful decor, great location, lovely staff.
Cons: I typically stay at Carpe Diem where there are many more extras - wine and cheese hour, outdoor jacuzzi in the spa area, sherry and port in the living room. I was disappointed with the lack of amenities at this otherwise beautiful property.
Excellent 10.0
Pros: Centrally located off a quiet side street. Off season, so very quiet. Very clean. Delicious breakfast prepared by kind and helpful staff.
Excellent 10.0
Pros: Amazing cozy hotel, very nice and helpful host, beautiful rooms, dining area. Breakfast is a french toast with jam/peanut butter, cereals, some fruit, yogurt, tea/coffee. During the day and night you can make tea/coffee and eat a delicious biscotti! Very close to the beach, bars, stores. Very LGBTQ friendly, so is the whole area. Parking is $14. The host kindly parked our car on the slot opposite the hotel which was free! Beach chairs are free of charge.
Cons: Nothing, would like to go back!!

Pros: Our room was very comfortable with nice amenities such as in-room coffee (included) and fridge (mini bar items extra). All-day coffee and afternoon snacks in the office/breakfast area is a nice touch especially in the winter. Matt at the front desk was very friendly and helpful.
Cons: Bathroom is a little snug (only one person at at time) but very clean. Hot breakfast was OK - not a lot to choose from but what was available was fresh and yummy.
Excellent 9.2
Pros: Very nice quaint place
Cons: Very small bathrooms. However, we were in no hurry to leave so it worked out well.

Pros: An amazing last minute find in Provincetown. Value for the cost was exceptional. Bill and Jose were awesome hosts, they upgraded us the the large King suite and made sure we were comfortable. Bill gave us some great advice for dinner and we ended up have one of the best meals on this trip. In the morning the breakfast spread was perfect to get us going. Bill's knowledge of the area and surrounding areas pointed us in the right direction for the rest of the vacation, we changed our itinerary based on Bill's recommendations, saved a ton of money and potential disappointment and really enjoyed the rest of out trip immensely. Newport ended up being a perfect spot to spend some time, thank you Bill. I'll definitely look at coming back to Provincetown in the summer and will look at booking a room in the Bradford Carver guest house!
