Location, view from room, concierge asked ahead of time if we wanted double or singles.
Reception not 24/7, shower pressure and temperature difficult to control.
The tram was nearby.
We approached the hotel with high expectations of location however it was quite far out; luckily there was a tram stop right outside. This was the only saving grace. The door was locked when we arrived however we were promptly greeted by a member of staff. He checked us in and took up the carpeted stairs to our room. We were asked to provide payment before we had even seen our rooms and it's blatantly clear why. The rooms were absolutely beyond unsatisfactory. The damp in the room is unbelievable I have no idea how they're still letting this room out. The room was barely clean with a dead spider on the floor, stained carpets and many hairs on (and in) the bed. The mattress had no protector just a thin sheet between yourself and the mattress. It was very uncomfortable. The windowsill and the bathroom was unclean. The bathroom extractor fan was appalling and has not been cleaned in years. Absolutely extortionate price for what you get. I don't mind 300quid for 2 nights in a satisfactory hotel but I'd sooner stay in a hostel than Guard's "hotel" ever again.

Really super concierge who helped with our bags. Brill location.
It was a little bare... Bring your own toiletries. Tried to call 4 times and no answer. No allocated parking.
It was great you had the guards club next door
Their could have been two bath towels and a mirror in the room
