Pros:Nothing! Booked this place because it boasts private beach and pool - they don’t tell you that “dune view” rooms are down the road across the street from any amenities! Guy at the desk looked at our reservation and said “yup - dune view room top floor” but we were put on the ground floor and the only view from the deck is the overgrown shrubs! Bugs in room - seriously outdated and run down.
Cons:Honesty! They make it sound like a clean, comfortable room with a view - none of which is true. When I asked about a room near in the area of the amenities, was told that all king rooms are across the street and it’s not that far of a walk! Watched the guy at the desk hang up on multiple callers without even saying hello!

Pros:We liked our room and the beach access. Hardly used the facilities but it was a quick bike ride into Provincetown. Once we returned to the motel for the evening, the beautiful beach access gave us a wonderful view of the ocean and Provincetown off in the distance! We saw lots of families and groups of friends grilling and using the beach chairs around the place, seems like a very cozy getaway.
Cons:Some fixtures in the room could have used a little updating, but honestly I found it all to be quaint and very enjoyable.

Pros:Liked the beach right outside our door. P town is also only a mile away. It was a nice bike ride from the hotel.
Cons:The beach was full of seaweed. The pool and hot tub were cloudy. The blinds in our bathroom were broken and would not go down. Shower didn't drain properly and would flood, soaking the floor,
