Excellent location, limited free parking
Rooms are small and outdated, bed was very uncomfortable, one stairway is very uneven under the thick carpet, breakfast options are very limited compared to other similar hotels.
Great breakfast buffet with fried eggs, toast, mushrooms, beans and more, very vegetarian friendly. Tower room was great with water views, big and comfortable.
Parking free has only 8 spots available though public parking is available also right there with just a pound per hour needing to be paid only between 9 and 6.

-- Weird way to get to the rooms, you go to the back, past the bathrooms, and then up these stairs that looks more like a servants entry. Definitely doesn't feel like a luxurious stay considering the inital impression of how you even first get to your rooms --The water heater was out on our floor so even though it was so cold out and all you wanted was a hot bath, the showers were chilly and even the heater for the room didn't work well so it was cold in the room -- The staff was also not all that friendly. As a traveler, you just want to connect with people, but they seemed dismissive and unfriendly. -- It's too bad as the location is so great but they really need to feel more like an upper scale hotel for where they're located, do remodeling to make the entryway or how you get to your rooms nicer, do not put people on floors with broken heaters, or next to other rooms that you will be able to hear others through the walls (which also happened). Space out the rooms if there is availability so you're not sharing a wall with someone.
Have stayed here twice before in past two years - very handy for visiting friends in Oban. The room we had this time was the nicest yet regarding location - wonderful view over the bay and very quiet. Beds are very comfortable.
We were delighted with our room and the overall improvement in the hotel which had been renovated since our last visit. The breakfast was excellent and the staff in all respects very good.

Very rude reception staff. I was put on the second floor and stupidly the lift didn't stop at the second floor- so I had to cart my bags up the stairs- would you not put guests on a different floor if the lift's broken? It's in a good location, but is a huge somewhat run-down hotel with no character or charm about it.

The view from our room
The room was not very clean. there was what looked like juice had been spilled on the skirting board, and hadn't been wiped. The window frames need to replaced. Only 1 chair which we found an inconvenience. There were prominent water marks on the ceiling which looked like the result of flooding. In my view the room did not justify the price charged by you. My wife and I had trouble with the manual lift doors.
