Pros: It was extremely comfortable and agreeable. The style of the property was pleasing, the room we had was comfortable and clean and well appointed. The staff were terrific, friendly, helpful and knowledgeable about the area. All the staff we dealt with could speak English, even if we tried our French on them, but they did not make our efforts feel inadequate! The outside areas, including the outdoor lounges, the pool surrounds and grassy areas were extensive and were never busy - there was always space to relax. The pool is a good size, that allowed for serious swimming, if that is your thing. All in all, a terrific place to stay. Far enough out of town to provide a feeling of space, but close enough to St Paul-de-Vence and other towns to be convenient.

Cons: Road outside could be busy and noisy at times. Breakfast was ok, if you paid for the ‘full-breakfast’ you will survive till dinner. The ‘light-breakfast’ was not really worth the €12.00 per person, for a few pastries, juice, coffee. Otherwise to eat this in the dining area was delightful!

Pros: Hotel very clean and comfortable. Bed was great. Location convenient close to main train station and on tram line. Staff very friendly and helpful, especially Michaels, David, and breakfast chef (who helped with our bags on morning of Sept. 9.
Cons: Elevator doesn’t work at night and needs to wait until after 8AM for someone to arrive to turn it on! We were told this was true throughout France.

Pros: Very close to the sea (approx. 15 minutes walk or two stations only), as a highlight we got a nice balcony next to the street and could enjoy some fresh air every night - great! Altogether clean rooms and quiet stay.
Cons: Due to the extremely positive feedbacks we expected something special, in our case the balcony was definitely a great surprise. Without that you get a normal 4* room without special comfort, cupboard or minibar (in our case). One negative aspect is certainly the breakfast room which is VERY small and narrow, luckily we had not booked any breakfast before.

Cons: I have visited 27 countries, I saw a lot of different hotels. But this hotel is the worst hotel that I have ever seen! I was afraid to take a shower, because it was ssooo dirty! it is not 30star hotel. I will not even give 1 star to it! The lamp in the toilet was blinking like at the discoteque and the staff did nothing to help us. Staff was not aatentive, not smily, they just didn't care about anything. The door of the toilet didn't close. Wallpapers were 3 cm from the walls. It is a peppergrass for 100 euro per night!!!

Cons: Only 1 of the 2 bedrooms had air conditioning. There were very strange and strict rules about not bringing any outside food to the room or the pool - you had to buy from the hotel, which was expensive and very inconvenient and choices were minimal. Would not stay again for this reason.

Pros: The grounds of the hotel, and especially the breakfast terrace, are beautiful, lovely gardens and shady pergolas to sit under with lots of seating. Also, they provided our vegan daughters with an amazing vegan breakfast, avocados, vegan porridge, almonds and coconut milk. Very friendly personal service nothing too much trouble.

Pros: A fresh buffet breakfast is served each morning at the ' La Rotonde restaurant' but its a shame they have refurbished it recently, i was so badly wanting to see the Carousel in its glory which would have added to the quirkiness of the hotel. We sat on most days on the terrace, outside the restaurant to be able to enjoy the views, our table overlooking the Mediterranean sea. The food and the views were worth it !! The few best things about this hotel are its excellent location , its also beautifully decorated inside with art and antiques everywhere and has a beautiful period fully functioning lift from a by gone era of quality. They also have a relationship with the beach across the street so you are able to just walk a few steps and be on your sunbed in no time. From Grace Kelly and Micheal Jackson, from the Beatles to Liz Taylor, the list of internationally known stars that have graced the Negresco is impressive. This has been listed by the government of France as a National Historic Building and you can see it on most postcards of Nice .Your always in awe, thinking whether this is a Hotel or a Museum.
Cons: Our Rivoli rooms were the nicely refurbished one albeit the air con was difficult to operate and the room was very warm. Also the staff at the check in was a tad bit grumpy maybe she had a bad day other that that , but other than that , it was great!!

Pros: The ambiance was nice- classic old style .The rooms were big and the view spectacular. Unfortunately the bath tub drain cover was not working so it required a nail file to remove the cover to drain the tub.This was repeated every day of our stay without the staff fixing it! The room was not cleaned on returning in the afternoon and we were told by reception that we had to call for cleaning !The wall tiles had black mould which Is really unacceptable in a hotel of this class.also,our room had chipped paint around doors and peeling wallpaper trim.All in all,This hotel needs revamping.On the plus side, the location is the best in Nice.
Cons: The staff were very poor in responding to complaints - no apologies ever.My room smelled of mould ,to discover next day that there was a furnace type room opening into my closet,which did not have a door.On complaining ,I was given an excuse instead of an apology. Also,after staying 3 days,I was stopped by a security doorman on entering the lobby ,to question me if I was staying at the hotel. Very very upsetting and again ,after telling him yes ,no apology. Good staff should know the guests and be carful before causing an embarrassing moment. The service at breakfast was very poor and the buffet layout difficult to manage due to the tightness of the restaurant.

Pros: We were here just for a week. Hotel is located centrally right across from the beach. Rooms are very specious with luxuries beds. Dinner experience at the restaurant in the hotel was fantastic. Just one small issue - we did not get city center view as the website promised. Balconies were facing each other with no privacy.

Pros: Everything about this hotel was excellent. It’s location made access to the beach and Nice old town easy. Towels for the beach were provided and recommendations given for restaurants. The staff were friendly and helpful, thank you all. The breakfast was plentiful and they catered well for my gluten intolerance. We’ll visit again.

Pros: Breakfast was excellent, enough of options, all tasty, very good coffee. Location was fantastic - closest to the Mountain, to the port, to the beach and to Old Nice, what makes you happy. Bedding is very good as well.
Cons: The room 20 was really small, no space for the suitcase and also no drawers to place small things, if you plan to have some shopping, you risk to keep all buys on the bed. The worst thing - the noise!!! You can not sleep with the air conditioner on for overnight, but even earplugs don't help when they collect glass waist at 5 am!!! And the road is very close - all windows go there.

Cons: Our only matter that soured our stay was the reception arranged a mini cab to the port (1.2 miles). At the end of the journey were asked for 30 euro. Every other time during our stay we used Uber and it was always 7-8 euro.

Pros: Thanks to all the staff who were excellent. Pleasant and obliging and informative. The charming Philipe greeted us and filled us in with everything we needed to know about the hotel and the area. The room was large and airy and the double bed and single beds comfortable. We had a lower floor room and had a patio to ourselves which was a bonus as we were able to take breakfast there daily. The bar and poolside were comfortable with the added bonus of feathered company and entertainment from Jacko the parrot. The pool itself although small is ideal for cooling off and there is a jacuzzi facility.
Cons: Check the location suits if exercise intolerant or disabled as the hotel is on a hillside and therefore an uphill walk home to the beautiful quiet residential area of Cimiez. (Ps......The Chagall and Matisse Galleries are within 10-15 minute walk away which is great for art enthusiasts) The local taxi service served our needs to get about ( It was 29 degrees so their air/con was a must) but be careful later in the evening and further afield as pre booking would be wise. We were left 40 minutes waiting at night in St Paul de Vence. Luckily the hotel reception were very obliging and able to sort a taxi for us. At end July and through August and September take mosquito spray as we have the bumps to suggested they are active.

Pros: Solid breakfast, location on the hill above town had great views. A 20 minute walk to the beach was fine with the kids. The staff were excellent in every respect. Not just dog friendly, dog enthusiastic! A super experience.

Pros: This boutique hotel has been carefully curated in all of the common areas and the attention to detail and the art deco Asian styling is glorious. It is very well maintained even though it is not new. The pool and garden areas are a welcome oasis and always seem to catch a breeze which make them a little more bearable than in town itself. Many of the rooms have balconies which I would suggest you try and get if possible. Staff were very helpful and quite charming. The level of service was five star and I have to say the food was excellent.
Cons: Nothing I didn't like about this little hotel, bearing in mind it is older the slight wear and tear on the stairs to the lobby and an ageing bath tub were not something to stress me out. The walk to and from town is not for the faint hearted and although I did it every day and kept up my step count if you are not a regular walker you may find the hills a challenge. It was regularly over 30 degrees when I was there so there are days you may just want to call a taxi!

Pros: The location is great, cannot beat it really. Right next to Old Nice, in front of the beach and still walking distance to the main shopping street. I also liked the balcony of my room and the roof (not the "fitness center" though).
Cons: In general my stay was disappointing. Firstly, it is a terrible value for money place. The only great thing is the location. I paid 550 Euros for a small okay room (with a great balcony however). The breakfast was okay at best. I am a big eggs in the morning guy and they just looked watery and ill. I did not even try them. The other hot option was sausages, and what am I going to eat sausages without eggs?! I was there for a night so I also had dinner. I had work to do so ordered room service. Next morning I woke up with an upset stomach and still have one. I ordered a caesar salad and smoked salmon. Clearly something was not clean.. (I did not eat something else). I had to drive all the way to Cinque Terre the next morning and that was not pleasant at all. The fitness center is outdated with one treadmill, one bicycle and one elliptical. I felt like I was going to fall off the elliptical. In my eyes, management feels complacent due to the location, the views (yeah it looks great in photos) and history of the building. My advice is sell it to someone that can do a better job of taking care of their guests. I actually noticed in Nice that a lot of hotels are not part of a chain and have a great location but just look sad. It defaced the city. Seems like a problem to me. I am not particularly a fan of large chains, I have been to many great independent hotels and boutiques (one the previous night in Aix, called Maison d'Aix gave it 10/10). But when the original owners and management grow complacent, it is not a great look for the city. A 7.1/10 is a gift when taking into account the value of money.

Pros: The location was amazing, I had a room with a balcony so it was quite nice. The location is very prime, within walk of distance to the beach, shops and about 3 minute walk to the train station that goes directly to the airport. The service was also quite nice, very warm welcome.
Cons: I ordered in room service for breakfast, and there were quite limited options which were mostly just bread considering the price. I would have been better off getting breakfast from a nearby cafe. rooms are quite small , but I guess it value for money.

Cons: We found the hotel a bit run down and it is in need of a good "handyman" to fix/ adjust many little things like door handles, doors not closing properly or hard at closing. In our room there was a knob missing to control the hand shower and over head shower bathroom door and main door did not close well. Little things that add to comfort and show hotel cares about maintenance.. The pool area and lounge near pool needs a good clean up and live-ing up, flooring and shrubs.

Cons: On our last day we needed help on how to get to the airport the fastest (there was Ironman championship, so the city was packed). The staff that was there just said "the tram" and then no more. When we asked about prices, location of station etc they answered shortly, but did not do anything to help us like show us on a map, write down the station & direction etc. That was very dissapointing, mostly because the other staff had been so nice.

Cons: The original room was much smaller than it seemed on the website and although quirky the bed would feasibly only fit two very small people. The pool area is so overgrown with plants there is no sunlight which makes it quite gloomy. I know the attraction for some may be the plants themselves so each to their own. Everything just seemed a little tired. Also I had to teach the bar person how to make a negroni - I think with a wood panelled bar the staff should know how to make classic cocktails - it was however well made via instruction.

Pros: This hotel was a perfect choice for our 4 nights getaway and my birhtday vacation! The welcoming was unexpected and a very pleasant surprise, there were a birthday surprise in room when we arrived. The room and the hotel were very clean, it was cozy, breakfast was tasty. The location was perfect - not a far from beach, restaurants and from railway station if you want to go to Monaco or Cannes like we did. I can honestly recommend this hotel. We even met the hotel manager and she was very friendly - like we'd know each others!

Pros: La Malmaison Nice Boutique Hôtel An Ascend Collection Member is a charming small little hotel. I love the big balcony windows and a tiny ledge for admiring the city. Location is amazing, you can walk down to the beach in less than 5 minutes. There are plenty of cafes and restaurants dotted around the hotel. We are on our Euro trip around and easily found a self service laundry shop for our clothes nearby the hotel. The hotel has a unique decor and we were happy to stay here instead of big chain hotels.
Cons: When we arrived - to our dismay., the air conditioning did not work in the hotel due to a break down. It is ,I’d summer with 40 degrees celcius temperature so it was a bit of a let down. But they provided us with a standing fan and we opened the window during the night . Temperature was a lot cooler but we were unfortunately woken up by drunk people creating a ruckus on the street on the way back home.

Cons: The 5 EUR breakfast was very disappointing, do yourself a favor and get a fresh sandwich from a cafe nearby for 3-4 EUR. The 4 bed mixed room was very tight on space, there wasn't enough room for more than one person to move about. The price was fairly expensive for what it was. The bathrooms were uncomfortable and the tiles had a significant amount of mold. During my stay, there wasn't much feeling of welcoming in the hostel. There weren't any hostel events and the bar was generally closed/empty.

Pros: Of all my years of travelling, the Hotel Espirit d'Azur has the best staff ever. We had made a mistake in booking parking and the staff were exceptional in understanding and finding a park for us. Every interaction with staff was a delight as all were amazingly friendly and helpful. Quinten was our primary host and his service was above and beyond and without a doubt helped make our stay in Nice wonderful.

Pros: The beds! The beds were so amazing and comfortable! I read a review earlier about the beds and I thought it was a nice little touch but nothing I would write a review about... boy was I wrong! That bed was so soft and comfortable, we were in one of the nicest cities in the world, and we almost didn't want to get out of bed because it was so comfortable!
Cons: I really don't have anything bad to say about the property. Sure the elevator is small, but the building is only a few stories anyways, so if you dont like the tiny elevator you can just walk up the stairs, no big deal. The towel rack was falling off our door as well, but hey, its just a towel rack? Didn't affect our stay, but something like that wouldn't happen at like say a 4 star hotel. But this wasnt a 4 star hotel so its all good!

Pros: The wonderful staff makes this lovely little hotel something really special, it is family owned and run and it really shows what can be achieved with dedication and hard work. The hotel is spotlessly clean and in a great location just a 10 minute walk from a lovely square and the old quarter with its bars and restaurants. We must give a special mention to Quentin the manager and son of the owner, he has to be the friendliest, most helpful staff member we have ever had the pleasure to meet. Pros: I booked this hotel mostly for the pool which was perfect in every way. However, the staff were also great and very helpful. The breakfast was nice but could do with a bit more options although the croissants every morning were delightful. I would definitely come back again.

Pros: The rooms were clean and relatively comfortable. Bedding was nice. Parking garage below could be purchased from desk at 15 euros/day. It was a very reasonable price compared to the regular garage parking.
Cons: The hotel was very difficult to find. Getting from the parking below to the hotel was complicated as there is no signage in the garage as to where you need to go to get to the hotel. The temperature in the room was very cold and could not be warmed up as they had switched to air conditioning mode only. Had to go to the hotel next door and ask for ice. The printer did not work to print boarding passes. Only a couple TV stations were in English and all but Disney was news.

Cons: Location close to the airport is good, but it took almost an hour to find the hotel. Local construction work isn't helping, so we could see the hotel, but couldn't work out how to get to it. Would be helpful if hotel posted better directions on their site

Pros: Good location, friendly and supporting staff. Really liked and had good time. Staffed helped with whatever we asked and it gave us great stay.
Cons: There was no cattle inside room and no small fridge to store some vine or food for the day. But it wasn't the deal breaker to us. Our price for the room wasn't cheap, though, everything in Nice is very expensive, so can't complain too much.

Cons: Although not a major issue, maid service was a little lacking in some ways. For example: shower gel not replenished, we had to enquire at reception for a replacement; soap and milk cartons in room not replenished daily; tissues not replenished when run out. Also, the thin joining strip between the hard floor surface and carpeting in the room was not fixed down properly, we had to bang it into place with a shoe.

Pros: Room was nice, plenty of space for our family of four, beds were comfortable. It's close to the train station and a very short walk to the beach/water, and the main street with shopping and restaurants. Couldn't have been a better location and the neighborhood was quiet.
Cons: Had an incident where the staff told us our breakfast came with the room, then they later charged us for breakfast. Staff member said he never told us that, even though he gave us a tour of the breakfast room. We paid, but were surprised that the hotel basically accused of lying. A 4 star hotel at that price has clients like us who can afford breakfast, so it was strange that they made us feel as if we were trying to skip out on our bill. Other than that, we had a nice stay and the staff was very accommodating.

Pros: We have stayed here before - in fact last year. After long flight from Australia we find it convenient with good restaurants close by, easy walk along Promenade des Anglais and easy to pick up a rental car at the Nice train station. Breakfast was good and the staff pleasant.
Cons: We booked a Superior Room again but it was no where near as nice as the room we had last year. It was very shabby with chipped paint, skirting boards coming away at the wall and noticeable damp on the wall near the bathroom. It was smaller also.

Pros: Nice breakfast with delicious capuccino. Nice that you can borrow towels for the beach for free. Staff was friendly and as soon as we arrived drew a map for us with the main points of interest in the surrounding area. It made us feel very welcome and excited to get to know Nice. Also, they allowed us to leave our luggage upon arrival (before check in time) and after check out in a storage room while we started to explore around the area and enjoy the beach. The hotel’s building looks beautiful and the external garden is really pleasant and cute.
Cons: The furniture over the room’s desk was a bit dusty. Upon booking we thought the stay was pricey, but given the location and the facilities + breakfast included, we eventually think it was fair.

Recently renovated, the hotel allies the Belle Epoque style and the modern and contemporary decoration. The frescoes and high ceilings, traditional of the architecture of the 19th century, are still visible while the renovation of the front of the building now shows very modern and bright areas where guests can fully enjoy the panoramic terraces emphasizing the view over the Mediterranean Sea. Guests can now enjoy at the restaurant Le Duc the delights of Mediterranean menus with local ingredients. Meals can be taken either on the terrace facing the sea or in the restaurant with a view over the open kitchen. The 99 rooms and suites, the majority of which face the sea, are all equipped with complimentary Wi-Fi access and air conditioning. Cons: It was a very expensive Hotel to not have access to the swimming pool within the price. This is an additional €30. we paid nearly €200 a night not good value not including breakfast. Not what I expect from a 4 star.

Cons: I had the superior room which was smaller than a standard room. My bag hardly could open in that small room. The furniture was extremely old. The sliding door to the cupboard was stuck and didn’t move at all. The carpet was unclean with stain marks clearly visible. The bathroom had a hissing noise all the time. The water didn’t clear in the bathtub and just stayed there for half an hour. There were no amenities provided. No bathrobes. No slippers. And the towels had stinking smell. Overall just a horrible place. More like a motel than a hotel.

It is run separately and not part of the hotel. On booking.com it states it has a private beach which is not correct. Also I could not get a booking for a manicure in the spa during my stay.
