Pros: The property is beautiful with amazing landscaping and upkeep. The snorkeling just off the property’s beach was comparable to other locations we had to hike/drive to (we even saw a turtle while snorkeling). Pool and amenities were very nice!

Cons: The diving is just so so as the coral is mostly dead. Moderate amount of nice fish and of course warm Hawaii water. They did not have our reservation on their books on arrival so we had to wait over an hour to get our room and start our vacation there. Eventually they upgraded us to a room with a King bed, rather than two queens, for our inconvenience. The food and drinks are outrageously expensive, even for simple things like a bowl of oatmeal. The refrigerators only cool to 48 degrees which is not very cold and they provide no bowels nor silverware in the rooms should you want to bring your own cereal for breakfast.

Cons: I booked a reservation for three nights g at Fairmont Orchid in late January 2021 for a visit in May 2021, and they had no idea of what I booked. They over charged me by $400.00. I am contesting the amount. Booking.com quoted me $1838.03 for three nights and they charged me $2332.26. Absolutely no communication with this property by Booking.com. Pathetic. Pros: We loved our stay at the Fairmont Orchid. The highlights were the ocean front room, the beautiful protected cove beach with snorkeling (we swam with turtles!!!), the awesome kid friendly pool and jacuzzi and the wonderful poolside drinks and food. The manager, Nicholas, went above and beyond to make our stay truly memorable. Much gratitude to him! If you are traveling with children - this is a wonderful place to stay.

Cons: After staying for 4 days we really wanted to cap our honeymoon off with a dinner as close to the beach as possible. We noticed that Brown's had been doing this every other night we were there. We even made a reservation to make sure. Upon arrival, we were told by the manager that we could not sit out near the beach. We explained it was a very special night for us as it was our honeymoon. He refused stating that it wasn't an option. He was unwilling to budge. How rude! You might try to be a bit more flexible for your customers. We decided to take out money to another restaurant that night and never ate there again.

Pros: Gorgeous property, lots to see and do right on the resort, and everyone was very kind! All the food options were great though Brown's Deli was really helpful if you wanted to get your day started quickly. We had a great time!
Cons: The only constructive feedback I can think of is that the bed had a high spot in the middle so you kind of sunk to either side of it. The room also could have been cleaner but I often feel this way about all hotels I stay in.

Cons: There are giant sliding louver doors on the sliders to the lanai. In our room the right side was broken and didnt open all the way. We let staff know upon arrival but it never got fixed. This made it hard to get in and out of the slider door.

Pros: The facilities are superb, the staff is outstanding, the food is very good (mainly breakfast). The snorkeling at the front beach is amazing. Lots is different and colorful fishes. Turtles also come by.

Pros: The property is breathtaking the moment you set foot in it. Sea turtles and beautiful fish swim right there in the lagoon with you. Staff is very attentive. Sunsets are incredible and the nice acoustic singer sets the perfect mood. They had a nice champagne in our room for our honeymoon.
Cons: I chose this property after doing a LOT of research and the main reason was because there were a lot of activities for guests included with the stay (or so I thought). The brochure on their website is very misleading, it lists fitness activities without any pricing. My husband and I did Floating Yoga a couple of times and then I saw a charge of $20 per person per class on the final bill. I couldn't dispute it because apparently it was stated on the sign in sheet, but at 6:45am I really wasn't reading the fine print on what I was putting my name and room number on. The resort fee of $25 per day only includes parking and very slow wifi. Everything else is charged, even shaded chairs at the beach. Too many additional charges, in my opinion.

Cons: This would be a great place to stay if you have no complaints or issues. The staff is not helpful at all. Not the front desk, not at the restaurants. It's as if apathy and not luxury service should be the hotel motto. It is pervasive. We had an issue with smoke in our room. It was coming through the AC. They kept calling to apologize and offering assistance but when I would meet with the front desk they would do nothing. It is advertised as a non smoking facility.

Pros: This property is definitely a higher end resort property and the room was very well laid out and stylized with top features. Its not our style, a bit too manicured for us. But, certainly no complaints. The shuttle service around the village was awesome!
Cons: We got in late from the airport and had a hard time finding decent food nearby. Even closed down near the room. We ordered pizza that was way too expensive given its quality. More late night delivery options would be good.

Pros: The best thing about the Kingsland resort is the opportunity to have a 3 bedroom apartment -- with 4 adults (1 couple and 2 singles) this was ideal. Fully outfitted kitchen, with ample bathrooms, and nice lanai balcony for relaxing.
Cons: Building 9 in the Phase 1 buildings needs update, particularly to bathrooms where showers did not work very well. We found the largeness of the resort difficult because there was not good signage or user-friendly maps. Breakfast buffets in resorts are always expensive, but this one was not very good, not even equal to less expensive Hilton hotels. the Waikiloa resort amenities are usable to Kingsland guests, but huge and not very accessible. Be prepared to walk up and down a lot of stairs.

Pros: I believe one of the main reasons you have to book this hotel is the beach! Not only it is extremely long, but also clean, with crystal clear water! We saw a turtle who was swimming few cm away from us, we saw manta rays, so many fish. I highly recommend! We love manta rays watching spot! The hotel is in very quiet area so you won’t be disturbed by anyone. It is great to walk around the golf course, there are great trails. I recommend you to eat in restaurant above the beach, especially during lunch time. Breakfast buffet is just fine, enough options for 4* hotel, everyone can choose. Beach staff are super helpful and extremely nice! Is rather hotel for adults, there were not many children which makes it a perfect place to relax.
Cons: We booked a golf vista double room and it was supposed to face a golf course but rather was facing a parking spot in front of the reception. Anyway it was not noisy which was great. So no big issue. The hotel as well as our room are pretty old, both would deserve to be reconstructed. Beds are not comfortable at all, too soft!!! As the hotel is in quiet area, be ready that there are no restaurants around nor any grocery store. So you must eat in hotel restaurants and there is also small grocery store in a lobby. Hotel staff could be little bit nicer, sometimes they rather ignore you. Once we had to ask to have our room cleaned as cleaning ladies forgot. But these are just minor issues. I would not recommend the restaurant on the beach, staff are nice but food below the average.

Pros: Mauna Kea is a very special place, elegant and understated. Everything about it is very well done, from the personal service to the art and physical surroundings. It is smaller than the similarly priced upscale chain hotels nearby and that makes a big difference.
Cons: There was an outdoor wedding there on Saturday night with loud electronic dance music. The music did stop at 10pm, but I recommend that if you would not be ok with the loud music at night, that you check with them to see if any weddings are scheduled while you are there.

Pros: We loved the oceanfront views from our room. Their restaurants are delicious, and they have an amazing breakfast buffet. We have free parking for the car we rented and then there’s also a shuttle that will take you into town for free which is really nice so you don’t have to worry about how to make it around. The staff is amazing, our room was cleaned everyday which was really great. Fresh towels and flipped bed. No complaints. We’d definitely love to come back here again. The pool and hot tubs are also really nice and clean as well.

Pros: We stayed Sunday-Weds and it wasn't crowded/busy at all and so relaxing. We loved the grounds of the resort and the open/airiness of the hotel. We walked arounds all the ponds and looked at the fish and enjoyed the cabanas on the beach. Although we didn't as much advantage of it, there are free workout classes (yoga, pilates, etc) and free usage of the snorkel gear, kayaks, and bikes. The shuttles that can take you to the Fairmont, the Shops (with grocery), and the gym/spa was very convenient. Everyone was very friendly at the hotel. We had an ocean view room where we could view the pool area too and we were able to watch the gorgeous sunset from our balcony every night. Our king bed room was very spacious with double sinks. I would definitely stay here again.
Cons: Not a huge deal, but there were some ants in the bathroom and when I left a can of juice out on our coffee table. We also ate at the Honu bar (spelling?) the new bar and it was just the 2nd night it opened. The food and drinks were overpriced for the atmosphere of the bar, which looks like it was put together with random leftover furniture. I think if they invested more into the ambience the food/drink price would be better matched or keep that space as a casual cafe. It would be nice to have a more casual priced restaurant at the resort, where you could grab coffee, drinks, and sandwiches. I felt like the eating options were limited.

Cons: I used to love this place - the funky retro vibe was kitchy and the staff used to be super friendly. Now? Not so much. I was attacked by what I'm guessing are bedbugs and the front desk had no reaction whatsoever. As a repeat guest they used to upgrade me all the time - this time I asked about it and was told different things (they don't do that anymore, the rooms weren't available, check back later). Meh - there are better options on the island.

Pros: Bought our stay through kayak. Misread the email regarding breakfast, and we thought it was included. Food was crappy, but we thought nothing of it because we assume it was free. Got stuck with a 66$ bill, and when we went to inquire at the front desk they eventually said "sorry we didn't screw up, you did". Worst part is they had a promotion that if you stayed 3 nights you got the 4th for free, and 4 nights would have qualified us for free breakfast. The resort itself was gorgeous, but everything in the area was over priced and sub par. Even the surrounding mini mall is poor value, since everything is catering to the resort. We averaged spending 200$ a day on food, for what was the equivalent of whole foods level food. The view was nice, but will not be returning. Would not recommend

Cons: VERY EXPENSIVE for what you get The $25 resort fee gets you snorkeling gear and thats about it. Everything else costs extra. This is not a place to bring kids. There is very little to do here besides swimming. Food choices are limited. There are 2 expensive restaurants ($100/person), and 2 grills that serve burgers and flatbread pizzas. Clientele are mostly older, childless couples. The wind blew continuously- Might be normal for November? Reefs are in bad health and only saw about 5 species of fish There is nothing to see in the near area. Very isolated. Volcano National Park 3.5hr, Mauna Kea Observatories 1.5hr Rainbow Falls 1.5hr, Hilo 1.5hr, Kona Airport 20min

Pros: Lush landscaping, multiple fish and turtle ponds. Loved the balcony, ocean view. Secluded quiet beach. We went in October so it was not crowded. The breakfast buffet was great. The valet service was exceptional. Snorkeling right there.
Cons: Not enough restaurants. Although the entrance and lobby was grand, it looked a bit shabby. Missing tiles in the hot tub, general upkeep stuff. The room was small even though we paid for high end room.

Pros: Exquisite! Paradise! This facility is outstanding! It was more than I expected! Very plush, tranquil ponds and water falls with lots of exotic plants, fish ponds, beautiful beach front and grounds! Inside is beautiful and well maintained. Good breakfast buffet selection and menu items. A little pricey, but all of Hawaii is pricey! Loved our stay and look forward to returning! Aloha!

Pros: The staff was friendly and knowledgeable. The room was spacious and comfortable. The grounds were clean and well maintained. We loved the fish ponds with turtles. The beautiful sandy beach was just steps from our room. We really enjoyed our stay!!
Cons: The dining options were all fairly expensive and we had to drive up the road to find inexpensive, light meals.

Pros: The property and views are amazing for most of the resort. It’s one of the last couple resorts in the north, but still convenient to other resort areas, as long as you have your own car.
Cons: Unfortunately, there is construction on a completely different building that fronts most of the North tower and workers could be seen and heard early in the morning. This was not clearly described and we would’ve likely chosen a different resort had we known. The staff did find us a better room in the South tower, but that room ended up being full of bugs the last few nights.

Pros: Sweeping open spaces far from the crowds of Kailua-Kona. Beautiful open lobby and a cool drink at check in. Nice pool and great beach. This was our 3rd visit and probably won't be our last.
Cons: Always at least one flight of stairs to get down to pool and beach, so beware if someone in your party is mobility impaired. As others have commented, dining options are few and pricey. The Coast Grille was closed for renovation during our stay, limiting the choices even more. Fortunately, there are many choices further up the Kohala coast and a little ways inland at Waimea. We do miss the old tradition of free orange "slippahs" in the room, but apparently the bean counters got to that one.

Pros: We loved the location. The pool area was outstanding for families. The beach was very accessible and beautiful. It was very quiet and relaxing. We would stay here again.
Cons: The eating choices were few and expensive. The location felt isolated so that the only convenient choice for food was the hotel. That food was very expensive. One restaurant was closed the whole time we were there.

Looked like a lot of events had just happened and the staff had not gotten around to cleaning up yet. $12 for in-room wireless is SO yesterday. Hotels without site-wide free wireless are just trying to tap guests (aka hostages) for their last $. Had to go to lobby to get free wireless. Give this facility a little facelift and keep more restaurants/bars open and you might get more occupancy, more energy, and more revenue.

Pros: Awesome amenities, almost everything we needed was already included in our stay! There was even a rice cooker, which is essential for us. Beach gear was included in the unit, and was highly appreciated. The pools were spectacular, even though we spent most of our time at the beaches. Location was great, gated community was a big plus! The staff was the best! They were helpful with all our questions and requests. Very friendly, very professional.
Cons: Limited nearby parking. It's first come, first served. Most of the stalls were reserved. Cleanliness of the unit could have been better. There were a few noticeable cobwebs, and bathroom fixtures could have been more polished. Upstairs TV was dated. Wish BBQ's were closer to the units.

Cons: Some appliances are quite dated, but all still functioning so can’t really complain. Even though the property has a garage, there was no access to it which was disappointing, as you had to find a parking spot. Some times the parking spots that were available were quite far away from the townhouse.

Pros: I liked the location. The condo itself was a good size. The pool was nice and the grounds are nicely maintained. It is quiet.
Cons: There was not enough parking. We had just one car each for two condos, and we had to drive in circles to find a place to park. There should be at least one spot reserved for each condo--perhaps a second for an additional fee. Residents should be discouraged from parking in the non-reserved spots. It was very annoying. I was disappointed in the amenities. I wanted to play tennis, but when I went to the office, they said they didn't have rackets for rent. The condo was poorly appointed. I spent a fortune on Kona Coffee only to have it ruined by the cheap, 1980s Procter-Silex coffee maker. All the dishes and kitchenware looked like they came from a garage sale. And there was not so much as salt and pepper in the kitchen. The management will leave you one spare roll of TP. So, if you're there for a week or so, you may need to call in for additional supplies. This is so unnecessary--it seemed really chintzy. That said, if you need something, the staff is friendly and will bring it to you fairly quickly. Our condo didn't have any pool towels, and they were delivered within an hour. If you want to relax and watch a little television on your vacation, don't expect a flatscreen HD TV. You want a robe? Bring one from home. With tax, service charge, and cleaning fee, we spent $425 per night per condo. For the price, I expected more.

Pros: We had a wonderful stay! Our king bedroom was beautiful and very clean. The bed and couches were very comfortable, and the large bathroom has an exceptionally clean spa tub as well!! The owners are very kind and check in/out was easy. One of our favorite parts of the stay: the stargazing at night is stunning!! It's also in a great location, only 20 minutes from the fantastic Hapuna beach, and there are many lovely restaurants within 5 minutes!
