Comfortable beds and a great location.
It was a little 'tired' but perfectly comfortable.

Small but comfortable en-suite rom at the back of the first floor. Nice and quiet.
Did not have breakfast. Not far from most of the sites to see in Brighton.
The room was up 4 flights of steep narrow stairs, very dangerous when coming down with a suitcase. It was a bit shabby and tiny, only about 14 inches between the bed and wardrobe. No place to put medium suitcase except in wardrobe. No blinds and lots of light coming in through gaps around door. There was an ugly big radiator but it didn't work, Shower was awful, difficult to adjust. The noise was the worst thing, absolutely no soundproofing between rooms or floors and I was kept awake most of the night, with one lot of guests coming in at about 2pm and another at 3pm, clumping up the stairs and chatting and laughing drunkenly. The guys in the room above were crashing around for about 2 hours after getting back. All the floorboards creaked. After 3 nights I asked if I could have a refund so I could have a peaceful night elsewhere before my journey back up to Scotland but was refused. I suspect this place is a fairly typical close-to-seafront B & B though. No reception area, just a call button. I'll be staying at one of the chains next time.
