Very nice room and kind personal stab
Fantastic location. Great communication with owner before and during stay. Very welcoming hosts. The most amazing breakfast I’ve ever had! Can’t wait to come back and stay longer!
Breakfast was exceptional and room was very comfortable and tastefully decorated. Paul was very welcoming and had plenty to tell us about the area and the house itself. We stayed in the double room with separate access and would happily stay again as it felt really quite private and had its own wee mini kitchen and lounge shared only with one other room. The location was perfect for us as its in a lovely part of town with the centre easily accessible. Would definitely recommend and we plan on returning in the future.
Great location, on a choice of regular bus routes and easy walking distance to our son’s flat. Spacious room, spotlessly clean, nice touches like sherry and bathroom toiletries. Absolutely fabulous breakfast with freshly baked bread. Helpful owner who gave us advice on bus routes and restos in the area.

Set in a Victorian terraced villa, this guest accommodation offers free private parking just 1 mile from Edinburgh’s city centre. Arthur’s Seat, the largest hill in Holyrood Park, is 5 minutes’ drive away. Craigmillar Castle, Scotland’s most intact castle ruin and most recently lived in castle, is only 7 minutes’ drive away.
Located on one of the main bus routes into the city, Edinburgh’s cobbled Royal Mile can be reached after a 10-minute bus ride. The Palace of Holyrood House is within 2 miles of Barony House. Edinburgh Waverley Rail Station is a 5-minute taxi journey away.
Built in 1887, Barony House has been lovingly decorated by Susan’s own hand, in honour of her famous ancestor – John Ruskin. John Ruskin, with Turner were pioneers of the arts and crafts movement where Susan has taken inspiration for some of her designs. Susan hand-made the bed heads for all the rooms and designed and hand painted a frieze in some of the rooms, sympathetic to the arts and crafts era. There is common lounge access and an Honesty Bar set in a traditional club room design. A flat-screen TV and tea and coffee making facilities are provided in each of Barony House's light and airy rooms, all designed to a high standard. Toiletries and a hairdryer are also included. All rooms have an en suite bathroom.
There is a PC available for guests to use and free high speed Wi-Fi can be accessed throughout the property.
