Pros: The staff were exceptional! The melodic voices of their choir left us in awe! It felt like we were the only guests in the hotel...and oh! they thought it was our our wedding anniversary and the effort and detail was breathtaking❤️. This will definitely be our definite short vacation destination every year! Looking forward to coming to this beautiful place on a “girls only” weekend away soon.

Pros: This is a stunning property with well appointed rooms and a great breakfast.
Cons: It is overpriced. I was staying here between safaris, so I booked the most luxurious place I could find in Vic Falls. In hindsight, I don’t think it was worth it. Would have rather paid half of this room rate and still been in a very nice hotel.

Pros: As a frequent traveler the best breakfast i have been served. Old colonial feeling, the perfect place to relax. The property has a herd of Zebra, Giraffe and Impala plus a troupe of Baboons that wander the property. Frequent sighting of Hippo's in the river and an Elephant graced us with its dominant presence crossing to a local island. Great location for doing all local attractions River cruise, River Safari, Land Safari, Micro Light and Bungee jumping for the brave. Sitting in the National park, a great walk alongside the Victoria Falls Zambia side (20Mins) or hop cross to the Zimbabwe side, Visa and transport required 20 Mins. Water in full flow March- May other wise Zambia side dry but a view of the Zimbabwe side is partly seen. Relax Relax Relax its a great stop off location for 2-5 days eay location to Botswana, Zimbabwe and Namibia. Accommodation is a 10 everything available Tea coffee espresso Machine. Wifi throughout the property is superb. Although electric does go down intermittently. Staff are friendly. Will return
Cons: Nothing to disapprove of, it becomes personal choice, we found that the food choice apart from breakfast was a a bit highbrow and local flavored, No Snacks in room, no shop to buy a bar of chocolate or some comfort snacks ( take with). I found that the staff are over friendly on occasion and keep on and remind you of who they are (tips), which was a bit off putting and uncomfortable. It falls short of 5* response as urgency and staff understanding sometimes isn't up to the mark, this is cultural No ATM - the property is twined with another Hotel Avani, where you have to get a shuttle to if you need cash, it has a better menu if you want Pizza and burgers etc.

Pros: Staff makes you feel soooo welcome. One hotel guard named, Sikalimi Obert, took the time to show us how to catch great observation of all the wildlife on the other side of the fences. Restaurant is fabulous no matter what you order.
Cons: There have been some power cuts due to drought and hydro-electric dam affected. That is not the fault of the hotel, but when it happens the hotel generator performs superbly, but no A/C during that period.

Pros: Very comfortable rooms and bed. Extremely friendly staff, very attentive and helpfull. Rich breakfast with a wide range. Very good quality of the food. Poolside directly at the Zambezi. Perfect location for a stay in Livingstone.
Cons: There was nothing we did not like apart from the myriades of Mosquitos. But the rooms are all equiped with insect sprays and the huge bed has a Mosquito Net. Very welcoming Hotel perfectly situated at the Zambezi.

Pros: Truly a superb location and time. As someone who travels frequently to Livingstone with guests, this is the perfect balance of very fair prices, an onsite owner who exceeds her role giving you a charger if you forgot yours, also extra shampoo, great free breakfasts, and exceptionally clean rooms good sized. And a good clean pool too! Quiet neighbourhood so one can sleep properly, but very close to town. I will be back!

Pros: Wonderful service. Run by a Zambian couple (not foreign investors!). They were very kind as were all the staff members. Although traveling alone, my room had a queen and a twin bed. Very comfortable mattresses. There is AC, a TV (I never used it), warm shower, full bathroom, mini-fridge. The common area has a pool and a dining area the backs up to the home of the owners as well as WiFi. Breakfast and other light meals were provided. One of the owners provided transportation. It was fun to meet a few others who were staying there. I would highly recommend this place. 500%
Cons: I liked everything. However, you should know that it is a 15 minute walk to the main part of Livingstone. The owner offered to drive me there gladly. The walk is very safe and I enjoyed it.

Pros: If you are not looking for that fancy, more expensive hotel, then this is for you. It's clean, has a pool, within walking distance to the center and nice rooms. What makes this place special to others is the staff really. Gloria and her crew, for example Moses, are happy to help you out with anything you need (e.g. food delivery from Zambezi Cafe, recommended). Gloria and her family (with lovely kids) live on the premise too and you are always welcome to step into her house and sit down for a chat. This is what makes this place different to others and gives it that warm, familiar atmosphere you can feel comfy. As simple as that! Thank you Gloria!

Pros: Located right downtown with a big supermarket across the road and restaurant, bars bank within walking distance The hostel offers fabulous outdoor and indoor space to relax and socialise with the added bonus of a swimming pool You get free pancake everyday at 3pm and you shouldn’t miss those !!!! What about the staff ? Just fantastic, always smiling and ready to help, you do feel at home the moment you step in and the manager is just adorable and extremely approachable. They really want to make your stay there the best possible There is a spa and service provided by Pauline are just amazing and at a price, it would be a sin not to go ! You can rent bicycle there and have a travel agency to book your excursions In one word : if I come back to Livingstone I know where I’ll be staying ! The place is kept spotless !!! Gee

Pros: Fawlty Tower is an oasis in Livingstone. The property has a beautiful and well maintained garden, peaceful and secure. Clean and neat room. Massage service at the property is a nice addition. Good and fresh breakfast, free pancake and coffee/tea! :) Special thanks to helpful, efficient and sincere staff who has done their best to overcome the challenge of electricity load shedding in Zambia. My primary contact is Peggy who has been very helpful and quick providing me with extra bed inquiry and useful information. BTW, the property looks better than in the pictures. ;)

Pros: Amazing hotel. Bueatifully designed, knowledgable staff, great food and then the nature side is perfect. Zebras, Impalas, Giraffes & Monkeys are present on the grounds for an amazing family feel. Free entry to Victoria Falls too.

Cons: Pool a little tired and cloudy. Then it closed for maintenance. Air conditioning in our room was poor. Load shedding every day losing 12 hours of aircon. Extensive drinks menu but no wine list which was strange.

Pros: We booked for somewhere for our grandchildren to experience a bit of Africa and have a safe place to run around. They loved it and enjoyed the huge pool and seeing the zebras grazing in the property. Activities were well organised and the evening entertainment was very nice.
Cons: The food was OK but could have been better - the breakfast was very good, but dinner was only adequate. We went next door to the Royal Livingstone for lunch and found the quality there much better.

Pros: Amazing location, set in a national park with roaming Zebra, Giraffe, Impala, Monkeys, Baboons and Mongoose literally right beside you as you walk through manicured grounds to gaze over the mighty Zambezi river complete with Hippis and crocodiles. The food is okay, but quite heavy on the grease, probably well suited to the US traveller. The staff are friendly and the dancing welcome and send off is a great bonus. Would definitely reccomen this as a stay.

What we did not like also was the staff vagueness about whether the air conditioning worked when mains power was not available. Generally, it did not, and this should be addressed as the current power deficit in Zambia is not going to go away in the short term

Pros: The breakfast was great, there were alot of variety to choose from.
Cons: There was no fan in the room and therefore when power goes off, the room becomes very hot and considering that it is also hot outside, one's stay becomes uncomfortable. My recommendation to the Management is that buy fans and place them in the rooms.

Pros: The location is fabulous, perched as it is on the edge of the Zambezi Gorge. If you like isolation, atmosphere and great accommodation and food this is for you. Meals good with view overlooking the gorge. Room was bush camp style but with large bed room, mosquito netting over double bed, separate bathroom and enclosed garden courtyard. Staff really helpful and courteous Do take the escorted walk along the top of the gorge and also the rather steep descent /ascent to the river

Pros: Everything was great, service was good, and I had a great time and experience, apart from the very small parts that I didn't liked.
Cons: Communication between staff and customer could be clearer. For eg, the airport shuttle service could be stated more clearly that it comes with an extra charge, and after booking is made and payment collected, they should send a note stating that everything is confirmed (since I received a note stating that Taita will send me a confirmation) but I had to follow up with Taita myself to ask them if my booking is confirmed. They could be more clear and swift on that part.

Pros: We appreciated the continuous communication before our arrival and the in house activity office who can organize all the events and activities around Livingstone. We found this a great deal of convenience and their knowledge of the area and particulars were invaluable to our stay. A special mention to Mwila who arannged everything for us! We also loved the friendly, unpretentious staff who catered for our every need with a huge smile. The communal living area was a pleasant place to hang around in between activities, allowing guests to share experiences and with FIFA World Cup being broadcasted on two TVs during our stay. It is very welcoming to see a stay that focuses a lot on sustainable living and care for their environment and community which permeates through their values as a business. Furthermore we liked the pricing and we found it exceptionally reasonable and it is definitely value for money. Finally it is often a scary experience when it comes to taking a taxi but Jollyboys have selected a few drivers who is often on standby which made it very easy for us. They were always so fantastic, honest and friendly, particularly Sam who made this trip extra special for us!
Cons: We didn't like the shared shower facilities which perhaps shared a common geysers hence running out on hot water and water pressure during showers at peak hours. We also found the heavily rusted soap trays in the showers a little disconcerting. Another problem was the Wi-Fi internet where you are confined to a small bar area where it is shared amongst all guests. This proved difficult during peak traffic where everyone is using the bandwidth at the same time which made it very slow. It was also not always convenient as you didn't have any Wi-Fi signal in the rooms. Lastly the bar could perhaps improve on it's menu selection which is minimal and a more comprehensive curio shop could be something to consider for those looking to bring something back as a gift or for memory as a matter of convenience for travellers.

Cons: Food wasn't very good. Internet was terrible. All the adventures from activity center were stupid exspensive. Staff seemed disappointed when I wanted to extend my stay. No screens on the windows in the room. Lots of bugs. For our meals we went to a near by hotel called Avani. Much better food and better priced items.

Pros: I was made to feel at home away from home. They organised a friendly driver who fetched me from the airport. He took me to town to get a Zambian sim card and gave me a mini tour of the town. I was greeted by friendly staff ,who made sure I was happy at all times. The rooms are clean, spacious ,safe and beautiful. I felt like I was in a beautiful village! It is now my favourite place in Zambia!

Pros: The owners and all employees are very nice people fun to talk with and fun to be with. Sustainable green concept of the lodge, use of local materials, thatched roofs, eucalyptus wood, arrangement of rondavels and the swimming pond with water roses make this a little african paradise.

Own traditional house for a couple with an outdoor shower looking at the trees and sky; a private reception outdoor covered space to welcome friends; enough plugs and IT-potential for working also; good space for storing suitcases and clothes for a couple. Pros: The place is Fab! I was quite surprised at the beauty. When I heard elephants pass nearby, I was sold. For breakfast, I had a fruit bowl with fresh organic strawberries from their garden. It was delectable. There was a beautiful trail around the property, so I did a few laps. The also has a natural pool. My Chalet was WOW!!! Absolutely stunning, with a private indoor/outdoor garden. It was 5 star and also an Eco lodge.

Pros: Staff was very helpful and pleasent. They were there to help us when we needed assistance. I would like to mention that Precious, Sheila, Vincent and Choolwe always went out of their way to make us comfortable and happy. We do appreciate it, especially when all the staff organized the bon fire for us to have our s'mors. A big thank you to that. And a big thank you to Nina, who made sure that everything is in order and that we are happy. She really did here best to assist us with everything that we needed which made our trip very pleasent. Pros: Thanks so much for this wonderful experience. Staff was really helpful and really kind (once more: thank you Debra) Lodge was amazing (looks like a little African village, wonderful swimming pool area,...) They offer extra services free of charges (they booked for us our boat cruise, a Victoria fall walk,...) If we come back to Zambia, we will definitely spend few days there again. They are also really close from the falls.

Pros: The lodge is very nice and the room was great! Wireless internet was fast and allowed some work to get done. The building is in a great location and everyone was very helpful. Excellent!
Cons: There really wasn't anything not to like. Everything was clean and in order. However, it would be nice to be provided a couple bottles of water. Even if the hotel had some drinks available to purchase.

Pros: The staff were exceptional! The melodic voices of their choir left us in awe! It felt like we were the only guests in the hotel...and oh! they thought it was our our wedding anniversary and the effort and detail was breathtaking❤️. This will definitely be our definite short vacation destination every year! Looking forward to coming to this beautiful place on a “girls only” weekend away soon.

Pros: As a frequent traveler the best breakfast i have been served. Old colonial feeling, the perfect place to relax. The property has a herd of Zebra, Giraffe and Impala plus a troupe of Baboons that wander the property. Frequent sighting of Hippo's in the river and an Elephant graced us with its dominant presence crossing to a local island. Great location for doing all local attractions River cruise, River Safari, Land Safari, Micro Light and Bungee jumping for the brave. Sitting in the National park, a great walk alongside the Victoria Falls Zambia side (20Mins) or hop cross to the Zimbabwe side, Visa and transport required 20 Mins. Water in full flow March- May other wise Zambia side dry but a view of the Zimbabwe side is partly seen. Relax Relax Relax its a great stop off location for 2-5 days eay location to Botswana, Zimbabwe and Namibia. Accommodation is a 10 everything available Tea coffee espresso Machine. Wifi throughout the property is superb. Although electric does go down intermittently. Staff are friendly. Will return
Cons: Nothing to disapprove of, it becomes personal choice, we found that the food choice apart from breakfast was a a bit highbrow and local flavored, No Snacks in room, no shop to buy a bar of chocolate or some comfort snacks ( take with). I found that the staff are over friendly on occasion and keep on and remind you of who they are (tips), which was a bit off putting and uncomfortable. It falls short of 5* response as urgency and staff understanding sometimes isn't up to the mark, this is cultural No ATM - the property is twined with another Hotel Avani, where you have to get a shuttle to if you need cash, it has a better menu if you want Pizza and burgers etc.

Pros: Staff makes you feel soooo welcome. One hotel guard named, Sikalimi Obert, took the time to show us how to catch great observation of all the wildlife on the other side of the fences. Restaurant is fabulous no matter what you order.
Cons: There have been some power cuts due to drought and hydro-electric dam affected. That is not the fault of the hotel, but when it happens the hotel generator performs superbly, but no A/C during that period.

Cons: There was nothing we did not like apart from the myriades of Mosquitos. But the rooms are all equiped with insect sprays and the huge bed has a Mosquito Net. Very welcoming Hotel perfectly situated at the Zambezi.

What we did not like also was the staff vagueness about whether the air conditioning worked when mains power was not available. Generally, it did not, and this should be addressed as the current power deficit in Zambia is not going to go away in the short term

Cons: There was no fan in the room and therefore when power goes off, the room becomes very hot and considering that it is also hot outside, one's stay becomes uncomfortable. My recommendation to the Management is that buy fans and place them in the rooms.
