Pros: The property is really nice and very old (oldest part 1590). Beautifully located in the hills of Surrey, nearby nice small towns. Good access from Harwich and Dover. Feels like you’re in the middle of nowhere, but actually, you’re not! The owner, Gill, is a very kind woman, does her utmost to make everything comfortable for you. The whole weekend has been relaxed and the breakfast was very nice. Neat bed and bathroom, really very very good.

Pros: Breakfast generous. Fresh eggs and honey from the farm on homemade bread. Owner really helpful and generous with information. Location beautiful and peaceful. Directions to property from owner good. Cottage characterful. Parking easy - need a car to get to villages, but walking tracks from the property. Bedroom cosy and well equipped.
Cons: First day breakfast yogurt and berries not quite defrosted. Bathroom small and showerhead is on bath taps - Fine for us but not for larger people. Information about bedroom accommodation on website bit unclear. It is in fact a family room - one double and one single so can be used flexibly for family of 3 or couple or twin.

Pros: The breakfast, like dinner was excellent, freshly cooked, high quality. You have a selection form you fill in the night before, not a problem to me. Room beautiful decor, quiet, clean, well equipped and a big desk.
Cons: If I could make one criticism it would be the strength of the guest wifi in Room 2, in the bar it was good, but the room struggled to get any wifi at all. Phone signal is not good in the area so you need the wifi to make calls.

Pros: This was our second visit to the Percy Arms and the whole experience, both times, has been great. From the oh so comfy beds and indulgent toiletries to the amazing food and friendly service - everything has been thought of to create a relaxing, calm and cosy atmosphere. Pros: All the staff were cheerful and courteous. The food was excellent and interesting. There was a good range of cask beers which were all kept well. There was a pleasant and comfortable atmosphere throughout and the décor was well coordinated and thought out.

Pros: The whole Hotel is very nicely decorated and has many comfortable benefits including the honesty bar and comfy seating area. The restaurant looked beautiful although we didn't eat there the menu looked very good. The garden view from it was very pretty and everything well maintained to a high standard. The staff we encountered were very helpful and well mannered. Checking in and out was pleasant. On check-out we were asked how our stay was. The young man took all our comments in good grace as it was meant. Constructive critism for the hotel owner to consider for some improvements. The cost of the stay was very reasonable compared to others in the area and was convenient for Guildford.
Cons: The hotel as a whole was very nice.. However we stayed in room 5 which is under a first floor room which has extremely squeeky floorboards. This room also backs onto a staircase. Both these facts made for a very noisy stay late at night, through the night and in the early morning. Perhaps most other rooms here would not suffer this fate. The pillows and mattress did not have protectors on them which they should do. Both for hygiene and the hotel's mattress longevity. Some of the furniture was badly marked... Placemats for tea cups would prevent that. There is the floorspace for the bed to be moved over. The bathroom door opens onto the end of it causing a hazard. Finally the hot water in the sink is scalding hot, being set so high that its causing the tap fitting to swell and sieze up making it difficult to turn off. We didn't use the "cool" shower bit it looked good!

Pros: If I am working in Guildford again I will 100% stay here. I had to do a rush check-in to make dinner in the town and the staff were great. This venue is clean with a modern feel. It is close to the station (4 mins) and has a nice honesty bar if you need to relax once you are back.

Pros: The hotel has been recently refurbished and was clean. It did have good parking and friendly staff.
Cons: Small hot single room on the ground floor with a large window which would be easy to climb in from the outside. A noisy road outside. The bathroom was private away from the room along a main corridor with a heavy fire door in between and a noisy door to the bathroom. You could hear the plumbing, doors and people talking.

Pros: Comfortable stay with excellent meals and drinks. Staff were always friendly and helpful. I loved how easy it was for me to access good walks ( Nursery corner) . Dining alone, I was welcomed very warmly and service was great. Dinners were delicious too.

Pros: The staff were very polite and we were allowed to check into our rooms early because we had a wedding to get to by 1.30pm and not back until late which was a great help to us. The room was very clean but the carpets throughout could do with updating. Our room was facing the road so traffic did disturb us during the night but the 3 other people with us were at the back and heard no traffic noise. Breakfast was delicious and well presented.

Pros: The room was very big and the bathroom was huge. Light and airy and very clean. The restaurant food was very good and not a bad price. Lovely outside garden area too. Lovely setting.
Cons: There was nothing particularly that I did not like. If I was to be really critical a slightly bigger TV would have been nice but that is only if I was to be really critical. With the size of the bathroom a bath would have been fantastic but overall very happy.

Pros: I attended a wedding some 6 miles away and was back late, The staff waited for me to hand over keys and give information about breakfast.
Cons: A slight draw back was the rural location, that being said it was Sunday and services were reduced. I did not drive so travel was a bit difficult as buses are every 2 hours. Weekday services are better and there is a bus stop opposite.

Bedroom had part of the wardrobe missing, toilet roll holder was hanging off the wall, old cobwebs, mould in the bathroom and annoying noisy plumbing, especially when using the shower. No lock on the bathroom door. No, fan available and it was hot inside the room

Pros: Lovely historical hotel with quaint bedrooms. Lovely big bathroom with bath and shower. Tea making facilities and bottled water. Enough room to hang clothes and shelves and drawers for clothes. Bill's restaurant very good. I'm on a special diet and they were very accommodating. They have special menus for people with allergies.
Cons: Could do with some refurbishing, particularly carpets. More staff, no-one on reception a few times. Had to ring for receptionist.

Cons: Complete lack of customer service on check in, the person checking us in had no interest, I asked for a shoe polishing kit or shoe shining service, they pretty much scoffed. Room overlooked a building site and above a club which had loud thumping music until 0100 hrs. Phoned reception they just said there was a night on and nothing they could do. On check out the person had no idea what day it even was. Pricing in the restaurant seemed sporadic, some things were reasonable others weren’t. Breakfast was overpriced given my partner only wanted a slice of toast and we had to pay for the continental buffet to get that-£12. Ordered poached eggs for lunch, they were hard through, well over-very cheap price though. Burger was good-But expensive. Although we stayed on the weekend we couldn’t use the spa without paying so only got to use it on the Friday good thing we arrived early.

Cons: The rooms were very dated which was quite a surprise as the photos made them look very nice. The room rate is too high for what you get, either breakfast needs to be included or the rate reduced considerably. Charging guests £10 to use the pool at weekends is absurd.

Pros: The location and style of property was very nice with beautiful surroundings.
Cons: Disappointed with the food especially the breakfast. We had to wait for food to be replenished, lack of glasses, run out of cups and all the food seemed to be over cooked or dry. The layout of breakfast is very crammed with the lids on the hot trays having nowhere to go when you were helping yourself. For guests who just wanted to grab a juice which was placed in the corner of two tables it was causing lots of congestion and frustration. A different layout which would be more spacious would be better.

Cons: Considering the price and a 4**** hotel, no air con in my particular room. No fridge or even a complimentary bottle of water. Shower had mould in the corner and the staff who were working on the 2nd August 2019 were so rude, no customer service. And unfortunately my friend whose wedding we were here for, prepaid and booked the bridal suite to only find out when we arrived they gave the bridal suite to someone else! No apologies from the hotel, 1 bottle of complimentry prosecco (not even champagne) and were not accomodating. Unfortunately what is a beautiful hotel needs a lot of work and focus on organisation and customer service.

Cons: My breakfast was abysmal. Had Eggs Benedict and it tasted like a whole pot of salt had been tipped in the hollandaise sauce and the poached eggs were almost raw. Sent it back and asked for scrambled eggs mushrooms and tomatoes. Eggs tasted burnt, mushrooms were small bits all shrivelled up and dry and only one half raw tomato. Didn’t eat it. Spoilt the whole experience. They did knock £15 of the bill after I asked them to but no apology.

Note: Dear Idiot in Charge, People are grown-ups and would enjoy a quiet conversational lunch without shouty pop divas or whining singer/songwriters...piped music is SO dated nowadays. If this intrusion persists we won't book again.

Pros: The staff in the pub were really lovely and welcoming, they chatted with us about our visit and organised our breakfast to be ready early in the morning so we could head off on time. Really couldn't of asked for more friendly and welcoming people to be honest. We are considering stopping here again in a few months when we visit the area again. The rooms were clean and comfortable and had all we needed and the breakfast was delicious and good value.

Pros: The location was good - a few steps away from the bus stop into town central or a 30-minute walk. The room was spacious and newly painted and carpeted. The big flat-screen TV, with Netflix option, was great, and there were coffee and tea facilites. A heated towel rail was a pleasant bonus.
Cons: The handle to the bathroom was broken and there were no floor mats in the tiled bathroom, or a shelf for toiletries. A bedside lamp would have been useful and the outside light stayed on until after 2am, with no blackout curtain (the room is in a separate building right behind the pub). The room wasn't serviced on the Saturday (apparently at the request of other guests) and even when it was, our mugs weren't washed or extra toilet paper provided.

Really happy overall especially after reading so many bad reviews... We just didn't understand why after staying here ourselves. We had absolutely no complaints whatsoever and would happily stay here again. Excellent value for money.
Cons: The only thing I would suggest to the hotel would be to have net curtains at the window as I felt that people entering the hotel could see straight inside the room. It was a black out blind or nothing at all. Other than that we couldn't find any complaints and didn't understand all the bad reviews that had been left. Such a shame that a few bitter people could ruin a business and its reputation. Some people just expect way too much and instant gratification. I bet if they went around their homes with a camera they would find much worse. The hotel was spotless!

Cons: Start with the positive! This property would have lot of potential! BUT if nobody cares about how it can be a nice decent low budget apartment / Hotel. It would be so easy to turn this property in a little jewel with nice need and clean rooms. Invest a small part of the profit to replace the outworn awkward furniture with affortable IKEA furniture ,replace the shabby carpets with less expensive laminate (easy to clean ), have clean and confordable mattresses with clean bed linen, renovate the bathrooms but first of all get the mold situation under control and install proper toilets and showers. All these could turn it into a nice and cosy apartment hotel and it would not even cost a month turnover! But it wouldn’t improve the overall situation without having a proper constant cleaning of the property each and every day. We really did not feel comfortable at all with the cleanliness of the room, bathrooms and especially the kitchen. Honestly, I was about to leave the room after the first view, but my wife convinced me to stay. Its not what you expect even from low budget one. We can only summarize our feelings, and everybody has to decide, the owner if he/she really wants to offer such property to his guest, and the future guests if they really want to stay at a hotel because of the location only.

Pros: Unfortunately I didn't like anything about this guest house. My favourite bit was actually leaving at 11.30pm (90 minutes after I'd arrived) and driving to the Holiday Inn on the other side of Guildford!
Cons: Where to begin?! Arriving at 7pm as arranged to this 'guesthouse' which was terribly signposted, struggling down very steep and narrow steps into an overgrown front garden, I was disappointed to find the dilapidated front door locked and no sign of anyone to meet me. I wasted a decent 15 minutes calling both the landline and mobile number provided, neither of which were answered. I then dragged my suitcase back up the steps before getting changed in my car to go out for dinner (for which I was now late). When I was finally 'checked in' at 10pm, I was shown to my room, a twin bedroom where the second bed meant that the door didn't open properly. I was shown the communal kitchen where breakfast seemed to involve whatever you could grab from the cupboards before the other guests got there. There is no housekeeper/management on site at all, so the 'guesthouse' is more like a hostel with individual rooms. Once left alone in my room, I had time to absorb the truly shambolic housekeeping. The walls were covered in marks, dead spiders hanging from the ceiling in several places, cobwebs all around the ceiling, shower seals covered in mould, paint peeling from the bathroom window frame which was also covered in mould, barely concealed mould all over the bathroom ceiling, rust marks on the floor around the radiator, a bathroom blind which would better suited to a prison cell, not to mention the genuinely hideous bathroom decor, which really topped it off nicely. I decided to brave the shower, at which point I realised that the lock on the bedroom door (which is just inside the main front door to the house) was woefully inadequate. The final straw for me, however, was getting out of the shower and finding a clump of someone else's hair stuck to my foot. Not ok. Luckily the Holiday Inn in Guildford had a room available, I checked in there at 11.30pm and could not have been more grateful to be out of Angel View.
