Cons: The atmosphere was at times a bit stiff. I did not appreciate the view of the room. In my reservation it was not clear the kind of room we were getting from booking.com so we got a more expensive room with a terrible view of the street, electrical cables and the entrance of the hotel.

Mall is just 2 streets away. Exciting access to Sento because one needs to cross a side street (try it during winter for fond memories). Rooms are spacious, common relaxation areas have gas fireplaces during winter, and menu choices for dinner are reasonably priced for the quality and easy location. Quiet rooms are accessed by open corridors so allows good gauge of the temperature during winter. No smoking even at room balconies because private apartments are just cross the narrow street.

Front desk, service staff at the restaurant and housekeeping staff were all very friendly. Convenience store a stone's throw away and JR Kyoto station is literally down the road - convenient if you are making day trips. Room was clean and very comfortable. Would definitely return again.

Cons: The free-of-charge dryers in the laundry were abused and blocked with lint. Need to start charging to prevent abuse and unreasonable behaviour. Washing machines were filthy too due to guests bad habits.

They can store your luggage for you free of charge if you arrive early. I did this and it was a huge lifesaver.

Cons: It's tricky one hostess was very helpful and another one yelled at us for canceling a cab, it was very strange. The beds are so hard, it was terrible. Also they don't have a bag room so the lobby is absolutely filled with bags because of all the tour groups. Also bar extremely overpriced. Overall it is extremely overpriced for what you get. Use that same amount and go stay in one of the traditional hotels in the cute part of town.

Although we specifically required a non smoking room we were assigned a smoking room. At our demand we were assigned another room which felt cleaner with no sign of smoking, but it was still a smoking room on a smoking floor.
The room was clean, but the carpet at the front desk was very stained and should be cleaned or replaced.
There was no breakfast.

Pros: Queensize bed room is great I filled the bath had a soak and then chilled out and had a great nights sleep. It is a block from the Karasuma Oike station, which is only a few stops from the Kyoto Station. As a tourist, this hotel is well located, considering many of the temples are best reached via bus.
Our room felt extremely clean with modern decor. Though space was tight, it was manageable for two people. Everyone we spoke to was very accommodating, polite and helpful. We never heard sounds coming from other rooms.

Pros: The hotel is right across from the train station. The room provides all the basic necessities in a very tight space. The bed was comfortable and the hotel was quiet at night to provide a good night sleep.
Cons: The room seemed overpriced and the seller required the room be paid in advanced with a poor cancellation policy. The next time I book a room in Kyoto I will look further in advance and check the fine print better.

Cons: The place is more dated than similar priced locations down the road. The key chain concept where guests have to leave keys with the receptionist was an uncommon. The bathroom was clean, but visible chips and dents on surfaces. The lobby was gloomy and basic.
