Pros: Perfect location for views, countryside, walks and 10 mins drive to Tunnel. Mary is a perfect hostess serves a good breakfast. The room was excellent with a view of France. Beautiful walk through the bridleway to the pub for a nice pint!

Pros: Very comfortable and cosy, wonderfully friendly welcome. Super steak and kidney pie in the Cat and Custard Pot pub just over the fields or (for the less adventurous) down the road. Very serene and bucolic location but also with easy access to the Chunnel. Generous breakfast set me up for the long drive ahead.
Cons: I should have left some time to visit the volunteer run museum close by. I will next time.

Cons: The only hiccup we had was with me wanting to have a bath, the hot water was very very slow, so a bath turned into a puddle dip, or i might have missed the ferry if I had waited for it to be deep enough.

Pros: Everything. Our host was welcoming efficient and helpful. The rooms were well appointed super clean with great pillows. Breakfast was fantastic with hot and cold choices cooked to your taste. Great little honesty bar which we didn’t use but was a lovely idea. Great towels and face washers and shower caps which most places even fancy hotels often don’t have. Nice touches. Easy to find with good free parking.
Cons: Only thing I can think of is the hot water took a long time to come through in the shower but once it did it was great.

Pros: It was great, the owner was very welcoming. Served a freshly cooked breakfast in the morning with toast, cereal and fruit. No negatives, as a family of 5 it’s difficult to get a family room so for us this was perfect for 1 night.

Pros: I stayed for one night in a single room on the second floor. The room and the bathroom are fairly small as expected, but spotlessly clean and have everything you could need for a short stay: Electric kettle, tea, coffee etc. shower gel, hand soap, small TV with good reception. WiFi also worked well. Very comfortable bed. Room was quiet - didn't hear any noise from outside. The landlady was very friendly and helpful. The stairs are quite steep which could be difficult for anybody with mobility issues or lots of luggage, but not a problem otherwise. Easy walking distance to Folkestone Central station. I didn't have breakfast so can't comment on that. Overall very satisfactory and I would happily recommend and stay again.

Pros: A very warm welcome from Chrissie and a complimentary pot of tea on arrival. The room was spotless including the bathroom. Bed great! I slept well after all the sea side walks. At extra cost, I decided to have breakfast in the morning which was was very well cooked. If you're having an early start, I suggest you have the breakfast here as the other eateries in the area didn't seem to be open. The pub was relaxing with very friendly regulars. See you again soon
Cons: I wanted to escape London for the weekend only to find pictures of London on the wall. It seems to be a common thing right across the board in hotels and guest houses. If you're in an area of natural beauty please try and keep the pictures to a theme that shows off your local area.

Cons: We ordered room service dinner. We were told it would take 30 minutes but it took an hour and a half to arrive with 2 phone calls from me to chase it. The receptionist said there had been a problem in the kitchen which she hadn't known about so she couldn't keep us informed. There needs to be much better staff training. Things go wrong all the time - staff need to know how to respond. We were given a small discount on the meal. We have had an issue with this hotel on a previous stay with our rooms not being ready and this not being handled well.

Set in a Victorian cottage, the rooms all feature a private bathroom and tea and coffee facilities. All rooms have a TV, hairdryer and DVD player, and some have wonderful views across the English Channel. The cosy Ship Inn Restaurant serves a varied menu, featuring homemade specials and local produce. The bar offers a range of real ales and beverages. Delicious cooked breakfasts are served daily in the courtyard or on the terrace. With Dover Ferry Terminals just 15 minutes’ drive away, Ship Inn is only metres from Sandgate’s sandy beach. Historical Canterbury is a 20-minute drive away, and picturesque Hythe can be reached in just 5 minutes’ drive.

Pros: Landlady ,Wendy was great a bubbly senior. Land lord, Meh ,blunt untill my leaving.did not even welcome me just "can i help you. " Me "I'm a guest " Check in is 3 .p.m. Went back to talking to his mate , I said." I know " had a half pint despite a pint being poured i stuck to my guns no i asked for a half Then walked the high street not knowing the camera cars rather than humans giving tickets are active most days here .
Cons: I do not relish staying in a run down pub hotel in a run down seaside town and £80 was no indicator of such . Room was on ground floor so sea view was marred by the fact the bed was in full view of any one walking past on pavement. So kept curtains closed when i was in there. And i heard loud vulgar arguments out side at 10-30 ish p.m. Lots of F'ing and blinding Lights to the patio area that this room has are lit till 11p.m. So hard to sleeep from that. Patio chair broken at seat and both needed a rub down , patio decking needed a sand fixing down in places and again photos are pending. But the real disapointment was the room was tiny with too much in it ,yet no bed side cabinets to put a glass so had to balance it on radiator which was off leading to how cold the room was in morning . Left earlier than had planed. It was my glass as the ones in Room i would not drink out of stained with scratches from scouring as well. The common areas are run down & dirty as was the bedroom carpet.many tea and coffee stains I have photos . The real kick was parking you can park for free 2 hours then you have to move car till 4 p.m then o.k When i pointed out this is not good was told most people dont arrive till after 4 so if you stay 2 nights You have to get away each day ! a mobile camera car so no ticket i do not yet know if i have a parking ticket on its way . The reviews on this site lead me to belive this was a good choice. Sandgate is a run down seaside town That has not a grain of sand on the beach says it all

Cons: Although the rooms were modern in design they were very small and there was very little room to put things. For one night it was OK but for longer we would have struggled.

Pros: The room I had at the Southcliff had great views over the English Channel with France in the distance. Breakfast was good, I never left hungry.
Cons: Nothing comes to mind, note that it is an old building so don’t expect it to be like something that has just been built, but having said that, it is clean and I had no problem staying there.

Pros: The convenient location, close to shops, bus station and a short distance from the railway station with a high speed link to London. There are plenty of country walks or places of interest to visit. The view from the front rooms of the hotel is excellent. My room had twin beds and a bathroom rather than a small shower room. There was a twin socket located halfway up the wall for easy access for the kettle and for charging cameras, phones, tablets etc. The television worked and had a fair selection of programmes to choose from. The curtains and bedspreads matched and the décor, while a little old, was quite acceptable. I was very happy with the room on the whole.
Cons: I've stayed here a number of times, and will stay there again. It is an old building and a little shabby in places, with some dated décor. While I had plenty of hot water in my bathroom the fittings were very old, and there was no shower, just a bathtub with chipped tiles surrounding and a mixer tap incorporating a shower hose. I did feel that the cracked tiled surround and the battered hardboard bath panel let down the bathroom a little, although after a long day's hiking across the cliffs a good soak in the tub was very welcome.

Fabulous breakfast buffet with hot and cold options. Good french press coffee at the table. Location was very good - close to the train and bus stations as well as the esplanade.
Cons: I would not have chosen a room at the very very top as when it was windy and rainy it was dreadfully noisy and not much sleep! Other than being annoyed by mother nature, the hotel was very quiet.

Cons: I'm sorry to say that breakfast is only available for 1 hr between 8.30 and 9.30am. You should have at least a 2 hr window for this. The checkout time being 10am. I think checkout should be between 11.00 and 11.30am The wash sink inside the room and not in en suite. The lack of space within the room, not a major problem but something to address, especially when both of us are tall and need a little more room. Also the position of the dressing mirror inside the room, under the TV. We could only see ourselves from the waist down and had to kneel to see our top halfs. But having said all that, I would stay there again based on the friendly and warm greeting we got on arrival

Cons: The hotel it looks like was out from a horror movie, very poorly maintained on the outside as much as it was on the inside. I believe this hotel did not see any major improvements since the last world war has finished. The room we've stayed in wasn't properly fit to be called a hotel room. You could hear/feel the wind blowing from the balcony door as there were gaps and I don't even want to start talking about the bathroom window that was wide open, impossible to be shut as the window knob was missing, and bear in mind that all these happened at the end of September when the weather is not most friendly. The hotel rooms are not cheap so there is no excuse for them to keep the hotel in this state of being. This is definitely a hotel to stay away from as we'll do from now on.

Pros: The location is amazing with most rooms having a sea view. The breakfast buffet was plentiful and the food was hot and tasty and they had two buffet stations going. The staff were really lovely and helpful. We had to change room as the previous occupants had smoked in it, the staff gave us a better room.
Cons: The hotel is on it's last legs and could desperately do with a refit. It was so shabby, even the reception area. The lifts were scary. Our room had to be changed because the previous occupants had been smoking in it. The room should have been cleaned and aired properly. Our new room was ok, again really shabby, however someone had used the cups (found in the bathroom) and pee'd over the toilet seat. We didn't say anything to the staff having complained once already.

At least the sheets were clean though definitely not an expensive or new mattress!! Sash window rattles in the wind all night. Won’t be back

Stayed two nights with friends for my birthday, the staff were all amazing, so friendly and helpful, and both dinner and breakfasts were excellent. Rooms are contemporary and nicely decorated, (we had Love Letters and Burlesque), and although compact have everything you need, bed was super-comfy, fabulous towels, tea and coffee making facilities, armchair, desk, and safe. Centrally located within easy walking distance of the seafront, town and old town. Would definitely stay again! Thanks Costas and the team.

Cons: The only thing we didn't like were the two old men with prostitues, in the the restaurant. They were loud and rude. I don't expect to have to watch prostitues parading their wares whilst dinning with my husband and parents who are both in their seventies. Unfortunately they were sat in the same part of the restaurant as us. I know this isn't the fault of the hotel, they were not even hotel guests, just dinners. A little more care when seating dinners could have avoided an uncomfortable situation for us.

Pros: Everything!! This hotel can not be faulted from the decor, to the friendly warm staff, to the food, it’s simply beautiful. Excellent we would give it ten stars it’s truly superb. We stayed here through a very difficult time, a bereavement the staff were so kind, empathetic and amazing. Thank you from the bottom of our hearts

Pros: Good location, friendly staff, clean rooms, well equipped. The breakfast was top notch and staff happy to do what ever you wanted for breakfast if possible. Also well impressed with the help yourself to tea, coffee and homemade cakes, from the reception area.

Pros: Warm welcome, lovely room, brilliant view from The Box room, delicious breakfast with good portion sizes, loved being able to use the homely lounge in the evening, great toiletries and a heater and fan provided to cover all weather! Lovely location too.
Cons: I didn't mind walking to the top floor at all but others less mobile/fit should keep the room location in mind when choosing. No wine/beers offered but lots of other beverages including juices and hot chocolate!

Cons: The stairs (there’s no lift) but that’s my fault for booking a top floor room without checking for a lift. Breakfast was good overall but maybe add granola to the cereals offered? Also maybe offer some more vegetarian cooked breakfast alternatives.

Pros: Hotel is located on an attractive street and is only a few minutes from the Leas Coastal park. Reception staff very pleasant; marvellous to have a free tea/coffee/water zone (and cake!), plus an outside seating area overlooking gardens. Room was fine and shower/bathroom very good with lovely big towels. Everything was clean and tidy. Bed was very comfortable.
Cons: No complaints at all but note that there's no lift and some rooms are on the third floor, so do check carefully if you don't want too many stairs! The building is old (and lovely!), so do expect the odd creak and uneven floor.
