8.0 Excellent
Pros: Continental breakfast was great. Bed very comfortable.
Cons: The bathroom sink didn’t drain well.
4.0 Okay
Pros: The location was convenient
Cons: The room wasn't very clean even tho it was cleaned..everything is outdated and visibly old and the chair in room was so dirty I had my husband take it out so the kids don't touch it. The beds were not very comfortable. We didn't use the pool area so i can't comment there. Breakfast was ok. Muffins, English muffins bagels.
9.2 Excellent
Pros: Location, staff
Cons: Needs renovation
7.1 Good
Pros: Great location. Friendly and welcoming staff.
Cons: Rooms very dated and shabby. Need new carpeting.
9.6 Excellent
Pros: Breakfast is a good deal with a wide variety of cereals, yogurt, toast, muffins, pancakes or waffles. The grounds are large and well maintained and hearken back to an era before asphalt parking lots encircle a brick building. Next to Cape Cod Bikepath and minutes by car to Cape Cod National Seashore.
Cons: Coffee maker in each room would be a great addition. Until then Cumberland Farms opens at 0500 minutes away.
6.8 Good
Pros: The pool and pool areas were very clean. Our room was old but clean, parking was good.
Cons: the beds were NOT good, I've never stayed in a place with beds that felt like a sheet of plywood was between the mattress, The other problem I found with this place was the coffee they served with the breakfast they offered...Sanka or some other instant coffee, I literately had to get in the car and go buy coffee at the local coffee shop. Fix These two things and I would continue staying.
4.6 Okay
Pros: Nothing
Cons: Pictures did not portray the real property! The continental breakfast was crowded and disappointing! The beds were very uncomfortable! The were advertising the the same rooms for half the price on Groupon and would not honor that price!
9.2 Excellent
Pros: Location was great, staff was wonderful
Cons: All good
10.0 Excellent
Pros: It was clean friendly staff , mourning staff gave us a lot of ideas whatto do and go look at in the area . Yes I would go back again it was fun

8.0 Excellent
Pros: The location in bucolic Orleans was amazing just off Route 6A and near a mini golf course, bike rentals and trail and souvenir shop. Tons of restaurants in all price ranges near by the best being The Yardarm. Loved having two sinks in the room.
2.0 Mediocre
Pros: Location was good.

Pros: There were insects everywhere and I got bitten in the forehead while asleep. Nasty disgusting place.
Cons: For $164 a night, the hotel can do much more.
9.2 Excellent
Pros: Clean and comfortable!
6.0 Good
Pros: Plenty of space, clean, beds comfortable enough (not my temperpedic, but ok) Breakfast was edible and there was a good selection. It is central to so many places to visit in the area and was convenient that way too. I would go back there. Our room was street side but far enough away from the road we never heard anything, even with the windows open.
Cons: No coffee maker in any of the rooms and you have to request a hair dryer and the room smelled odd at first, but that could have been by room mates feet to Our! Lol
9.6 Excellent
Pros: Air conditioning excellent and bed very comfortable. Nice pool and central location.
Cons: Parking lot in back needs repaving.
8.5 Excellent
Pros: The room was extremely comfortable and was perfect for my visit.
Cons: Nothing I didn't like about the hotel.
8.0 Excellent
Pros: location to the cape code bike trail. Just go around back & there it is.
6.5 Good
Pros: The room was clean, the pillows were comfortable. Check in and check out were a breeze. The property is older, and the rooms showed it. However, everything was very clean. Double Beds were comfortable.
Cons: Breakfast was not until 8am. I was checked out by then. The room could have used more outlets or at least a power strip.
10.0 Excellent
Pros: Location was perfect! It was our second time there, and we'll be back again!
Cons: Pancakes were hard at 9 am from sitting out too long? But muffins, bagels, were excellent!!

Pros: The breakfast was nice and the location is excellent. Walking distance to at least 3 good restaurants, and for shoppers, THE CHRISTMAS TREE STORE IS RIGHT ACROSS THE STREET. A problem with the tv was fixed by a very nice staff person.
Cons: It would be nice to have a counter in the bathroom to hold all the meds some of us old farts have to carry.

Pros: Loved everything about this place! The staff at the property were amazing - very sweet and helpful. The rooms and grounds were spotless, and the service was great. The rooms looked recently renovated, with nice flat screen TVs, modern bedding and new furniture. I would definitely stay at this property again, and will recommend it to all my friends and family visiting the cape.
6.0 Good
Pros: The location is excellent Our vacation was possible because this hotel is open and serving guests
Cons: On the website, it says that free breakfast is included. But they are currently not serving breakfast. I understand that due to Covid-19 , there are changes, but the website should actually say this, that way guests won't come in, expecting it. Free breakfast should not be included in the fee if it's not being served. Other than that, I am grateful. Thanks for helping to make our vacation time a great one.
10.0 Excellent
Pros: You advertised but no such thing! Not good business on your part.
Cons: Breakfast

7.1 Good
Pros: I liked it was close to the Flex line to Provincetown
Cons: Okay. It sounds weird, but they have the worst toilet paper I've ever seen. And the maid folds these weird fans things with anything paper related in your room and it kind of creeped me out. Lol.
8.0 Excellent
Pros: Great location
8.0 Excellent
Pros: The staff seemed very nice and all the flowers.
Cons: The room had so much carpet fresh in the rug we had to keep all the windows open, because of the over powering smell. Also the shower curtain needed to be changed it stunk like mold and dampness.

10.0 Excellent
Pros: This was our second time staying here and the owners are so nice and the location is perfect for visiting friends and family. The rooms were clean, beds and pillows are comfy. Heat worked well which was good because it was cold there on the Cape in Nov!!
Cons: Kind of wished there was actually some breakfast there like it said was provided, (inumderstand it's really off busy/peak time there on the Cape).
10.0 Excellent
Pros: Super friendly, sincerely friendly owner/ operators. Clean! Centrally located! Best price on the cape! Even the cleaning staff was super friendly. I give it 6 out of five stars! We will be back for sure!
10.0 Excellent
Pros: I loved this place. I'm germaphobic and I was so comfortable here. I went from other reviewers and I was so pleased. What a great find. I will be staying there again and again.
9.3 Excellent
Pros: The owners of the hotel were nice and really felt like they cared. For a family run hotel it was very nice and refreshing. Since I regularly stay in branded hotels, I was hesitant staying in an unbranded hotel. But they made us feel welcome, safe, and worth the money.
Cons: -The WiFi password was buried in the room book (my fault - didn't find it out until the last morning, but really didn't need it). -The main switch powered the light and microwave. So when you turned it on the microwave beeped (definitely not a deal breaker).

7.7 Good
Pros: Location, staff, pool, rear deck on room, cleanliness were all very good.
Cons: Dated but nothing to complain about.
8.0 Excellent
Cons: It was severely outdated and falling apart, no locks on bathroom windows that could easily be open from both sides and Large human through no problem. The beds were amazingly uncomfortable, lighting was awful.
9.2 Excellent
Pros: Nice room. Clean and comfortable. Quiet and welcoming.
1.0 Poor
Pros: Have been told I will get my money back for the nights we cancelled.
Cons: Had to leave property. No hot water, Property just changed hands. Can not recommend.
5.4 Okay
Cons: Plumbing ? Worn out. Very difficult to adjust temp of water. Step to door of room uneven and difficult. The linens are old and worn. The blankets on the beds are very pilly and very cheap. We heard from some local people, that the motel had new owners who plan on doing a whole renovation. I hope so, this facility is convenient to the event we attend on Cape Cod.
9.2 Excellent
Pros: The room and bathroom were clean. There were screen doors on both the front and back doors, as well as regular doors, of course. Nice deck to the back. Lots of chairs for sitting outside.
Cons: The "continental breakfast" was a laughable joke. The coffee was good. Breakfast options were cold cereal or toast or a bagel. The driveways in and out of the hotel could use some shrubbery trimming. Poor visibility of the oncoming traffic. Hotel sign not lighted at night.
7.0 Good
Pros: Location
Cons: Front door would not lock
7.1 Good
Pros: I got in after the office was closed, and everything I needed was taped to office door. Was glad they didn’t forget me, but didn’t feel 100% safe either. Not sure if office hours were posted; perhaps I should have paid better attention. This morning all staff were friendly.
Cons: It was a little more dated than I expected. But was fine.

9.2 Excellent
Pros: I loved this Inn! The owners and staff were lovely & extremely helpful. The grounds were beautiful - we used their very clean pool and sat by their cozy fire-pit, both were very relaxing. The location was a huge plus! We were able to walk 5 (or less) minutes to Nauset Beach, which saved us the $20 cost of parking per day. We'd definitely stay here again!
Cons: Our room was a tad small, compared to the cost of the weekend, but it was fine for two people. Also, we stayed during a holiday weekend, so the price was likely tied to that - which is understandable!
8.8 Excellent
Pros: Breakfast was good. Staff were friendly and nice. Very close to Nauset Beach.
Cons: Room was small. WiFi signal was weak.
10.0 Excellent
Pros: Pete was great with good local info and the breakfast bar was better than 95% of the big hotels.
Cons: Shower was small and on the schedule for renovation this fall.
9.6 Excellent
Pros: This inn is to pin on the map whenever heading to eastern Cape Cod. It offers everything you would wish for: comfort, nice pool, short walk to the beach, easy to get to, authentic style, friendly staff, great breakfast.
Cons: Breakfast starts at 8:00 which can be a little late when planning daylong activities or simply when being a early riser. This is a minor detail in comparison to the great experience we had.
10.0 Excellent
Pros: Excellent breakfast, amazing location, friendly staff, great restaurant recommendations. If I ever find myself on the cape again I will definitely try to stay here!

10.0 Excellent
Pros: Beautiful hotel, great location. Has it's own private beach with water warm enough to swim in, even early summer! We had an issue with our room when we checked in - was given a king bed instead of two queens. The staff was very accommodating about trying to fix the problem despite the late hour if our arrival. Our room was beautiful. We had a great stay. I would definitely recommend this hotel.
Cons: Had to wait a while before the crib was delivered to our room (we checked in at 10pm). I would recommend calling ahead so they can get this ready for you before you arrive.
9.4 Excellent
Pros: Staff are great throughout the resort. Everything is quite convenient & accessible to the mansion rooms.
5.1 Okay
Pros: We stayed in the mansion room which was nicely done and what I expected for the 700 a night we paid. The beach bar was nice. The grounds were nicely manicured. The staff was generally helpful.
Cons: The pool by the mansion was horrible. It was very crowded and filled with screaming children and large extended families. ( parents, grand parents, kids etc). The service was almost non-existent. I expect a pool attendant who offers and prepares my set up, brings me water and offers me food and drink on a regular basis. The pool was old and needed to be redone. I would say a holiday inn quality pool. They need an adults only pool or at a minimum a pool where only mansion guests are allowed. The beach which only allows mansion guests seemed calmer. Unfortunately with low tide, the beach smelled. Also I prefer lounging by the pool. For the price we paid to stay in the mansion, I expect a higher level of service. The indoor pool room was hot and muggy. Too uncomfortable to lounge there. Other pools on property required a shuttle bus ride and were on the side with the older cheaper village rooms. There were condos on the property that are rented out as well as multi room units which may have contributed to the overcrowding at the only heated pool on site. Despite the very nicely done room, I would not stay here again. For the price I paid, I expect higher quality, more exclusive access to amenities such as the pool.

Pros: The bed
Cons: Lighting
6.0 Good
Pros: It's on Cape Cod!
Cons: We booked for four people but they only would give us 2 breakfast vouchers.
10.0 Excellent
Pros: Room over the pool , the pool , and last slept well and rested up ! Thanks
Cons: I don’t complain !!
6.0 Good
Pros: Nothing.
Cons: It was overpriced.
1.0 Poor
Pros: relatively new building
Cons: Absolutely NIGHTMARE!! Kids were screaming in the pool after10pm and people were drinking and shouting even after 230am. The building structure makes echo from every single noise from indoor pool and common area. So, if your room has a pool view, you are fxxked with noisy for sure. Also the room was full of clorox smell since its facing the indoor pool. The crowds seem they don't care about their kids screaming at night. They probably don't know if their kids are screaming and drowning. We called the front desk to take care of the people "shouting" and "blowing whistle" after midnight and no one showed up to say anything to them. There is no sign saying "you should be quiet" the pool view rooms are literally trash. I tried to go to bed by 9pm and guess what? slept like 3hrs in total. Total bullshit place. Shame on Sheraton letting them run like this and ruin their reputation.
8.8 Excellent
Pros: All of it
Cons: The woman at the desk was miserable and downright abusive
8.0 Excellent
Pros: Beds were very nice. Pillows especially. Pool is fabulous
Cons: The restaurant in the hotel was poor and the menu limited. The waitress on at breakfast was marvelous but the buffet was the kind that is given away at many hotels but they charged 14.95 for the limited selection.
8.0 Excellent
Pros: Perfect for a visit to family. Close to everywhere I needed to be
8.0 Excellent
Pros: The hotel was in a very convenient location. It was a very large room and very comfortable:

Pros: Very Good
10.0 Excellent
Pros: Came in super late after work was in a room within 6 minutes
8.0 Excellent
Pros: Everything fine
Cons: Price for mid february kind of steep.
9.0 Excellent
Pros: I've been coming here every year with my boyfriend. We love it that much. Now we have a little family and our little ones love it as much as we do! The grounds are beautiful and clean and plenty to do especially in the summer. Great area and location. I love being out here even only for a few nights. Will be coming back for sure!
Cons: Bathroom could've been a little cleaner. Rust in the tub.
7.5 Good
Pros: Lots of room. Nice toiletries.
Cons: We stayed at the arbor villages. We did not know these were 5 miles away from the main mansion. Interior decor was dated. Beds were very uncomfortable. Far drive from all main facilities of property. Also didn’t know it was the last villa complex on the golf course, we are not golfers.
10.0 Excellent
Pros: Received an upgrade to a beautiful king room. Thank you!!

5.0 Okay
Pros: Staff and facilities
Cons: Kids staying in room above us very loud
6.3 Good
Pros: nice to have indoor and outdoor pools and hot tubs
Cons: Hot tub closed to early, rooms were uninteresting, property way more spread out than I realized when booking.
8.0 Excellent
Cons: Villas were pretty far away from the mansion, but, there is a big pool and restaurant right near the villas
7.0 Good
Pros: The rooms were nice. The bar was good we came off season only one place open for dining.
Cons: The villages I was not impressed with. But the mansion is hotel style and very comfortable.
3.3 Mediocre
Pros: hmmmm let me think. It was nice to have a separate room from the living room. And the bathroom was clean.
Cons: If there there was any kind of breakfast included, its news to us. The chair and couch had stains on them so we covered them with a blanket and a towel. The balcony faced a hugh bush and just a glimpse of the golf course. Not what I would call a view. Only one of our key cards worked, and to fix that we would have probably had to go back to the main hotel about 1.5 miles away. Lastly, when we asked to check out at a later time, we were told we had to be out by 11am. So we were. However, we forgot something in the room and when we went back to get it at 5pm, it was still there. The room had not been cleaned. So why on earth could we not have checked out later as requested... we only asked to stay until 1pm. Not customer friendly at all. This was our 3rd and last visit to this location.
7.0 Good
Pros: Location, quiet
Cons: Not 3 star level anymore, dated rooms, mediocre TV selection of channels, hot tub/pool closed way too early 6:30pm
4.0 Okay
Pros: the seasonal employees were much friendlier than the full time staff. great location
Cons: my room was messy and the grounds around my building were littered with cigarettes and empty alcohol containers like a frat party had come through
5.0 Okay
Pros: Apt is well distributed. Nice place with the golf camp.
Cons: Off season already so none of the pools were o open and the indoor one closes early

8.0 Excellent
Pros: Everything
Cons: I would like to see a new shower head Everything else was good
5.0 Okay
Pros: Location. Not much else.
Cons: Staff was unfriendly. Room was worn & tired. There was a hole at the bottom of door, a mouse could easily enter. Rate was high considering the accommodations. They could only get away with charging that rate because of demand for rooms on Cape in summer.
10.0 Excellent
Pros: Nice little retro motel. Very clean and quiet. Mom n Pop destination site with great burgers!
7.0 Good
Pros: Great price, nice location in the winter, woukd be harder to get out of in the summer. Enjoyed our stay and close to everything we needed to see
Cons: The toilet in the bathroom sang a sad "song" after being flushed. Fine during the day but when someone is sleeping is a little disturbing. Also the sink dripped.
7.0 Good
Pros: Conveniently located in the area we needed to stay, the cost was appropriate for the accommodations. It is near Orleans and some good restaurants even off season. Plenty of heat and hot water.
Cons: The facility is dated and could use an upgrade of the room we were in but it was clean and well maintained. The restaurant on site (not owned/managed) by the motel was only open for lunch and dinner off season. I understand it is open for breakfast in season but that is not confirmed. Also the pool is closed from mid October to May. No ice on premise (ice machine looked like it was turned off, We were there off season therefore some leeway can be given for the facility.

5.0 Okay
Pros: Didn't have.
Cons: Should get new toilet seats. They really look bad & are not that expensive. The staff is nice. It us an old motel that could use some updates. But, it was clean. We stay there because it is convenient to where we are visiting.

6.3 Good
Pros: Conversion from tub to shower lever worked poorly, did not divert as much water as I would have liked ...
8.0 Excellent
Pros: The room every big. Nothing fancy, but clean and functional. Nice sized frig in room. Very close to Nauset Beach.
Cons: No complaints.
5.8 Okay
Pros: The location

8.0 Excellent
Cons: Noise from adjacent guests outside in the middle of the night.
4.0 Okay
Pros: Convenience, price
Cons: bathroom and sink had not been cleaned, room was dusty, TV was not working
3.3 Mediocre
Pros: Location is nice, very close to the rail trail.
Cons: When we first came in the room there were ants and spiders on the wall. It was very dirty (hair in the bathroom, dirty sink/faucet/tub ... ). Furniture were very old and in a poor shape. Sheets did not look that clean. A lot of dust on every furniture. Very few light in the room, poor lightning. Breakfast was very poor (we even had a fly in the bread). A couple bagel/industrial muffins and powder coffee can not be called "continental breakfast". We will never come back to this motel. This motel does not deserve his 2 stars.
6.3 Good
Pros: It was very comfortable, safe and relaxing. I was there with my girlfriend and we both loved it. Pool was great and there are 2 tennis courts, a basketball court and a volleyball area. Not the most modern sporting set up but very good for both adults and children. Staff were very good and always there to help. I would (and already have) recommend this to friends and family and if I am lucky to go to Cape Cod again, I would stay here again. Good spot for R&R. Not so much for drinking and partying. Like other places in the Cape, car hire would be needed unless you fancy cycling 10+ miles a day getting to beach and back.
4.8 Okay
Pros: The man who checked us in was very nice, and the hotel was generous with the number of towels left for us to use.
Cons: The counter around the sink was not clean, nor was the bathroom floor.
5.0 Okay
Pros: Room quite large, coffee and juices available 24/7.

7.7 Good
Pros: Location, bike path, indoor pool access at 4 points, most of the staff was good as when I mentioned we had some (not a ton) ants they took care immediately with an organic spray that worked for the remainder of our stay and the manager was very professional and courteous. The room, bedding, towels, and bathroom were clean.
Cons: Bathroom screen/window dirty and full of bugs, old tub/shower plastic shows some mildew and deterioation, but clean. Deteriorating building, outdoor steps wiggled, deck shows rot. maid never left enough towels family of four left with only 3 towels multiple nights had to go to front desk or catch her outside. Ants, but were taken care of ASAP. (BTW no outdoor flower boxes like in the photo...)
9.2 Excellent
Pros: Big rooms, clean and easy to locate. Use of the the Marriot next door makes for an excellent value.
9.2 Excellent
Pros: Simple, clean and quiet (at least in the off-season!) accommodations, reasonable rates for our two dogs, and great location for access to the National Seashore trails and beaches, and a short hop to Provincetown.
Cons: We stayed in mid-October, and thicker blankets would have been appreciated. Coffee and hot water for tea are available in the office, but a small coffee maker in the room would have been nice. Small quibbles which we hope will be taken as suggestions for even better guest experience; we really did like this place!
5.8 Okay
Pros: It was pretty much what one would expect for the money and my expectations were met because they weren't very high to begin.
7.5 Good
Pros: It was a good place for the price
Cons: Not many guests and the ones beside us were so loud - not much insulation between rooms
3.0 Mediocre
Pros: The front desk clerk was wonderful-very kind and helpful. I liked being able to use the fitness room in the hotel next door.
Cons: I din't like the dirt on the door and walls, cobwebs. The heat was impossible to regulate--the coolest setting was too hot. I didn't like the rust on the refrigerator
7.1 Good
Pros: Beds were very comfortable Television reception in room Thirty poor Television in Room 16 sound switch didn't work
Cons: Need a good cleaning in the bathroom needs an exhaust fan in the bathroom Lighting with very poor and rooms should be freshened up clean especially the bathroom. Our heater unit kept blowing out fumes from septic system in back Room 16... Room 30 front window has no lock Room 16 front entry light switch does not work.
6.0 Good
Pros: I chose this hotel for the price. It was just going to be a quick overnight so I did not want to spend much. I also enjoyed being able to use the indoor pool next-door.
Cons: The room smelled very musty. I turned the AC on in 55° weather just to attempt to get some of the smell out. It did not work. My daughter took a shower and I realized why the smell was so musty. There is no ventilation out in the bathroom whatsoever.

10.0 Excellent
Pros: This was our second time staying here and the owners are so nice and the location is perfect for visiting friends and family. The rooms were clean, beds and pillows are comfy. Heat worked well which was good because it was cold there on the Cape in Nov!!

10.0 Excellent
Pros: The property is close to everywhere I need to get to. Walking distance for many restaurants and a grocery store.
7.1 Good
Pros: I liked it was close to the Flex line to Provincetown

7.7 Good
Pros: Location, staff, pool, rear deck on room, cleanliness were all very good.
