Pros: We loved everything about our stay! The staff is so friendly. Thanks for helping us plan all of our activities. We e-biked through red woods and climbed a volcano. We loved their breakfast each morning. Dinner was delicious. We met the donkeys sheep and mini horses. The beds were super comfy. We played tennis. We felt like we were visiting family. We will be back!!

Pros: The location of the place near the lake with amazing views over the lake. Very quiet and extremely private. Nice NZ cliche of past owners of the property with history of the place. We got the large house with 4 rooms.

Pros: From the moment we arrived we were made to feel special. The staff went above and beyond to make our stay, one we will never forget. The property is simply magnificent, the views stunning and the cottage overlooking the lake was clean, warm, very stylish and extremely comfortable. Drinks and canapés were served prior to a four course, five star dining experience. We will be back!!

Pros: The hosts were fantastic!! Attentive, friendly and relaxed. The food was absolutely divine!!! The facilities were just what we needed...and a whole lot more. All the staff were impeccable but so, so friendly!! This is all you hear New Zealand can be. Very ,very well done by all involved.

Pros: - Breathtaking place. - Owners and staff are amazing, felt like home, they organized whatever we wanted to do, drove us, planed a gorgeous heli trip to white island directly from the lodge garden (must do!). Educated and interesting people, very welcoming and clever. - Private chef with open kitchen available whenever you are hungry (included in the price, no need to ask for the check every time, whatever the hour) - Great privacy. You have your space and a feeling of total freedom. - Plenty of cool stuff to do : gave us one of their boat key+life jackets, had a fun trip on the lake by our own - Rooms are big, view on the lake, clean, brand new bathroom

Pros: We enjoyed our stay at the Arista Capri. Room is spacious and comfortable, location is awesome, parking right in front of the unit, and the staff is lovely (Morgan is a really nice guy!)

Pros: The cleanness of beds is beyond our expectation, it's freshly washed on the day of our arrival, which is something most established hotel chains won't able to do.

Cons: Roof covering over outdoor spa pool requires attention and a much needed clean. The tiling was also in need of a clean. Also felt kitchen cutlery was sub standard.

Pros: EVERYTHING was really good. The room was warm when we arrived and super super clean. The beds were a bit firm but it's the way we like it. The cleaners always done a thorough job of cleaning up, making the beds etc & along with all the other staff very helpful and polite. 2min drive away from Countdown which was awesome for us. The spa was awesome to perfect for the colder nights. They also have a bbq and a park for kids if you wanna take your whole family. Rooms were also very spacious. Extra blankets were also in the wardrobe not that we needed them because their were panel heaters and OMG they were great. Thank you for the wonderful stay will deffinately be coming back (:

Pros: We had a great time staying with you, this is the second time we have stayed and this time we wanted a bigger room as we stayed a little longer. I have a young two year old who enjoyed his big space the park was a bonus and also the hot tub which we all enjoyed. Overall such a homely place staff are friendly and helpful, one of our tvs did not work the first night and after letting staff know the problem was solved straight away such awesome service. Definitely get what you pay for and worth it. Thank you!
Cons: It was quite hard to adjust the heating in the rooms and the bathroom but a lovely lady helped us do this which resolved the problem in no time.

Pros: The location was lovely with a beautiful view from our room. Information on activities, restaurants etc was good. Breakfast was plentiful and tasty. Good water activities such as kayaks were available.
Cons: We found our welcome a little off hand, with more attention being paid to our credit card than us. We introduced ourselves & were then asked our surname again. We had to ask the host his name. There were communal tea/ coffee making facilities but no biscuits or little treats. We were not informed that we could have used the breakfast area ( where there was a cosy lounge) to watch a movie at night. Although breakfast was lovely, there was no welcoming smile or chatter from the staff.

Cons: Not sure if we got bedbugs from the room or my 2 hour outing to a friends house that was fully lit ( bedbugs only come out in the dark) ? But I did call to confirm that you do fumigate so I can’t say either way. But bedbugs came back with us :( We loved the food & full on experience from everyone! See you soon!! Pros: Very nice design and attention to detail. Very courteous and friendly staff. Views of Lake Rotorua from common areas. Delicious breakfast. Also, the one dinner we had at the hotel restaurant was very good. Quiet and elegant atmosphere.
Cons: Far from town - had to use taxis to get to sights we wanted to visit. Not a huge problem, but this did add cost to what already was an expensive hotel. (But being out of town did have the advantage of avoiding the sulphur odor of parts of Rotorua.)

Pros: This was our second trip to The Black Swam. It is a charming, boutique hotel. The decor is original and luxurious. We had a lakefront room that had an amazing view of the lake and gardens. The room has a small sitting area; bedding and furniture was comfortable. It was nice to have a fireplace in the room on the cool evenings. The bathrooms had a gorgeous soaking tub, along with a large shower. Staff is attentive and accommodating who were willing to schedule activities and dinners. Breakfast was included and cooked to order and it was delicious and they had gluten-free offerings. The Black Swan is conveniently located to everything in Rotorua. I highly recommend The Black Swan.

Pros: Location close to the airport with excellent lakeside views. Full self catering facilities with great beds. Some services out of action like the pool but we expected that due to it being winter, and friendly manger was kind to offer alternative indoor spa/jacuzzi.
Cons: It worked well for two couple (in two bedroom) plus lounge area, kitchen and outdoor BBQ space. We have no negative comments at all.

Pros: Recommend if you are looking for total break from the mad day to day of a busy life or a romantic getaway ....Don't be alarmed though if you feel you are bored with you feet up, relaxing into the sumptuous leather chair in front of the fire in your luxury private villa, there is plenty to do. Recommend you get picked up for the four wheel drive around the estate and of course 70 kilometers of walks to choose from. We loved everything including the food which was outstanding.

Basic games room with table tennis, small but adequate swimming pool, outside spa and inside spa available for all guests and a bbq! Super friendly receptionist.
Cons: Exceptionally loud neibours, shouting and using their private spa until 11:30pm. Not the hotels fault at all but was still annoying, this is possible because the self contaimed units are attached in a semi terraced style. Do not let this put you off though, they were exceptionally loud and everything else was perfect. On the edge of rotorua be sure you have a car!

The room was great with a lovely comfortable bed & pillows. We did have a front room but didn’t find the traffic noise disturbing. Cons: The room we were given on checkin was a shoe box, with no windows and off an internal hallway. We spoke with reception and they moved us to a room with a window facing the street of the same standard. This was nice, although small. We check in early so I guess someone else got that room as they were fully booked. The hotel faces a geothermal park, so the sulphur smell was intense at night. But the whole town has an odour.

Cons: check in process really robotic, in fact the lady that checked me in spent more time acknowledging a phone call instead of paying attention to me. and no directions given on where to go, safe wouldn't work and as I was ready to head I wasn't going to wait for someone to come and look at it, rang for room service went to voicemail, rang a second time when asked what soup they had was told I don't know, when they did go and find out told me it was pumpkin, great I said until it turned up and it was more like curried pumpkin, pillows terrible use their pillow menu which I would have if I had of known there was one. I found my stay extremely disappointing really.
