10.0 Excellent
Pros: Just an amazing place to stay . Felt extremely welcomed, the attention to detail was just amazing . Rooms where lovely . Garden is absolutely amazing , we where relaxing by the pool with a beer and wine . I felt as if I was Abroad . I posted a pic on FB and asked people if they knew where I was. Apart from daft comments . Most people thought I was NOT in UK. What can I say about breakfast !!! I hardly ever eat full English, but being so impressed so far with my stay , thought I would give it ago . Well it was just delicious , even the hand written card telling us the weather , sun rise , sun set , tidal flows for the day was just such a lovely thought . I will most definitely stay here again . The White House is a little jewel in Hastings .
Cons: Absolutely nothing

Pros: Best part of the stay was Vincent, who has put his warm character throughout the whole of the house and at the end of the day, made you feel like you were coming home..... Espescially when you were coming home to your private 2 bedroom annex with private bathroom. ....... And the breakfast...... Scrambled eggs and salmon for main with a hot croissant on the side to go with all the Fortnum and Mason Jams...... Highlight of the day. Nothing was too much for Vincent and we will definitely be staying here again if we are in the area. Thank you, Zanthy, Aditi and Min

Pros: This was a very special place and Vincent was an outstanding host. The email I received prior to arrival was particularly helpful and included reliable recommendations of places to eat in Hastings. We were made to feel very welcome in this beautiful house, which is full of interesting things. Our room was very comfortable, quiet and tastefully decorated. Great shower, super comfy bed, top quality tea and coffee-making facilities. We enjoyed breakfast at the big table with the other guests. The food was all delicious - excellent fruit, cereals, warm croissants, tasty scrambled eggs and a huge array of jams and marmalades. On our last morning, Vincent took us to his favourite fish stall to buy fresh fish. Nothing was too much trouble. Un grand merci, Vincent!

Down to the afternoon tea on arrival, the friendly but not in-your-face welcome, the beautiful room, comfortable bed, lovely linen and gorgeous bathroom, complete with soft towels, luxury toiletries and bathrobes and to top it off, the amazing breakfast, I need another excuse to go to Hastings and stay again! My boyfriend and I came to stay after a comedy gig at the local theatre (we live about 30 miles away) and decided to stay over so we could make it a bit more of a treat and I'm so glad we did - you must go and stay there, you won't be disappointed!!!

The sitting room is lovely to , sunny and charming .

6.3 Good
Pros: The shower in the Bali room was lovely, the decoration of the room was tasteful.
Cons: There was a strong smell of naphtlalene in the Bali room which made the stay somewhat uncomfortable. Although it did look like that there was an effort to give the experience a luxurious feel, this felt that it lacked a bit of quality having that smell and also in the simple things: poached eggs were overcooked, the champagne was very warm, the mini bar in the room had a bar of chocolate already open. it felt that £190 for one night was over-priced
10.0 Excellent
Pros: The attention to detail and quality of the bed, bathroom tub with luxury shower head, plenty of towels, peace and quiet - EXCELLENT FOOD. This hotel is a boutique haven for the weary traveler. I absolutely will go back.

Pros: We was in Hastings visiting family and stayed in the twin room at the B&B with my 14yr old daughter, and we had a lovely time. The Ower was so lovely, nothing was a problem for her. Our rooms were cleaned very day we were there, with fresh bottles of water. The beds were really comfortable that I had to drag my daughter out of them each morning. We had to share a bathroom with other guest, which I was worried about, but it wasn't a problem at all. The other guest were lovely and welcoming, as they were regual visitors, This gave the B&B a lovely feeling of home about it. THE BREAKFAST... Was AMAZING!! Top quality produce, all locally brought. My daughter was so happy that she was allowed creps everyday. Tracey was her lovely self every morning and was very attentive to our needs. Breakfast was a very welcoming calm atmosphere every morning., which set you up for the day. The B&B it self is in a good location in the old town, and is about 15min walk to train station. 9.5 Excellent
Pros: Central location. Easy check in and check out. Room 8 (small single with shared bathroom) had own sink & small fridge which was great. Towels were also supplied. Shared bathroom although small was of high-quality. Owner recommended Cafe Mocha around corner for breakfast which was good value but also serves one of best Italian coffee's I have ever had.
10.0 Excellent
Pros: It’s perfect for my job and budget. Staff are very professional. It’s clean.
Cons: Steep stairs
10.0 Excellent
Pros: The lady at reception went above and beyond for us at our stay. We came during a heatwave and she was kind enough to go and buy a fan for our room as it was very hot. The shower had incredible pressure. The room was spotless and very comfortable. Would defi iteky recommend
10.0 Excellent
Pros: The place was nicely decorated and was very clean, which was the most important thing as I had my 9 yrs old son with me. We were prepared and had toiletries with us, but we didn’t have to use them as the toilet was fully sorted (except for tooth paste as it’s understandable). Had iron board, the iron and hairdryer already in the room. The only downfall would be if I had to rate the Internet connection. We watched some tv and there was a few connection issues. Not ideal, but all in all very happy.
7.5 Good
Cons: shared bathroom not good ,no breakfasst included in the peice , no chaier or table to eat from
2.5 Mediocre
Pros: I didn’t like anything at the Senlac guesthouse. Easily the worst place I’ve stay in.
Cons: Rude staff, very uncomfortable bed, advertised as free parking but it wasn’t so false advertising. Bathroom is down the hall past somebody else room, view from bedroom is terrible.
10.0 Excellent
Pros: Cozy clean hotel I really liked. Great location. Beach nearby. Pleasant intelligent hostess told everything. Near a cafe until 5 pm, you can have a delicious breakfast. I recommend. Next time stop in it

7.5 Good
Pros: Location is great - facing out to sea adjacent to the pier
Cons: Parking can be tricky - the car park is small, steep and usually crowded
7.0 Good
Pros: Staff were friendly. Comfy beds very clean and lovely bar.
Cons: Food was awful not cooked
9.3 Excellent
Pros: Breakfast was excellent many have said it should be included in the price, but we understand it would cost a fortune to do this as this is a hotel not a b and b and were happy to pay.
Cons: Not such a dislike more of an understanding that chairs in the main bar area were looking a bit tired but then again we understand that with your ongoing refurbishment not all things can be tackled at once so were unaffected by this
6.3 Good
Pros: comfortable room, nice en suite, view of sea. All good.
Cons: Hadn't realised that the main road from Folkestone to whereever, was right outside on the coast road. Very noisy traffic combined with very hot weather - difficulty sleeping. Also being a dog-friendly hotel is great in one way, but barking dogs when you go to sleep isn't. Also the stair carpets were definitely not vacuumed enough.
4.5 Okay
Pros: Sea View
Cons: Poorly lit corridores Lift badly smelt of dog Poor decoration Hotel fit for dog owners only No fridge Room smelt, needed to get air freashner Poor parking Poor breakfast Poor food Expensive rates Poor room carpeting Lack of attention to room supplies
3.3 Mediocre
Pros: Hard to find any positives.... I guess at least the toilet and bed sheets seemed clean.
Cons: It starts with bird excrement on the window which was facing the parking in the back. For three days no staff managed to clean it off. Each morning in the hotel starts with a nauseating smell of frying (with some overused cooking oil I presume), which incredibly transports itself through the walls and floors of every inch of the hotel's space and stays on your clothing and body for a long time. Opening the window doesn't help, as it also comes from the outside. Our room was on the top floor which meant the room never cools down after a hot day. The floors, ceiling and the walls are quite thin and very creaky. I felt sorry for whoever was sleeping underneath us. I am also not sure if the hotel would pass a fire brigade's safety inspection. The staff was nice but they seemed to be bothered by your presence rather than excited to see you. I don't recommend anyone to stay there, this place should be ashamed of calling itself a hotel and it shouldn't be included in booking.com at all. It needs an immediate general rejuvenation. Awful just awful.
8.0 Excellent
Pros: Ideal location, friendly staff, nice restaurant and bar. Lovely outside verandah overlooking the beach and pier. Rooms clean and recently decorated. with modern bathrooms including toiletries.
Cons: Hallways are higgly piggly but can do with better signs to reception. Hallway flooring could do with updating, Little lift is very claustrophobic but there is a larger one available.
9.3 Excellent
Pros: View was amazing. Excellent menu. Friendly staff
Cons: Bit airless in 3 rd floor bedrooms
6.8 Good
Pros: Good distance from the town and old town. Good comfortable bed, big bathroom
Cons: - too hot in room always had to pay for fan - smells of smoke / blocked toilets - walls way to thin - to highly priced for the size of room - house keeping came way to early and we was still in bed and she nearly unlocked the door. They didn’t give us a change to put the sign out - marks on walls needs a lot of TLC
10.0 Excellent
Pros: Could take our little dog anywhere in hotel. Lovely view from bed. Very pleasant staff. Veranda to sit on to while away the time.
Cons: Noisy road outside but you can do nothing about that!

8.0 Excellent
Pros: The breakfast as always is very good, sets you up for the day. My first room was very poor, bathroom had seen better days, the hanger pole for my clothes did not fit correctly and all my clothes ended up in the bottom of the wardrobe. Also no air con and with the sun beating in most of the day, the fan was ineffectual all this for an exec room, they did apologise profusely and sorted me with a better room.
Cons: Had a meal in the restaurant for the first time(never again) the steak I had was rubbish, tough as old boots full of grissle and not worth the supplement of £12 . The dessert was excellent however but overall very poor quality and value for money.
10.0 Excellent
Pros: Nothing not to like - all good thanks
Cons: Nothing
8.0 Excellent
Pros: All the staff were friendly and helpful including the chamber maid and handyman. The fitness club next door was a real bonus.
Cons: The garden was lovely but some of the borders were empty maybe shrubs instead of flowers would be easier to tend.
10.0 Excellent
Pros: I reported an issue with the room and the staff were very professional in the way they addressed it. I also liked that they had a spare charger in reception I could borrow. Very satisfied with the professional customer service and will return again soon.
Cons: Have stayed here a few times now so not much to dislike. Menu could do with updates as it’s been the same for a while. It’s all very good food but would be nice to have a change.
7.5 Good
Cons: Noise from air con. 30 sec. hum sounded four times during night.
8.0 Excellent
Pros: The location after the spa day , stayed and had a bar meal , lovely and the breakfast was lovely , great choice and all freshly cooked. Garden furniture a lovely addition too
Cons: Room was too warm , even with both windows open and a fan blasted on us
10.0 Excellent
Pros: One of the nicest hotels I've stayed in. I travel extensively and I could not fault this hotel. The grounds are beautifully kept, the hotel is immaculate and the staff are exceptional. One of the most comfortable beds I've ever slept in. I would highly recommend this hotel as a getaway!
7.0 Good
Pros: Location was exceptional
Cons: Friendly staff
9.5 Excellent
Pros: We thought that the staff and quality of the hotel were very good. The room was large, clean and extremely comfortable. The bar area and gardens were a great addition to relaxing over the weekend.
Cons: Breakfast was in a buffet style and the quality of the produce did not match what we had in the restaurant.
8.8 Excellent
Pros: Comfortable room/bed. Very clean
Cons: Only two tables in the garden had parasols.

Cons: Everything was good
3.3 Mediocre
Cons: No one to greet on arrival didn’t see anyone the whole duration of our visit, the house was dirty breakfast not included
6.3 Good
Pros: Location
Cons: I was top floor no lift
8.8 Excellent
Pros: Not expecting it to be quiet but it was,bed very comfortable.good instructions on how to enter the property.Kath had tried to sort out the car parking voucher with the council as it omitted Priory car parking, which was the most convenient to the guest House.
Cons: Nothing
4.3 Okay
Cons: the room and the bathroom were in need of a general cleaning.lot of greasy spots. doors were sprinkled with dirt stains. spider webs at several spots. Accomodation was in need of some general renovation, like new painting etc.
7.5 Good
Pros: The location is perfect, 5 min walk from the train/bus station, a few food stores are just a corner around. The big shopping center is 7 minutes walk, the sea promenade is also a 7-10 minute walk. The check-in is simple, you can leave your luggage after your check-out. The room is cleaned every day, the fridge is OK but a bit noisy. Everything necessary is in the place. The host was very friendly.
Cons: The wifi is slow, some interruptions took place. Just to compare, the public wifi at trains works better. Another matter is quite individual but maybe it can be taken into consideration. The towels/linen were washed with the perfumed powder, so I could not breathe at nights (while my overall allergy is quite weak).

Pros: Not much to like about this property, It’s very odd, Chinese restaurant come B and B But I’ve got to say the lady and the breakfast was great,
Cons: It’s just odd, Someone just trying to make money without putting much into the Hotel being like a Hotel.
7.5 Good
Pros: Breakfast was basic , didn't have much choice
Cons: No one around at check out , was not told what to do with room key
10.0 Excellent
Pros: Lovely relaxed family very much enjoyed they're company of the little time we spent with them (only 1 night ) so hence our comparison is not typical although true and accurate from our point of view I think as hosts they give a very true representation of a decent b&b
Cons: Matter of personal preference they were marvellous hosts and should we of considered more then we should of been charged more
9.3 Excellent
Pros: Location was great and the staff were very helpful and friendly breakfast was very good but basic. bed was good.We go again.
Cons: It needs a cosmetic makeover
7.5 Good
Pros: OK - only miniboxes of cereals. Cooked breakfast was fine
Cons: Service in the bar in the evening was a bit sluggish considering the restaurant did not appear to be that busy. Also decor in the bar bit unwelcoming as opposed to the chinese decor in the restaurant and rest of the hotel.
4.5 Okay
Cons: The Hotel could do with some TLC
10.0 Excellent
Pros: Everything.
Cons: Nothing.
4.3 Okay
Pros: Staff
Cons: Location and style of hotel it was a Chinese restaurant and looked tackey
5.8 Okay
Pros: When you book a hotel, you don’t expect it to be above a Chinese restaurant! Rooms were clean but a lot of noise in the morning.
Cons: No photos on booking.com of the exterior and now we know why. Rooms above a Chinese restaurant! This should be listed as a B&B and be considerably cheaper!

8.8 Excellent
Pros: The fact it was very clean and comfortable and not bad value for money, breakfast was good and served quickly with no fuss, easy to find, and the garden was lovely.
Cons: Thay it was too far to town centre if you wanted to walk, but there are plenty of buses available all day for cheap ticket so overall was ok.

7.0 Good
Pros: Good location, staff v helpful, good breakfast. Shower was ok

Pros: The amiable owner John was a real character, the room was clean, tastefully furnished and decorated, everything you needed was present in the room, it was comfortable and a home away from home.
Cons: The many flights of stairs up to the top floor but the stunning sea view made it all worthwhile.

8.8 Excellent
Pros: The receptionist/manager was very welcoming and helpful. The hotel was very central, only a few minutes from down town and the beach. Rooms were clean.
Cons: Parking was not very accessible, though I was lucky to get a metered spot right outside the door. By bad luck, I was there when the Internet was down and though they had summoned somebody to fix it, it was still down. Need a key deposit system for early leavers.
8.3 Excellent
Pros: Smart and tidy
Cons: Parking a bit tricky
8.8 Excellent
Pros: Central location perfect for the shops and seafront. Multi storey carpark behind which allows 24hour parking and can be paid for online. Friendly owner of the guest house. Its a guest house you get your room which is clean, a shared bathroom which was also clean and shower pressure was good.
6.3 Good
Pros: Near the venue
Cons: Trying to park
5.8 Okay
Pros: Comfy Bed
Cons: Felt that security could be a potential issue, with having only one key for front door and your room, which makes you think that all keys could access anyone's room! Plus lock did not work from the inside of our room! Carpet and chairs looked like they have seen better days and could do with replacing, your greeted by being asked for payment straight away, which is a little surprising at first! Then when you check out, there is no one around! Need a key deposit box or something!
2.5 Mediocre
Cons: The room had a stale smell from the pipes. Water was leaking from the shower onto the wall reducing the amount and pressure of water from the shower. Water draining was very inexistance, I was standing in pool of water which was still there when I checked out.
8.3 Excellent
Pros: Comfortable double bed and tea and coffee stocked every day. Clean, tidy and quiet accommodation with easy access to the town centre and seafront.
Cons: Very basic with only 1 chair for 2 people. Only real criticism was the smoke detector hanging by its wires from the ceiling
7.5 Good
Cons: Good
3.3 Mediocre
Pros: Nothing
Cons: I have made a complaint
