Pros: Near the mall and eateries. Near several tourist attractions.

Cons: You will need a taxi to get to city Centre but the staff were very helpful with car hire and helping to get them there promptly for pick up.

Pros: I really appreciated the fact that there was a room available for me when I checked in at 9.30a.m.! I had dared to request it when booking, but it was a wonderful surprise, as I had had an early flight.

Cons: The breakfast area is quite cramped.

Pros: Bed was really comfortable . Buses stop outside hotel every 5 minutes. Staff really nice .

Cons: Bed sheets weren’t changed all week, would of liked them changed at least once . Eggs were a little over cooked

Cons: Very small room for family, not working AC. Hotel under reconstruction.

Pros: The whole room was carefully thought out with enough electrical sockets and even USB sockets for those of us with devices to charge. Our room had iron and board, a hairdryer and the usual complimentary toiletries. There was a choice of soft and firm pillows and feather pillows were available on request. The bathroom was carefully thought out so that somebody could go to the toilet privately whilst another was in the showe.

Cons: I was flea bitten in my room and I couldn’t sleep at night as a result. The room was comfy. When I told staff before checking out the casual reply was oh that’s common at this time of the year! Not what I expected to hear as I had told her quietly as might need to fumigate room

Cons: I would rate location as 4/10 The accommodation was basic based on previous experience. Possibly not value for money. The premise was old and needed an upgrade. The room was stuffy despite windows. No fans poor air circulation. Although bed was comfortable we were very hot most of night. We had breakfast else where as dining room looked a little gloomy.

Pros: Reasonable rate for the town and standard offered, comfortable room, modern equipment, pleasing environment. Many small attentions: complimentary pastries, sweet wine, etc. Good internet conection.

Cons: Very difficult to find someone from staff, you (almost) always need to phone. Stairs are sometimes narrow and there is no lift; take into account if you carry heavy luggage.

Pros: We went to Leith to get married and we were gifted with prosecco on arrival. We were made to feel very welcome and were well looked after. I would stay there again :) loved the full scottish breakfast, just what we needed :)

Pros: We were near a bus stop. Relatively easy to get to town by bus and walk in 20mins.

Cons: Bathroom was dirty hair in the plug hole and smelled like stale urine the smell wouldn't go away. Everything was an extra and we weren't told at the time of booking had to pay for towels give a deposit for a hairdryer. Rooms were noisy thin walls. Mirror in the bathroom was broken. Fire alarm went off at 6.55am with no explanation and no one to tell us it was a false alarm we had to go and ask at reception. Rooms were not cleaned during our stay. Window didn't open very much so couldn't let air in. Carpet covered in stains. Mattress very thin and could feel all the springs.

Pros: It was clean and modern.

Cons: The mattress definitely needs a replacement.... felt like sleeping on the springs the rest both the room space and the cleaness where ok.

Cons: Double beds are tiny. Corridors were boiling hot. No towels available until next morning. Very noisy pub/club across the road. People fighting on street until v early hours

Pros: Staff were amazing. Free tea, coffee and milk were a lovely bonus. Close to City Centre. Good sized rooms (we were in a studio with kitchen).

Cons: The room was so hot and you have the suicide windows which you can't open properly and as we had a studio with cooking facilities, that was horrendous! It was soooooo hot that it was massively uncomfortable and we struggled to sleep. Even with a fan in the room it was not good. Let us open the windows! We are grown ups! Mattresses are inferior. We could feel every spring. We solved this by getting a second duvet so we had one each and could wrap it around us, then it was ok... just! x

Pros: Very clean room , clean kitchen, good clean bathroom, very friendly staff , bed was little small for two but comfortable , would definetly stay again .

Cons: Room was ridiculously hot, bed was hard, I stayed for 4 weeks but nobody came to clean the room, bathroom, change sheets or vacuum- disgusting after the price I paid for what is actually student rooms

Cons: The rooms were ‘sweat boxes’, impossible to get cool even with a fan. There are lots of people coming and going that make a lot of noise the reverberate between the buildings

Pros: The location is great, there are a bunch of nice cafes and pubs nearby and it's a 25 min walk to the Old Town. We stayed for a week during the festival and it was a good base to enjoy the city from.

Cons: The whole building, and especially the room itself were incredibly warm at all times and the windows don't open more than a crack. The bed is part of the built in furniture and narrower than a standard double so not the most comfortable night's sleep when one or both of you are tall or large!

Cons: There was blood, or what seemed to be on the bathroom wall, aswell as nasty stains on the chair, dust every where and it was so sweltering because of the lack of ventilation in the place we couldn't sleep all night. I would not of been upset by any of this if the room was £30, which is what it was worth for the standards. Our key was running out of battery and took a long time each night to enter the room The pillows were so thin I felt I was lying flat on my back and the duvet was filthy and old. The staff were lovely and so helpful but we have since booked into a new hotel which was far better value for money. At around the same price we now have a clean, comfortable room with a proper duvet and pillows. We are attempting to find a refund on our room at this accommodation. Not worth it for us at all. We had to save up to afford this accommodation and feel ripped off and would really not recommend. A room which claims to be clean and comfortable was certainly the opposite and we are not fussy people at all. We are delighted with our new budget room at the same price in a different property, which is simple but clean and comfortable and feels like we have Got what we paid for. I don't ever write reviews unless I have something posative to say because I like to sort out problems there and then but this time I want to warn others who may book NOT to do so because I hate people to be taken advantage of or ripped off and that certainly how we left this place feeling.

Pros: We like the kitchen and appliances in there. Nice and cozy bathroom. Really cool outside yard. I appreciated the elevator.

Cons: Walls were dirty from soaked water. There could be also a some small light. To much heat inside, because we couldnt open the window fully and get fresh air in. When we were in the shower too long lights turned off. Only one blanket for two people.

Cons: We would not have stayed here if other options were available. The wall is very thin, no room cleaning (yes it is a student dorm, but we did not pay a "student price":)

Pros: Simple accommodation in typical British style, far from new but by no means bad. Calm and quiet area. Bus stop to the city centre a few minutes away, or around 15-20 minutes by foot if walking all the way. Friendly staff. Ok if you just want an affordable place to sleep.

Cons: The window was broken and couldn't be opened and closed at will. Had to ask the staff to close it so it wouldn't be cold and later when it was closed there was no air ventilation in the room so it got stuffy.

Pros: The bed was reasonably comfortable. The TV worked, as did the kettle.

Cons: Almost everything about this place. The staff are rude, ignorant and frankly, lazy. It’s extremely dated as well as having to pay for WiFi. What the hell?

Pros: This is just not a top rate place. Other than tea/coffee in room and shampoo/ soap, it was just ok. No cups in bathroom. Carpet needs replaced. Had to ask for pillows, no extra key, so you had to travel together or wait to get in to room.

Cons: I will say towels we're soft and good sized.

Pros: There were no problems. Location was a good 20min walk from anything so please be aware of your location and abilities. Also fast food was about that far. Staff was awesome. Room was very small but perfect for a solo traveler. Overall it was great.

Cons: The actual set up door shut in our face twice. Went next door to get someone. Had to go next door to register. Cleaners were not happy we wanted to stay in our room as they were using it for laundry. Room wasent cleaned when we arrived. Very noisy hearing floorboards creaking and people moving around all night. No internet service on mobile due to being out in basement!!!!

Cons: The room provided was in the basement. Had a window with no screen or security so it was impossible to keep open at night. Room was hot. Mattress was horrible. We left after the first night even though we had paid for teo

Cons: On arrival was left outside the door while a person at an ajoining property was informed of our arrival. Taken next door to downstairs room to sign booking form. Asked for passport - not sure why as we aren't foreign nationals. Taken back to Leith House to our room. Paid for superior double but got a queen size bed. Curtains coming off rail & hem falling down. Bathroom door opened outwards into room and would only stay closed by placing our luggage against it. The room was hot & stuffy at night but as we couldn't close the bathroom skylight we had to keep the room window closed to avoid the door rattling with the draft caused under the large gap under the bathroom door. Very disappointed.
