Pros: I stayed at Rhea's with my three year old son and it was a wonderful experience. We had friends in town renting a house, but we were only staying for two days and one night and Rhea's couldn't have been a better choice for us. Not only did Tony help me carry in bags, he was super helpful, kind, and had a great conversation with my chatty son. We had breakfast next door at Rhea's cafe which was so convenient and even saw Tony there and met more of his own family. I would stay there again and again. It was a really great place.

Pros: We were really surprised by how spacious the room (incl. little kitchen) was. From the very first minute we felt welcomed and comfortable. The staff was very warm and regularly asked if we needed something. The service was absolutely awesome and we will defiantly come back and can also just recommend this hotel! Thanks to the staff for this wonderful stay!!! We needed a time out and you made it possible for us.

Pros: Hotel staff is always really accommodating here. Before I checked into the hotel I had gone out to dinner and purchased a couple of quarts of clam chowder to bring home with me. When I got back to the room I realized it did not fit in the mini fridge. I went to the front desk and the reservationists was more then happy to mark my bag and put it in the kitchen freezer for me. Also, the staff has always been really nice.

Cons: The facility is worn & torn, feeling it's age, needs attention. It actually is a timeshare resort that sells vacant rooms, as available. They are in a big push to find new "members" (new blood) to “share” the obvious need for maintenance-fee dollars, but seems little evidence that the “parent” owners of the facility are putting the money back into the property.

Pros: This hotel is in the heart of downtown Newport and convenient to everything. We only used our car to drive to the mansions tour. The staff was very friendly and helpful. The rooms have small kitchenettes with dining areas making it easy to bring food back or have a quick breakfast on hand, including glassware and utensils. We would happily stay at Newport Bay Club and Hotel again.
Cons: There are TVs in the living area but not in any of the bedrooms of the three rooms we booked.

Cons: Broken Toilet, when we called downstairs to let them know, got the impression they already knew there was an issue. They did send someone right away, but wish it was taken care of before getting to our room. That night after returning from dinner 9 p.m. the guest in the next room BANGED AND SHOUTED for us to be quiet - we were laughing - no TV on no music on just enjoying our view and relaxing - did NOT feel comfortable at this persons Anger! We were able to change rooms but at the front desk did get a little push back on - if they could get us a room with a view...I told them we were not loud and that HE was the problem she then stated ours was the second complaint from him - regarding a different guest...and she said how they had plans in the work to fix the soundproofing issues with the whole complex. Following night after dinner we returned and decided to go to the bar for a nightcap we got a high top table but went over to the bartender to place our drink order she seemed put out definitely not pleasant.

Pros: Loved the location. On the water and walking distance to everything in newport. Good hotel to stay at with teenagers but truly just an average and little worn marriott on inside. Felt very 1980s needs lobby re do.
Cons: Hotel front desk seemed overwhelmed and a bit immature. Made promises could not and did not keep. Conceriege lounge was average -- staff not very attentive in there. Food and liquor would run out and go unnoticed by staff. Also had an odd smell.

Pros: The B&B was really nice and a great value for the money. The breakfast was made to order, pancakes, eggs, toast, meat, fruit. Amazing. You can smell it when you wake up. Thames street is right there so it's super convinient. All around I'd stay here again in a heartbeat.

Pros: Newport is known for its mansions and opulence. The Vanderbuilt is a modern version of a big and beautiful home. The staff are extremely friendly and accommodating. You may very well feel like you are an Astor or Berwind. My favorite part is brunch in the Conservatory. The food is great and the room is just so pretty. Not my first stay and won't be my last.

Pros: I like the indoor pool, open from 7 AM - 10 PM. The free breakfast had enough variety to satisfy most diners. I needed and was given a handicap-accessible room which was in a very good location. The lobby was attractive and comfortable. Several staff members were friendly and very pleasant: Liz, Alisha, Christina were especially nice and helpful.
Cons: On at least 2 days the room was not made up even after we had been gone most of the day. The first time I saw a maid and simply said something to her; she immediately came and took care of the situation. The second time I called the front desk and Nicole was not exactly happy to hear from me, although I had not complained about anything prior to this! Two people came to the room and talked to us, but not until I offered to help them make the bed did they spring into action and do it! Took care of towels but left full trash containers! Said they were short staffed because some had been sent to North Conway, NH to help with a busy weekend. However, on this weekend in Newport/Middletown there were at least 3 major events: Norman Bird Sanctuary 40th Annual Fair; parents weekend at Salve Regina; and a car show at Fort Adams! Lots of traffic on all roads, this area was vibrant with activity! Also, confusion about my reservation which was for 5 nights, arriving Thursday, departing Tuesday. Although everything was established when we checked in Thursday night with Liz, staff the next day insisted our reservation was for only one night. Also insisted reservation was with EXPEDIA although it was made through Kayak. Very puzzling. Not a pleasant experience. We have stayed at this hotel several times since 2004 and never had so much trouble or dissatisfaction. In spite of these events, we will probably stay there again since it is so convenient to visiting family and I love the indoor pool!

Pros: Front desk staff, courteous. Room was just what I had hoped, and very nice. Pool and fitness rooms adequate. Ample parking and well lit outside. Hot tub was too hot. Had 3 fire alarms go off over 18 hours, but staff was doing a good job trying to accommodate. Afterall, things happen.
Cons: Even for free I wouldn't eat the breakfast my second day. Only hot offering was scrambled eggs which were so finely chopped one had to eat with a spoon and tasteless. Certainly not like eggs at home. No "syrup" offerings. The sausage patty was dried out and unable to cut b/c no knives out. Picked up with fingers, but not worth it. No hot water for tea midday at coffee station, but found some in breakfast area. Wasn't always able to hook to the wifi. Only thing the maid did in room was empty trash and tuck in sheets on a bed I had made.

Had to keep blinds open the entire stay due to people walking past our slider door and kids playing wiffle ball, etc. right outside our door. Strange sort or dampness that comes up through the carpet, all of our belongings, including any paper in the room was damp as well. Room service basically hung up up on us twice, we had to call the front desk only to finally get a call back from room service stating they did not have what we wanted. Definitely not worth $1000 for two nights....

Pros: The hotel is right in the heart of Newport, close to restaurants and shops. You can park your car when you arrive and never need it during your stay.
Cons: The room was nice enough although the bathroom is small as noted by other reviewers. At the regular rate, it’s probably a decent value given it’s location. But on holiday weekends they double the nightly rate and once they add in the $35 amenity fee (for what?) it becomes a $600/night room overlooking the parking lot. If I didn’t have to be in town for a wedding I wouldn’t have paid it.

We reported this to the front desk and they had the unit replaced the next day. Bar area downstairs is a great place to relax. Can't wait until the new restaurant opens.

Pros: The staff and location were amazing. Upon check in, they gave our daughter a little stuffed whale and she was in love! They also upgraded our room to a water view which was awesome. The on site restaurant, Scarpetta had delicious food and wonderful service.

Cons: Sneaky hidden "resort" fee. This is NOT a resort. If you're going to tack on an extra $50 at check out that you hid from your fees then you need to have much nicer facilities. The workout room was small. The pool had carpet around it and was too cold to use. The beds were VERY creaky and could be heard all night long when the people upstairs got out of bed to use the restroom etc. the rooms were clean enough, not super, but I wouldn't put my baby in that bathtub that's for sure.

There was no electrical outlet in the bathroom, had to use the hairdryer out in the bedroom, but had to plug it in under the desk, so I was not able to stand and dry my hair. Wallpaper in the bathroom was lifting. The bed was not comfortable. Advertised that there were pillow top mattresses, ours was definitely not a pillow top and it was quite flat. There was no refrigerator in the room, coffee maker was old and outdated. I have been in far cheaper rooms that provided a keurig and nicer coffee provisions. Powdered creamer in a packet was gross. Overall, it was fairly disappointing for the $500.00 per night rate.

Pros: The staff was amazing!!! Joe carried my bags to my room and could not have been more of a pleasure to talk with. I was heading into town for a girls night out and instead of calling me a cab the hotel drove me to my destination! It made my whole night much more relaxing and stress free. Also, the pillows were insanely comfortable. When I checked out I immediately went and bought all new pillows for my bed at home. I was so inspired by my wonderful night's sleep...

Wall behind tile in shower clearly water damaged with tile buckling and uneven with stained grout. No doubt hiding serious mold problem behind tile. Not so serious that I thought I needed flip flops for shower, but clearly showing neglect.

Cons: Paper thin walls to the point you could hear conversations in other rooms. Beware of party functions on the main level! First night there there was a Christmas party. When I asked the front desk what time it ended (we were on the 3rd floor and could hear the music so loud it was like a concert) they stated it ended at 10. I gave up on a quite night by 10:30. The bed in the room was a full when the website stated it should have been a queen. Had to pay the full amount in “resort fees” even though some of the amenities applicable to our stay (Friday-Sunday) were unavailable/cancelled. Lastly, keep in mind there’s no fridge in the room which stunk to find out coming back with leftovers. My fault for not realizing that while reading what was included with the room.

Cons: A New Low! Everything about this place was filthy. After looking at 2 "non-smoking" rooms, that clearly were not, they finally put us in a room that had "just been painted". There was no latent odor of smoke but plenty of cleaning fluid odors. It was the best they had to offer and we knew there were no other rooms available in town so we took it. Thankfully we had sleeping bags with us so we rolled them out on top of the bed and made the best of it!
