Pros: Thank you Federica for the warm welcome at the reception and also the lovely introduction and assistance to the room. Love the fact that the water taxi can be docked right outside the hotel lobby and help was rendered with our luggages. Breakfast was great! Service throughout our stay was kept consistently awesome! Location of the hotel was near perfection! San marco Sq is 3 min away and the doges palace is right beside.

Everything was in good shape and very clean. Staff very helpful and friendly. Breakfast is served in Venetian ambiente and is worth the price. Hotel centrally located max. 5 min. walking from San Marco or Vaporetto San Zacharia. Stayed at Casa Verardo 10 years ago and would stay there again any time. Can’t say anything about Casa Kirsch.

Cons: The hair dryer is like a vacuum cleaner in reverse. The tv was the smallest I have ever seen. The frosted see through glass door to the bathroom was ridiculous. The light from the bathroom lit up the room so people could not sleep when someone went to the bathroom during the night. The map given to guest was so small I needed a magnifying glass to read it. We specified a room with air conditioning. After one night, the hotel converted to heat. It was 70 degrees outside!!! We opened the windows. The room was right over the sidewalk so people were loud all through the night. We got multiple mosquito bites on our face!!! See picture of my wife below.

Cons: Bathroom is clean but really old. I showered around 11 in the evening and when I used the Hairdryer it works only about 15 seconds then died. Tried it again but never works no more, I didn’t bother to call the Reception because it’s too late but then the next day upon check- out, I mentioned to one of Reception Staff, He said said why I didn’t call them, They’re open 24 Hours. I was actually not complaining, I only reported it in a nicely way so it helps them to make their service better but I got blamed from not calling them & not even saying First of all, The Hairdryer or drinking glasses or Bathroom should function as 4 Stars so as His Manner towards Hotel Guests.

Cons: The worst and rudest customer service ever seen. Do not go by pictures, in reality their rooms are very bad. It does not deserve even one star. I ended up making new reservation of an apartment by paying 200 euro per night. Moreover when I tried to cancel my old reservation via booking agency, they threatened us that we may have to leave their property. Now think of what you do when you are with the family on a vacation. Over commercialization has degraded quality everywhere. But this one is the worst. Please STAY AWAY from this hotel.

Cons: When a staff brought my luggage up, I gave 1 euro, it may not be much, but I researched that you do not tip in Europe in general. Staff made sarcastic comments which was very rude. I will not go back here for this one guy, I was ripped off quite a bit in europe, so research and be firm to say "NO" when they ask for more money or tip.

Cons: The rooms were hot. Not warm, hot. I slept without any bedding over me and required stripping off on arrival. One of the bathrooms was on the smaller side, but suffice and the other (room 247) smelt heavily of damp (which was odd given the +25°C temp of the room) When we enquired about the temperature, told that it was a a setting or the hotel and unable to be altered

The traghetto #2 Stop was so close which is a big plus, and you are at a location that you can pretty much walk everywhere, like St Marks Square, which isn't that far. It was also nice being able to go out in the early morning and seeing a relatively empty Realto Bridge and the sourrounding area. Also, you check in at the Big Hotel (Realto) and they have someone take you to their little annex hotel which is just across the small street.
