Pros: Location, food, wine, car-parking and facilities excellent. Beautiful grounds.
Cons: The small room, Langmeade, might have been acceptable (we previously stayed in a much bigger room in the house) but for a too small wardrobe which because it was so shallow meant that clothes protruded, the door could not be closed and therefore obstructed access to and from the side of the bed. (My wife walked into the edge of the door during the night). I don't understand the design of the shower without a door, which however I tried to stop it happening, meant water splashing onto the bathroom floor and me feeling uncomfortable on behalf of the cleaner as a result.

Cons: Our shower was cold on first day. Breakfast was ok but bacon was very salty. Plastic bottles of water in our bedroom -1 each!! You had to ring for fresh milk in room so all you had was the little plastic tubs. For the price we paid We would expect to be well catered for in our room.

Cons: 1) Over priced, both the room and dinner - in fact extremely overpriced for what it was 2) used plaster in bathroom on check-in 3) took over 5hrs on Friday morning before they made up the room. Had to complain. I'd been out, almost done a day's R&R away from hotel and room not made up when returned. 4) Nice for room to have a fireplace but they should clean out the ashes, makes the place smell sooty 5) staff at breakfast weren't particularly "on it" - gave up waiting to give order for cooked breakfast on second morning 6) Hate having a supposed double bed which is in fact two singles pushed together - its like there is a ditch in the middle of the bed 7) the place is a magnet for wasps - if you like buzzy things this is the place for you - if not stay away. The place has potential but the number of small little things that make a difference between a great place and a disappointment are probably too many.

Pros: The staff made our stay, all very welcoming and friendly. The weather was hot, so we could enjoy the tranquil garden. The food was excellent. We had breakfast both mornings we stayed, but the evening meal was the best.

Pros: This hotel is a little gem. Friendly staff, lovely spacious rooms, pretty gardens, swimming pool, extra large fluffy towels, dressing gowns, slippers, good quality toiletries, and a good well cooked breakfast. It is in a lovely old village and a quiet location.
Cons: No complaints at all. Will definitely be going back.

Cons: Room was a bit cold on arrival but soon had the heating On and after an hour, it was comfortable.

Pros: This was our second time we have stayed in here but the first in the studio and I can honestly say we Loved it the accommodation was excellent everything you need for a self contained stay is right at hand, even though we ate out every meal time. We was a bit apprehensive about the bed our fears was put to rest it was extremely comfortable all in all I would recommend this establishment without question.

Pros: We were taking a boat out of Littlehampton harbour and were starting out early and returning late. The owner was so accommodating, making up early breakfasts and snacks for us to take with us and arranging a late check in and early check out. Parking was really convenient right across the road as we had a lot of kit to transport.

Pros: The location of the property is excellent and the village is lovely. When we contacted the owner she was very helpful and came next day to sort out some of the things we had complained about. There was a kettle and some lovely hot chocolate drink, as well as tea bags, milk and bottles of water. The mattress was good and overall the room seemed fine but it was the small things which let it down.
Cons: The reason I have given a lowish score for comfort was that the room we booked, room 1 on the lower ground floor, had a very low ceiling with steps placed in such a way (up to the bed area)that my husband banged his head at least 6 times on the edge when going down to the bathroom in the dark. To get a single bed in the room they had put the double bed up against the wall so that I had to climb over my husband to get out of bed, rather inconvenient. There was no bedside light on my side of the bed. On the list of facilities it mentions that the room has a fridge, so we brought with us a few things to keep in it. Unfortunately when we arrived there was no fridge, though the owner provided one next morning. The TV was not tuned correctly so we were unable to find the channels we wanted and there were no instructions on how to reach the online tv channels. I expected that the bin would be emptied and the tea/coffee/chocolate drink sachets refilled while we were out but they weren't. This was disappointing. The room description really should mention how low the ceiling is so that anyone tall is aware before they book.

Cons: I'm 6'2, I could only just walk around in a downstairs room without my head touching the ceiling. Ensuite doorway had similar issues. Banged my head walking from the bed to the loo, very low beam!! Bedding looked like it hadn't been changed, dirty marks and bits of fluff, not what you'd expect. It was nearly midnight when I returned to the room so I wasn't going to ring the lady on the other end of the mobile phone. (no staff on site??)Cups chipped and dirty. My wife wouldn't have slept there, bloke on his own just got on with it. I realise it's a bargain price but charge an extra £10, I'd pay it, and do the laundry. A few minor issues that just took the edge of my stay.

Cons: The room we had been given was right over the kitchen so you could hear the extractor fan humming and the staff talking loudly also lots of banging around of metal tins ect. It was also very dark and hot. We think this room is not suitable for guests it was definately not worth the price paid. In the information book in the room it said to book with the hotel directly to get the best prices and when I looked online you could get a much better room for the same or only £2.00 more plus you would be given a £5.00 bar voucher. Also no flannels or tissues and no table to put make up ect on. No full length mirror . And no extra pillows in the wardrobe despite the information book saying there was. Overall we would stay again but definately not in the room we had been given.

Pros: The village was nice. Able to arrive at a time that suited us as access was via key code door.
Cons: Lack of local directions made it difficult to find in the evening without a sat nav. Bathroom was a nice design but was not clean, particularly shower. Paint splashed on the bathroom floor spoilt the appearance. Coffee cups were dirty and sticky and had to be cleaned thoroughly before use. Bedding had not been ironed or pressed and as it was an off white colour it all looked a bit grubby and uninviting. Pillows very flat. Floor was very creaky and noisy. Sockets not accessible.

Pros: It looked lovely from the outside, and it was near the seafront, Not a lot I can’t think of anything good to say about this hotel
Cons: It looked lovely from the outside, and it was near the seafront, inside was so different, and so so noisy, there were people moving about from about 4.30 am, which woke me, the room was dark as it was at the back of the hotel windows were so dirty and you couldn’t see out of them, but the only view you had was over the bus depot, No it wasn’t a nice experience, then after I was booked in they said the restaurant was shut 3 of the four evening I was booked in there, the rooms were so so noisy and disappointing I left the hotel early, as I was so fed up. So No I wouldn’t recommend this hotel to anyone, it old the walls are thin, and the floors are so uneven, wish I had gone to the Premier Inn, then I would have had a peaceful nights sleep, and stayed the full time instead of coming home 2 days early, total waste of money, really spoiled my holiday, never again. And the parking cost £6 a day, as the hotel had no parking, you even had to pay for broadband

No staff in the Bar have to ask Reception. Paying for parking and such a busy road to try and load your bags with traffic flying past.

Pros: The breakfast was good quality and plentiful. The waitress could have done with a little coaching on customer awareness and "smiling" skills!! Otherwise, it was good. The reception staff were as helpful as they could be in spite of a concert due to take place on the evening we arrived.
Cons: The bathroom and facilities are a bit tired. The toilet had an overflow issue which we didn't report. These issues are obvious and should be part of the management's daily routine to ensure the hotel meets the standards they set for themselves. The hotel is a rabbit warren complex of assemble properties, built at different periods and different floor levels and heights. Negotiating our way around was to some degree confusing and not helped by the narrowness of some passages on the upper floors. Not ideal for the infirm elderly or wheelchair users.

It only half filled the cover. State of fittings and furniture were poor and all kind of out of place. Price paid was disproportionate for the level of hotel.

Pros: Booked for extended family to stay. The house was spacious with a large kitchen/breakfast room and well stocked. The double lounge was comfy as were all the bedrooms. The house was lovely and clean with quality bed linen and towels. Patio was a pleasent bonus. Family bathroom was modern and up to the demands of all guests. Thanks Anne for the extra towels :) Great park for the dog and kids over the road and the Corner House did us a great Sunday Roast.

Pros: Very seemless transaction. Property was spacious and clean. Host was helpful in answering every question I asked. Gentleman that checked us in was also very friendly and helpful. Full marks in my book.
Cons: My only regret was that my stay wasn't longer.

Pros: Location of house was perfect for what we was wanting, the kitchen was lovely and clean.
Cons: The parking was awful as we had a mini bus there was no where to park as it was all permit and very tight spaces. I rang the host and she very un-helpful as all she said was you will just have to find some where and maybe walk to the house, all she asked for was our payment before we could even check. We managed to get a space, we went into the house and all found a bed room the front bedroom had a dirty sock which was at eye level that cleaners wouldn't of missed and also in the back bed room under the bed was a bottle of Durex lubricant which made the whole place felt un clean. Again this is something if the house had been checked and cleaned this would of been seen.

Pros: Positives would be the location: close to town; shops; hospital; beach. Property was clean on arrival and some parking vouchers were provided. The lounge is slightly bigger than expected and the welcome drink of miniature Prosecco was a nice touch.
Cons: 1. Nearly every window (except one in the bathroom and one in the kitchen) in the entire house don't open for ventilation. They are painted shut. This doesn’t seem like a big issue but it became so stuffy and unbearable with no air in the entire house. With lots of people and no air we often had to open the front door to make it liveable. This is a real issue for this property and needs sorting. 2. One bedroom door has no latch to close it, so when you push the door to shut it, it flies open. This left this couple with no privacy and having to push furniture against the door. 3. The water pressure was so low that a shower was impossible. For a bath, only reasonable to use for a child due to length of time to get any water level. So bathroom sink had hardly any water flow and the bathroom sink drained so slowly it was difficult. 4. The water drained so slowly out the sinks. We discovered outside near kitchen there was blockages in the drains which was likely causing these issues. 5. Communication with the management company was very poor. We text and didn’t receive a reply. We then called and no answer. No one came out to help with the water issues all Christmas so we weren’t able to wash for 4 days. 6. The toilet seat was insecure and would not stay in place to sit. 7. The internet provision was unreliable with drop outs and difficulty for some to connect. 8. There is a plug socket in the lounge that we found was broken; possibly dangerous, as the plastic was broken showing the inside. It definitely wouldn't pass a safety check. A small child could potentially get a shock. 9.House isn’t set up for 10 people. There isn’t 10 dining chairs or enough space to seat 10 people. There wasn’t 10 plates for dinner. 10. Parking was a nightmare as there wasn’t much on road parking. We also weren’t given clear enough information and received a £25 parking fine as were given wrong information on arrival regarding permits.

Pros: Nicely decorated room, clean. Owners friendly and flexible. Ideally situated walking distance from town and places to eat and right by the sea front. Quiet. Good breakfast, which was ready quickly due to being asked day before what we would like.

Cons: The building is dirty and run down. I paid £97 for our room and it was disgusting.. I will be writing a review on trip advisor and to the parent company I recommend that you take this off your books.

Pros: Lovely period building still full of features. Accommodating staff. Though they don’t have s formal car park, there is a station car park a minutes walk away and if you ask, if they have space, they allow you to park in their staff area. I found that to be a commendable thing to offer to save me parking fees for our 2 night stay.

Pros: The breakfast was all right.
Cons: There was no mat in the shower and it was too dangerous for my husband and I had to put a hand towel down to prevent my husband having an accident. I asked if we could have a glass in the bathroom but one did not appear. Unfortunately our room was above the bar and for all three nights we had to put up with very loud music until 23:00 or later. In the bar I doubt if any conversation could take place because we could hardly hear the TV in our room.

Cons: The place feels tired and could do with a good clean , the carpets in the bedroom hadn’t been hovered round the edges for ages ,the conservatory where you eat breakfast wasn’t clean . I wouldn’t stay again especially at that price
