Cons: We stayed there for a week and we didn't like: - Noisy, music everywhere, very loud, not smooth nor relaxing - noisy guests that staff did not stop, in my case, people came to the lounge with their own speakers - noisy rooms, better get out early, before 9 am or housekeepers will let you know you are lazy - fees for everything, it's ok to pay for additionals, but resort fee is not worth it (and it's a hidden cost), valet excessive, fees for receiving packages is expensive. I would recommend to bundle better tariffs and consider flat fees or caped fees for those who stay several days. After the second day, we ended trying to avoid every reason to stay in the hotel during the day. In particular, we avoided the pool, only one time tried to spend the morning there but could not resist the music of the hotel and the personal music of some guests.

I also did not like the $19 " hotel fee" for pool towels I did not ask for or use! When I politely asked to have the charge removed I was gruffly told "No". All the above left a bad taste in my mouth as I departed on what otherwise was an overall positive experience.

The staff person told me that my reservations were made by HotelBeds and that the room preference was not guaranteed when reservations were made through 3rd party sites. I asked to speak with a manager and was told that the person was on a short break. The manager never spoke to me, however I was given the double room per the reservation.

And the worst part is they have your money because you used a new service and paid up front wont do that again FAIL FAIL FAIL. Pros: The only thing I liked about this hotel was the location. It's across the street from the beach. On Kayak this looks like a beautiful luxury hotel, but quickly upon arriving you realize it only looks like that from a distance and they have an amazing photographer for their site photos.
Cons: Kayak was great but Breakwater is a sleezy lemon. Upon our arrival at 1 am Saturday we were tired and eager to get to our room. The receptionist strongly persuaded us to upgrade to a much more expensive room for $180 + tax so it would be quiet. He then proceeded to charge my card but forgot the tax so asked me to give him my credit card again so he could charge the sales tax. He also informed us upon arrival there is a $22/day resort fee but this was not stated anywhere on Kayak. Also as we were dealing with check in another guest came up to the desk and asked for ear plugs because the club music outside the hotel was too loud. And YES it was VERY LOUD. We were in a room that was pretty quiet for what it was but on Sunday night, by boyfriend WHO IS A DJ wasn't even able to fall asleep until 4 am because it was so loud! The room itself had a nice view but it had a lot of issues from lazy upkeep. The bed sheets had stains on them, the bench at the foot of the bed had weird sticky dirt marks from removed tape stains, the bathroom tub was worn down cracked and stained (didn't use it unfortunately because it looked so gross), and the shower floor was cracked. Using the TV was also a mess. The remote didn't work and no channel guide. We tried multiple times to dial the front desk from the hotel phone to have these addressed but the line would disconnect every time we hit the front desk or 0 button. Not sure if they don't want to hear from you, the line is inundated with calls, or something was wrong with the phone. The staff has not been trained to be friendly and welcoming to their guests. They view us as a bother and just want a fast interaction so they can quickly move on to the next opportunity to make money. The waiters/waitresses at the front of the hotel in the morning were more concerned with snagging passersby (as every other restaurant on that street) for business than greeting their current guests eating breakfast. I said good morning to a few of them and received very cold and snobby responses. They didn't make eye contact with me and didn't offer any interaction. So rude! One day I was using a computer in the lobby and a manager was severely scolding a server right there in the lobby for doing something that wasn't appropriate. She was very nasty and mean to him, and the one way scolding went on for literally 10 minutes. It was so unpleasant and uncomfortable to witness that as a guest. The employees should have a private area they use for this kind of thing, not out in the public lobby! This hotel is appropriate for frat boys/college aged kids that want to party hard, trash rooms, and recover on the beach afterwards without making much effort in getting there. We were paying over $300/night for this room and it's evident the Breakwater heavily relies on their location to make visitors happy and turn over business quickly, but does not put in any other effort. Definitely won't be staying here again. :(

It was on the side of the building facing west so our main view was the hotel rooms on the other side. There was just a sliver of ocean view. If I were to go again I would insist on a room facing East and much higher up. Noise: Music from the restaurant was loud and started at 10:00 p.m. and continued until 4:30 in the morning. Extra Charges: There was a $150 charge extra per night which will be allegedly refunded. the parking was $40 per night. The taxes are a killer.So for two nights at a quoted rate of $260 per night, instead of being $520 turned out to be $729.

The security are constantly checking if you are staying there and annoying...definitely have decided to hire less than personable staff in general. One of the front desk girls when handing me the final bill, held it out to me without looking at me as if passing on to the next task, CUSTOMER SERVICE 101! Treat each guest as if they are the only person in your world at that moment and look them in the eye with a smile. In general, the whole world has lost this touch, but you would think a 300 a night hotel would still care about this. Finally made it to the beach chair area after being asked twice to show room key by security and then the beach chair guy wanted me to walk all the way back to his booth to check in instead of just taking care of me at my chair. When I refused and told him to take care of it, he kept calling me boss in a derogatory way like I was asking too much. Hire people that care and understand that the only reason they have a job is because of people like me choosing your hotel!! This is standard and not asking too much. I should have great things to say because they did all of this basic stuff and then decided to do more!! They all need help on how to treat guests. There was a blood stain on newly replaced linen in my room. They did an okay job of responding but it should have never happened!!! They only took off the resort fee and $50 and then didn't do it! Had to remind the people upon checkout and they acted like I was lying to them. The valet brought my car when I asked and left it in the rain and not under the overhang!!! What?!! When I asked him to bring it out of the rain his reply was that they were too busy and slapped me on the shoulder like I was his friend and gave me a dirty look like I was asking too much. hahaha I will never again recommend this hotel to anyone as I always have in the past. I'M GOING BACK TO AIRBNB WHEN I TRAVEL NOW. HOTELS LIKE THIS ARE COMMON NOW.

Cons: This place is the most absurdly expensive place even by south beach standards. It is really pathetic what they charge for food and drinks. If it wasn't for the scenic pool no one would stay here. During our stay the beach club had a pimp soliciting business very loudly on multiple days whom the hotel refused to kick out despite multiple parties complaint. The Delano is a magnet for sketchy characters. The place is surviving off of its reputation and pool alone. Go here if you don't mind being gouged and enjoy the occasional strung out pimp at the beach, but if you're looking for a modern luxury hotel, this isn't it.

There wasn't a single thing that was complimentary here. 30 dollars for wifi for two days, overpriced cocktails, food and drink and the biggest offense of all was the fact that you had to pay more than starbucks prices for coffee in the morning. Seriously not ok for the price you pay for just staying there. Lastly, the sushi bar was just awful, 3 pieces in and we closed our check.

All staff should be like on cruise ships if you see tissues or paper littering an area you get rid of it, not wait for someone else. Pros: I loved how accommodating the staff was, we wanted a pool and beach view and double beds, but it was unavailable at the time of our visit, they took our cell phone down and the next day moved us to one of the best rooms available at the hotel. We were so happy that they kept their word and remembered our specific request. The pool is amazing, there is direct beach access. Most of all the amenities are already included in your room fee. There are tons of great restaurants inside the hotel.
Cons: This is not in the middle of Collins ave like most other hotels are, but the Uber ride to middle of Collins and Ocean Drive was less than $10 dollars.

They were disrespectfully loud all day long. The rooms are tiny, I was hoping to have a jacuzzi tab but it was only a shower cab. The walk to the swimming pool was through two towers and people who always were dresses for different conferences. Prices for food are really expensive and it didn't worth spending on it. The room was small but well laid out so that it didn't feel small at all. The bathroom was well designed and appointed as was the closet. Pros: I am a former Miami citizen and so I am picky and savvy. The Royal Palm is simply beautiful. The furniture, flooring, light fixtures, landscaping, are well designed and maintained. My room was clean, chic, had an amazing view. Bathroom was modern and lovely. Bed and sheets were comfortable. Your stay includes beach chairs and towels and service (cocktails and food) at your chair. I felt like a queen and was treated exceptionally well by the staff at the beach. I accidentally left my grandmother's ring in my room after checkout and the bellhop mobilized the housekeeping staff to look for and find it. I am so grateful! And whoever is running this place is doing all the important things right. I am a frequent traveler and will DEFINITELY be returning to the Royal Palm Resort. Oh, and you can't beat the location...
Cons: I requested a late checkout, as I was unsure when I would be done with my meetings, and the gentleman at the front desk smirked and laughed at my request, which I did not appreciate. I do not fault the Royal Palm for this I still feel, despite this individual, I had an amazing experience and I will definitely return.

Pros: Really enjoyed my stay here. The ocean facing room was beautiful and comfortable with a nice clean modern design aesthetic that was very minimal and lent itself to the great view and balcony. The staff throughout was all smiles and everyone seemed to be enjoying themselves just fine. A great location just above south beach to keep you close to the night life and local color but far enough away to be comfortable. I had such a good stay that I booked a second night. Also good internet speeds which was crucial since I was on business and uploading lots of files.

Everything was great. Super nice hotel I couldn't see the point in spending any more to go somewhere else.
Cons: We stayed for two nights (March 18-19). Prior to the stay, a few days before arrival, I had tried calling the hotel front desk just to confirm the reservation and make sure everything was set and wasn't able to get someone to answer. The phone rang out and went to a weird voicemail that certainly wasn't representative of a hotel in this price range.. I went online to go to their site to find out that the James group had sold this hotel the previous Monday to Starwood Hotels. I couldn't find the new site since Google was still pulling James Royal Palm, and that it was still in business. Long story short, I called a Starwoods reservation line and they were able to confirm the reservation, and I told them about the advertised phone number and she said she would reach out to a team to fix that issue. Obviously just a transitional thing, but, for people staying it was a bit concerning. Other than that the only thing that keeps this hotel from 5 stars right now, and perhaps Starwood will fix that, is that when you call the front desk you don't get an answer. Not only with the previously mentioned issue, but calling from inside the room no one would pick up after 10+ rings. 5 star hotels to me would certainly answer the front desk call from people staying.

Pros: Their elevators to the rooms require your room card before you can push the floor number. They don't work very well and you end up spending 5 minutes placing your key in and out of the slot. Once it took 3 different guest cards before it would work. When you have your hands full of stuff and you just want to relax this is awful. Then they hit you with resort fees at the end. Upon check in they ask for a card and tell you the money they take out is for "incidentals." It also includes the resort fee. You won't get all the money back, even though they tell you you will. The lady at the desk offered to take my fee off as a courtesy for the inconveniences I had, she didn't really do it and still charged me the full price despite having a receipt claiming they were taken off

Pros: The location was great. Beach access with towels and chairs provided by hotel. Easy walking to restaurants and shops. I liked the clean, simple, modern style of the room and bathroom. Staff was friendly and helpful. Pool was nice and really comfortable. There was a separate pool on the second level that seemed to suit families, so there were fewer kids at the main pool area. This hotel did not feel like a cheesy dance club...it was more classy and cozy. Good for couples or those wanting a relaxing vacay. However, night clubs were close by so you can have the best of both worlds.

Pros: My wife and I booked this hotel through Kayak's partner Getaroom in late October. The South Beach hotels were generally booked for New Years Eve, so we were happy to have a confirmed reservation. When we arrived at the hotel in New Years Eve, we were told by the front desk staff member that it reservation didn't exist. We looked up or confirmation and confirmed that we had prepaid via credit card. The hotel staff did they could not honor our reservation as they had no rooms available and they take no responsibility for mistakes made by third party booking agencies. They recommended we try elsewhere, so my wife called other hotels and I ran around trying to find a room. We called Getaroom three times and we put in endless hold each time as they struggled with the same problem. They finally found the glitch which turned out to be a misspelling of our last name as "Wppd" instead of "Wood." No apology from the hotel or Getaroom for two hours of frantic searching for another hotel. The hotel itself was nice but lacking in staffing and amenities. Cleanliness was OK. The pool and hot tub were overrun by kids and postadolecents. Location was amazing and we were able to walk to New Years Eve celebrations in South Beach.

Pros: We got a great rate which made a stay here possible. the property was very pretty and well kept but they seemed chronically understaffed. Pool/beach baskets were a nice treat and the location is ideal. You get a welcome drink, a pair of loungers and wifi with your resort fee.

Our room was inconsistently cleaned/restocked and the lack of staff caused longer than expected wait times throughout the property. The pool was also frequently 'full' with no loungers available.

The convenient access to the beach was great, as well as the beach chair amenity, twas welcomed! Due to the inconveniences my sister, cousins and I were given complimentary tickets for drinks and breakfast.

A lot of renovation was, and still is taking place, which also added to 2 of 4 elevators being unaccessible. Thus waiting for the elevator was a task. And getting on the elevator was another task, then getting to your room or the lobby was another task in itself. Had I known about the renovation that I was not told about, I would have booked another hotel. The room was not a replica of the luxurious room that was pictured. The refrigerator was not working, thank God I did not have my kids with me.

Cabana restaurant was also good - but, they don't serve brunch and stop serving breakfast at 11am (a little early if you're on vacation). The food is a bit over priced as well. The entire lobby is closed off with white curtains due to the construction, leaving only the elevators and front desk assessable. The set-up makes the hotel dark and depressing. The decor is outdated. The staff at the front desk was not friendly at all. Most of all, the rooms in the main tower are NOT what you will expect them in a resort. We stayed in a deluxe king room and it was tiny! The view was terrible! If you're going to stay here you have to stay in the ocean view tower and don't be afraid to pay for the best rooms available: only then will your stay be worth your buck.

One of the people who delivered room service to my room suggested I should add the "additional gratuity" because the hotel doesn't give him any of the gratuity that's already included. Overall, this hotel was FAR from a luxury experience. Needs lots of work.

Just stayed for one day and encountered that the guest services speaks way to fast and they give you too many directions. Couldn't make it to the pool through the side pool because it was close even for the guests. Things that they didn't told us. The waitress at the bar acted null. Called the valet 30 minutes before I went downstairs to have my car ready and waited 25 minutes more do some dumb excuses from the valet guy, then when I claimed he started to argue with me. My fiance spent in total $500 for one night and it was a HORRIBLE experience. Never coming back.

The one wine glass had left over liquid in it from we don't know when. we put them on the room service tray hoping house keeping would get the hint but they simply put it back on our desk. cleaniness in the room was no star. Do not like the fact that Hyde Beach club does not serve the regular cocktail menu at night. the cocktails rocked, and i really didn't want to pay $15 at night for a very watered down vodka soda when the awesome cocktails are $18 during the day.
