Pros: We loved everything! The location (so close to clifton hill), breakfast in bed, french press coffee, complimentary champaigne, the upgrade they gave us, and the bed and towels! We will stay there again. Many people are complaining about parking, but $17 a day sounds reasonable compared to $50 a day charged at the hotels by the falls.
Cons: Exterior and the surrounding area are not as nice as we would have liked. But once you enter a room, everything changes.

Pros: I LOVED the AMAZING view from the 12th floor of the Niagara Falls and the Ferries Wheel. Definitely family friendly with a 15 minute walk to arcades, restaurants, 4-D kids movies, bowling, laser tag, etc. My hubby and I will DEFINITELY return again in the Summer. The staff was AWESOME. BEST TRIP EVER!!

Pros: The hotel is walking distance to anything you'd want to see in Niagara. You can get free cookies from the concierge at check-in/check-out.
Cons: There was a faint smell of cigarettes in our room. The bed's dressing consisted of an uncovered duvet sandwiched between two flat sheets. I've never seen such a thing before. Our room was on the 7th floor with a balcony, which is accessible from a number of rooms. As a result, we got to listen to one woman's phone call as she paced the entire length of the balcony. The breakfast brunch is absolutely not worth the expense. Staff refused to remove the DMDF and DMDF HST charges from our bill, stating the chargers are "mandatory". The lack of transparency with these charges is super sketchy so double-check your reservation/agreement in advance.

Pros: The hotel is super close to the falls and Clifton Hill area of Niagara, but not in the middle of the action so it's nice and quiet. We didn't have a view room, but we could still see part of the falls. There really isn't a bad room in the place. The pool is salt water and had an adult's only part for swimming laps which was appreciated.

The rooms are clean, the towels were fluffy and big.. The coffee in maker in the room was perfect. I would have preferred more creamers.but still perfect. The hotel is centrally located between the falls and Clinton Hill. About a 15-20 min walk to each, We certainly got our exercise !!! The Aveda Spa is wonderful. We each had a 55 min massage with a scalp treatment that felt and smelled amazing!! The indoor pool and sauna was the icing on the cake!! Would absolutely stay here again!!! Napoli Italian restaurant located one block away is delicious!! Would certainly go for a delicious relaxing meal!! The Ossa buco gnocci is to die for!! Dont miss the illuminated falls. Spectacular!!

Pros: The hotel lobby was beautiful and clean. It also had a full Starbucks beside the gift shop if you dislike the in-room coffee pot coffee. The room was very clean and the linens looked fresh and new. Overall, I would be happy to stay here again in the future.
Cons: The bath towels were rough and thin and didn't do much absorbing. Also, the basic room is only available as two queen size beds. To get a king size bed you have to upgrade to a jacuzzi suite. Not a deal breaker but also not very "couple friendly."

Pros: Arrived a little early but reception said rooms were not ready but would be ready at 3:30. She was curt and spent more time telling us what she could not do for us than actually helping. We pre checked in and We left for sightseeing and got back to the hotel at 3:25. Our rooms still not ready he told us to wait a few minutes in lobby. We waited 20 minutes in lobby until we told we can go up to our rooms.
Cons: The rooms were a disappointment. The rooms had a strong odor of chlorine because we were on a low floor above the pool. I am extremely sensitive to smells and it really bothered me but when I addressed this issue with reception he looked at me like I was crazy I was told for the price I paid this is the only rooms available but he could send someone to the room to check it out. I would not recommend this hotel

Cons: For the price I shouldn't have had to pay for parking ($13) to only be told immediately after not responsible for my vehicle AND the SECURE lot next door was cheaper. Although the view of the falls was decent from our room the strong stench of cigarettes filled the room and the Jacuzzi tub didn't work. We didn't complain but we feel that because we arrived (12:00) early for a 3:30 checkin they could've done better. We wouldn't stay here twice...sorry.

Pros: You cannot beat the view. Amazing day and night. Close to all the action, the hotel is attached to the tram that takes you straight down to the observatory for the falls. There was a fireplace in the room! Hadn't seen that in a hotel before. Even if it's just for looks, it's a great romantic touch. All staff was extremely friendly. From the valet to the front desk. They even exchanged our currency for us at the current exchange rate. Comfy beds. Quiet hotel

Pros: We stayed on the 22nd floor rm 2225 and the view was incredible! Smack in the middle of the falls. Bed was very comfortable and the staff were very nice! My only complaints were that I found hairs in the tub and the parking was extremely expensive $35 a night isn't in my budget so we parked the casino. Coffee in the room was horrible and also WiFi wasn't free in the rooms either. Overall worth to pay the upgrade for a falls view. And in my opinion the only way to go it truly was a million dollar view!

The hotel is in a great location - kind of at the end so as to not be excessively busy and loud - and within walking distance to many great locales. I would suggest buying the bus/tour package for local attractions - great value!

Even though the rooms have been updated, condition of hotel is poor. Broken elevators, hallways smell like smoke and are in poor condition. As far as "Marriott properties are concerned, this is way below par! Honestly, I would not pay more than $90 a night at this location. Cons: Air conditioning was broken. Room was too hot and we couldn't do anything about it. Staff put an industrial fan in our room. Staff was very cold and didn't seem to care at all. Satellite tv was broken too so, no tv. When asked they said they are working on it. Happened due to a storm that broke the sattelite. Ironically there was no storm. Don't know what they were talking about as I live in the area.

Pros: - The room was a fallsview, 15th floor, it was breath taking waking up looking at the falls. (Great deal on the price of the room, view and location) - Bed was very comfortable and the fluffy pillows. - Washroom and the whole room was clean. - Starbucks in the lobby. - Milestones restaurant within the hotel. - Breakfast buffet was great, especially the made to order omelet. - All the staff were all helpful and very friendly! :) - Very close to the the casino, restaurants ( especially Copa Cabana, about 5 minutes walk), outlet malls, and other tourist attractions.

Although the room price looks okay when you book through Kayak or any other internet service, after taxes and parking add ons you pay roughly $100 more per night. Also, the hotel rugs and elevators need an upgrade. It is ludicrous for such a so-called luxury hotel to make guests compete for elevator service. It became a sport to get on one that wasn't full already and to guess which of four doors would open next that you had to leap for. The pool is ridiculously small for the facility, and packed with children at all hours.

Pros: We liked the location best because it was within walking distance to everything. The pool was nice. The view of the falls was fantastic.
Cons: The room wasn't very clean but in an old, "needs to be renovated" kind of way. Something orange dropped from the shower head on our last day there and the mini fridge hummed the whole time. We had dinner at Milestones and the food came out so fast it was obvious that it was prepared before we got there and reheated before being served to us. Not exactly the classy dining experience they try to promote.

Pros: I stayed here for a week with my partner to visit family in the area and explore the falls. The Room was clean and comfortable. Beds were cozy with duvet blankets and big pillows. The room was a spacious and relaxing atmosphere. Customer service was on point and staff was really friendly and accommodating. We will stay here again when visiting this area if we can find a decent deal again on rooms like we did this time.
Cons: We were charged for Wi-Fi when our stay was over which should be included. Parking at the hotel was expensive. After paying high prices for a room it seems unreasonable to have to pay $30 per night for parking. We booked our room through a booking company so our rate was a bit cheaper, but be prepared to have quite a bit of coin for parking. Restaurants and coffee shops in and around the hotel have huge price jumps. We found it better to travel away from the tourist areas for drinks and eats. There are plenty of amazing options that aren't far.

Cons: They charge for parking. It isn’t that uncommon but being upcharged at the last minute make you feel like you are getting ripped off. But worse, we paid $15/day and they ran out of spots in the parking lot. They had several business Christmas parties that day so those attendees used the parking lot at no charge. They had a shared lot with a theatre down the street they told me I could use. Street parking was cheaper and closer but they refused to refund my parking for the day. It’s a small issue but I will not be returning to this hotel.

Pros: The hotel itself is gorgeous. The view from our fallside room was amazing. Absolutely amazing. The bathroom and walk in shower was fantastic! The hotel was very clean and the staff was helpful for all of our touristy questions!
Cons: The bathroom door, while very aesthetically pleasing, was not very functional for a group of people.. the door didn't close all the way (it was a sliding barn door type style) and it didn't allow for the bathroom activities to be "separate" from the rest of the hotel room. The only other issue I had was the paying for parking (two nights was $70) and the breakfast buffet, while very good, was $22 a person.. just a hair on the expensive side for those two items.

Pros: We were switched from two queens to a king with no charge. The breakfast buffet option was a good deal (just make sure you are hungry). Our hotel view of the falls was worth the extra money to wake up to and be able to watch the colors and fireworks at the falls at night.

Cons: The hotel felt dingy. The hallways are old and dark. When we first got to our room the tv and 4 separate lights didn't work. Apparently housekeeping likes to unplug everything (we were told this is a known issue and apparently one that has not been addressed). Not a huge deal, but any decent hotel would make sure everything was perfect by the time guests arrive. In addition the room didn't feel clean. There were a few pills on our floor and a small stain on the sheets. The sink also looked grimey. Free parking is great, but there was garbage EVeRYWHERE. Overall it just seemed like their wasn't much pride in whoever makes the decisions at the Holiday Inn. The staff was very kind and helpful, but whoever is making the big decisions needs to invest some $ into the place and clean it up a bit. After one night we cancelled the rest of our reservation and stayed at the Hilton in a studio suite with a view of the falls for the SAME PRICE!

Cons: The breakfast was not included however, and was rather pricey, even with the kids' breakfasts more or less free. I say more or less because the kids menu was restricted and you still have to pay tax on it. Speaking of tax, there is a hidden tourism tax on the room and food which the hotel did not mention. A family member told us about it after our stay. This tax is optional and you can ask for it to be removed--but only if you know it's there in the first place!

Pros: The Oakes is centrally located to many food options, casino, and the incline railway. We really enjoyed being able to walk within minutes to whatever activities we wanted to participate in. The staff was also very nice. But above all, the view from the window was amazing.

Pros: Our children gifted us a weekend away at the Oakes Inn. Upon arrival Saturday night, we had a slight wait to check in, a number of others checking in as well. Our room was immediately ready. We took one of three elevators to our floor and entered the room. The room itself was very clean and well laid out, reasonably well appointed as well. Being on the 4th floor we had a limited view of Niagara Falls, but the rooms do all face the falls. We were a good distance away from the elevators so noise was very miminal. They design of the elevators is actual very good, they are located athe front of the building while the rooms are at the back, so all shouldbe relatively quiet. The pool and hot tub, were clean and functioning and were vacant when my wife and I went to use them. Towels were available, but the next 4-5 guests would have had to do without. Breakfast was included with our package, it was served at the attached Appleby's restaurant. The food was served quickly and was hot and fresh. The location was great if you wanted to walk next door to the casino (which many were doing) or walk down to the falls. Lots of entertainment and restaurants nearby to keep you busy. We'd be happy to return to this hotel again any time. Four stars from us.

Cons: They "upgraded" us in a room with a king sized bed that was actually a double bed made up for one adult. We had to call down twice for extra pillows. They actually put us in a wheelchair accessible room 421 with no tub, grab bars everywhere, and a chair in the shower. The water gets everywhere in the bathroom because there is no lip to keep the water in when we put the white towel on the floor to stop the water it turned black underneath from??? Dirty floors. There is no fan in the bathroom to remove the steam so when you shower it gets really hot and hard to breathe. Then, after you run the water there is this terrible rattling sound in the wall the pipes make. The dresser drawers are broken and hazards and never stay shut. When this was brought to the attention of staff upon checkout they basically apologized and said that "well we upgraded you, we would have put you on ground level outside in the motel next door with booking.com" because we only paid $265 for the night.. Who knew that the shitty motel next door to the hotel was actually a part of the hotel. It looks like somewhere you go to get murdered not a place you spend $300 bucks to stay. I suggest save your money and go somewhere else. Would only be worth it to spend maybe $50 but parking in itself is $25.

When I come back to get a room, I got the worst falls-side view, with no view of the river at all, it was on second floor I got parking view and some of the river which was covered by trees so could't see much. I am very disappointed as I was planning this trip to have a nice view as I thought will be, I guess I was wrong. And the furniture was so bad in this room, the coat rack was in the room, the tv stand was so bad, it was a big bulky cabinet that covered the view of the tv, you could watch tv only from the bed there is no angle view

Pros: We Liked: The Location - very convenient to be so close to the falls, it only takes a few minutes to get down to the falls by taking the lift (it's totally worth the $7 per person for an all day pass to avoid walking back up the huge hill on the other side.) The Large Room - for the price, which was the best we found, we had a very large room - larger than most we've stayed probably ever. The Actual Look Of The Hotel - very professional and new looking, but not so uptight like Embassy Suites (I went in to redeem a Groupon and it was like high high end professional - too much for us). Breakfast - the hotel doesn't have a restaurant in it. They do, however, provide you with breakfast certificates for each of your days you stay for the Applebee's immediately next door (less than 30 second walk from the front of the hotel - practically connected). It is a set breakfast - coffee/hot tea with orange juice, scrambled eggs, 2 sausage links, 2-3 slices of bacon, toast w/butter&jelly-which was delicious- and breakfast potatoes. It was a great breakfast to be included for each guest for each night of your stay! Just remember that your tip isn't included in that, so tip your waitress! :) Overall, I'm glad that I was able to find this hotel at this price. We were able to do much more with the extra money we saved, including buying the Adventure Pass that includes numerous activities to do. We did have a good time and didn't have really any issues with the hotel staff or room (besides the beds). I would recommend this hotel, but I'd really consider the last sentence of my "Dislike" info...
Cons: We Disliked: The Beds - They're the most uncomfortable we've ever slept on - ever. Wifi - When I booked the hotel, it said that there was internet, and wifi that was available with a surcharge. I understood this as several hotels make you pay for wifi, but give you a jack in the room for free. I just brought my portable wifi router which I've used before. Unfortunately there wasn't any jack, and I was forced to buy the wifi ($10CAN + ~$2CAN for some improvement fee). The Bathroom - very small, but functional. Would have wished for additional settings on the shower head, but it really only had one. It did, however, have GREAT water pressure - almost on the edge of too much but we liked it. Even with these issues, they didn't impact our trip that much. We were certainly happy to return to our beds and get a great night sleep. Maybe pack one of those memory foam toppers next time?

Cons: Where do I begin? Once we checked in in the chlorine-scented lobby, we loaded our luggage in the elevator to head to our room. Because the hotel only has one spot for guest elevators, we spent the next 4-5 minutes walking the long and winding hallways to locate our room. Once in our room, we noticed the strange set up for the bathroom: toilet and shower/tub in a closed room, sink exposed in the main living area shielded only by a small wall. Moving into the bed/living room, our "view of the Niagara" was awfully green; apparently the trees hadn't been trimmed in a while. We called to the front desk to see if we could switch rooms. While the staff member was friendly, he informed us that because we booked a room with 2 double beds, he could do nothing for our concerning our "view." Since we drove 6+ hours to see Niagara Falls, we needed a place to park our vehicle while we explored. Fortunately, the hotel has a good sized parking lot that they allow guests to utilize...for a small fee of $25 per day. My next trip to Niagara, I will most likely splurge and book one of the nicer hotels neighboring Oak Hotel.

When the waitresses saw that we had the passes we noticed how they treated us different - almost like we were a bother. What we actually got was a small dark interior room with a window that looked into the lobby of the convention center. The washroom was so small you had to stand between the toilet and wall to close the door. The shower was smaller than that of an old cruise ship. I'm 6'2" and the shower head was pointed at my navel. Yhe noise from the elevators was so loud it was like trying to sleep on the runway of the local airport. The decibel level was into the mid 90's at times. However the day manager (Taylor) made it right by moving us to a higher floor away from the elevator and noise of out of control children that ran the hallway till 3am.

Elevator call buttons were out. This seems minor, but you should have seen guests stabbing at buttons. Does it work? I dunno, better hit both up and down to see if anything works. Stabbing buttons, no response, stabbing buttons in frustration. So minor, such an easy fix, but such an annoyance. The hotel is surrounded by absolutely awful food options. Expensive and abysmal quality. There are good food options in Niagara Falls: use Yelp to find them and go to them. It will be worth the walk/bus to get away from the horrific food choices near the hotel. And the room had a weird smell. I think someone before us spilled something on the carpet. We stayed only two nights, so we just powered through. Housekeeping should have caught this, though.

I was stuck waiting for another elevator, by the time I made it down my group was seated. The hostess wouldn’t let me join my group and forced me to wait in the long like even after telling her that we already have a table and I’m just joining them. Then later one of our party went to the washroom and (it’s outside the restaurant door) and they wouldn’t let him back in without a fight and tried to make him wait again. They’re power hungry and lack any common sense when it comes to how a restaurant works.

Pros: The suite was a excellent choice for us as it gave our party of four room to spread out. The room was clean. The breakfast was good, but go down before 9 AM to avoid the crowd. The location is great as the entrance to the Falls' Visitor Center is right below the hotel. We are planning a trip back in the Fall and plan to stay here again. It is a little pricey, but I feel you are paying for the view plus location which is worth it.

Please note that the parking isn't free here and is valet parking only if you want to park at the hotel. The view from the on site Steak House The Keg Restaurant were amazing too. They use the same area for the Open Breakfast meal. Cons: When checking in they offer two options for parking. We went with the cheaper option, when checking out instead of having you car brought to the front of the hotel. A shuttle take you to a nearby parking lot where your car is. I found out this was better and faster since the shuttle comes back every few mins and the people who had paid more money for valet were having to wait like 30 minutes and more for their cars because everyone was checking out at the same time! So go with the cheaper option!

Cons: I am reluctant to ever again stay at an IHG property. I really took offense at what I felt were dishonest pricing tactics. When you are on the website and select a room, you are quoted a price. In my case, it was around $90. But as you progress through the booking process, you soon discover there is in fact no room available for any such rate as the $90. To that is added taxes, which I concede is out of the hotel's hands, but also a very bogus "resort fee." Here is the hotel's description: Service charge includes Resort Fee and Local Fee & Taxes. Resort Fee includes Wi Fi access with endless devices, unlimited long distance calls from your room to anywhere in USA and Canada, unlimited local calls, 2 bottles of water per day, printing of boarding passes, 2 Wego tickets (this state-of-the-art bus system connects accommodations and tourism attractions throughout the city at Niagara Falls and Niagara Parks-24 hours retail value $14), a e-Family portrait at Hershey Chocolate World, and sampling for 2 at Niagara Brewing Company. For my three-day stay I was charged $54 in "resort fees." This was outrageous because I neither used nor wanted any of the services except wi-fi, which I was told was free anyway, and one bottle of water. Yes -- a $54 bottle of water. Advertising on the webpage a $90 room when none exists is offensive and should be illegal. Crowne Plaza charged me about $106 a night for my $90 room. Thanks to Crowne Plaza I am a wiser traveler now, and will decline to patronize hotels that are not honest about their room rates.

Pros: Once we got to the right room, it was awesome. We had been biking through the wineries all day on a hot-hot day so were super glad to have the jacuzzi. Not going to lie, I jumped straight in when we got there, and then had another in the morning before we had to go for breakfast it was so glorious to have a jet tub six feet from the foot of our bed! The bed was very comfortable, and the room was spacious and there had been recent updates and improvements. The AC did its job very well. The TV's a little weird to figure out, but once you do you'll be fine.

When we got in, it was too early for dinner so I called to inquire about a snack and a glass of wine (there was nothing in the minibar) from room service. Cons: The parki g fee of $16.00 per night is a perfect example of false advertising . A recycling fee was also Not mentioned when I paid for the reservation. The food discount coupons weren't actually discounts because the food was twice as expensive at the IHOP rather than the pancake houses across the street.

Cons: The IHOP is insanely overpriced. Like whatever your hometown IHOP is, double the price. The pool is a bit small to truly enjoy.

Pros: We had a King bed with jacuzzi room. The room was large and clean and better than expected. Bed was comfortable. Staff were friendly. Location was great!
Cons: When we checked in, our reservation said King room with hot tub, but they put us in a small king room with only a stand up shower. They switched us to the appropriate room after going back down to reception, but it would have been nice to skip the hassle. The jacuzzi jets weren't very strong. The shower is in need up updating.

Pros: Staff was very friendly and helpful, even printed directions for our day trip to Toronto. We were on the 7th floor so we had a good view with a balcony, but no view of the Falls. Within a mile walking distance to almost all major attractions which was great, if you plan on walking. This isn't a fancy hotel, but it was clean and the staff was friendly, if you don't mind walking or paying for parking then you'll be fine. We also got the WeGo buss pass and it drops off right outside the hotel.
Cons: $14 a day plus tax for parking was a little crazy for being a mile away from everything. The arcade room wasn't very big and their was no hot tub. Their was a jetted bath tub in the middle of the room, no curtain or anything, being with a group of friends we couldn't really use it. Tiny coffee pot and no refrigerator but apprantly you could rent one. the elevator is a little sketchy, needs updated, but it didn't stop us from using it.

Cons: Kind of tricky extra fees and you need to pay 15 cads for the parking (that's ok), but I feel no so friendly but correct the staff, and they change my reservation by Kayak to an Hotel reservation that add some dollars to my bill for that reason I feel like little tricky the Hotel politic or staff.

Pros: The hotel was nice. When the staff had problems finding my reservation they fixed it right away. Rooms were clean and orderly.
Cons: IHOP was super expensive, and the wait staff were unprofessional and rude. I did not enjoy paying 26.00 a night for parking, as we could have parked next door for 10.00.

Pros: The free breakfast was good
Cons: The apperance of the room needs to be fixed up. Hole in tiles around the jetted tub, holes under sink in the bathroom, no where for toilet paper to be hung so it sits on the back of the toilet(unsanitary). Needed to change sheets stains on both sets. Workers used same gloves they cleaned in to change out the food.

Pros: The only thing that made the stay worth it was the included breakfast, it was actually pretty good!
Cons: The room was sketchy! There was a dead bug on the bathroom counter and wrappers and dried up food under the beds. The indoor pool had white specks floating around in it, the hot tub was empty, and the doors that said "Keep Doors Shut at All Times" were open with extension cords running from them! The male staff at the front desk were short and to the point. We felt like the hotel staff were doing the bare minimum to get by.

Pros: I got two rooms went with a big family we were referred to the sister motel A-1 inn. one room was just renovated so it was beautiful. And very comfortable.
Cons: The second room smelled like arm pits. It had brown stains in the bathroom ceiling. The bath tube was falling apart, i didn't want to shower that night. I felt like I was in a horror movie especially because there was no phone. The staff needs to be better at costumer service more professional.
