Cons: Despite calling ahead to ask whether we would be affected by the ongoing renovations at the Buchanan, and being assured we would not notice a thing, we had no hot water during our stay. We weren't informed that the hot water had been shut off until the morning after we had checked in, after two unsuccessful attempts at a shower.

Pros: The staff were the most friendly and helpful of most of the hotels I've expetienced. We stayed there due to a close relative being in Cal Pacific Medical Center unexpectedaly from out of the area. They were so accommodating and extended our stay when complications arised. The restaurant was great and we loved Bill the bartender. We never felt like we were not welcome. The shuttle to the hospital was invaluable and saved us money in extra parking fees. I would not hesitate to stay here again under similar circumstances. We also enjoyed the restaurants in Japan town. They were wonderful.

Cons: Room is oddly designed. TV not easily viewed from bed. And the bathroom is not typical -- I think it has a Japanese influence so perhaps it is a comforting design for those familiar with Japan, but for others it seems strange. A deep thin tub with shower, no shower curtain, then the sink in a middle area that has wall to wall carpeting, and then the toilet in another room that you have to step up and over to enter.

I love the history of Queen Anne and love that they have the history printed out for you to look at. I also love their tea, sherry and treats that they give out at 4pm every day. It was great to wake up and enjoy breakfast in this wonderful establishment. I hope to visit again soon.

Came home to a safe place to sleep. Loved it!

Pros: Front desk was extremely helpful. I needed to cancel my reservation to relocate closer to the hospital where my family member was undergoing surgery for a brain tumor. However, I had booked the room through Expedia. The manager assured me that the hotel would not charge a cancellation fee, given that Expedia advertises no cancellation fees except as subject to the hotel. He was willing to be put on the phone with Expedia to explain the waiver. While on the phone with Expedia, I was put on hold for 30 minutes, then reprimanded by the Expedia representative that I would be charged a cancellation fee of the first night's stay. She refused to let me speak to the manager, and also refused to speak to the hotel manager who had happily obliged to discuss the matter with her. I was continually placed on hold, only to have her come back to the phone to reprimand me. I am grateful to the hotel manager for his hospitality which was in stark contrast to my telephone encounter with Expedia.

Pros: Very good value. Nice looking and simple hotel for a very reasonable rate. Just what I was looking for. Nice breakfast and good views. Took my wife and baby with me on a business conference trip. Room worked well for the baby with enough space for the crib provided unlike other hotels I saw. Overall very solid hotel.
Cons: Location was not the best but I knew that going in. Some of the surrounding streets were a little sketchy at night. Not a big deal for me but maybe for some others. Parking pricey at $45 a night but all hotels in SF are about this expensive.

Pros: simple place for business. very clean, beautiful view of the city and part of the bay. staff was helpful. good for late checkins, as checkin is 3pm, so make sure to call or check in prior to arrival.
Cons: pool was closed for renovations, but that really isn't a complaint since they will be upgrading it which is great. maybe breakfast was kind of expensive, i payed $19 for the buffet when it was just me. so kind of high, $15 would have been more reasonable given the limited choice in food.

Pros: Front desk was extremely helpful. I needed to cancel my reservation to relocate closer to the hospital where my family member was undergoing surgery for a brain tumor. However, I had booked the room through Expedia. The manager assured me that the hotel would not charge a cancellation fee, given that Expedia advertises no cancellation fees except as subject to the hotel. He was willing to be put on the phone with Expedia to explain the waiver. While on the phone with Expedia, I was put on hold for 30 minutes, then reprimanded by the Expedia representative that I would be charged a cancellation fee of the first night's stay. She refused to let me speak to the manager, and also refused to speak to the hotel manager who had happily obliged to discuss the matter with her. I was continually placed on hold, only to have her come back to the phone to reprimand me. I am grateful to the hotel manager for his hospitality which was in stark contrast to my telephone encounter with Expedia.
Cons: Expedia and the false advertising of no cancellation fees, as well as the rude telephone spokesperson.

Pros: The Opal is an older building with beautiful architecture and charm. To get into the lobby you have to be a guest, using your room key to unlock the front doors. I was so much more relaxed within the hotel with this added security. It is in an excellent location to good food and sight seeing and if driving, is easy to get to from 101 and they also have a private, gated parking garage! We will definitely stay at the Opal San Francisco in the future!

There was a banana peel with a gnat flying around it left in the trash can that never got cleaned out before we checked it. I slept fully clothed. I could very easily see this hotel and the room have a rodent/bug problem. I would NEVER stay here again, even if I was being paid to.

Cons: There was a strange smell I couldn't really identify, which first reminded me of a grandparent's home. When I returned to my family, I was told I smelled like a bandaid, and that was similar to the room's smell. Not unpleasant, just disconcerting.

He could not cool himself down; the ceiling fan had been disabled, the window would not open, and the ac was either difficult or non functioning (probably difficult). He could not sleep and blamed the hardness of the bed. I slept fine and have no complaints

Cons: (1) Rooms at lower levels are noisy from the people in the street. (2) It had no parking counter to what advertised. They push on you a mandatory valet at approximately $40/day. (3) Internet is free for 20 min a day. Nevertheless, when you use it, at their business center, they have a slow mode option you do not know of. You find out at the check out that the default option, you thought was free for 20 min, is the fast option that cost approximately $1/min. (3) The streets in front of the hotel are full with homeless people who use the sidewalks like sleeping quarters and restrooms. For the rest, it was peachy.

Cons: When we arrived the room felt cold to us. We are from a much warmer climate than SF. Turned on the heater and didn't heat up. Called the front desk and was told the heat in the building was on a timer...comes on at 9pm (it's a radiator). They offered to send up a space heater.Within minutes we had a space heater. Problem solved. Great staff and super friendly.

I stayed in a small room with plenty of storage, sink, fridge and TV. I liked having the large window to the courtyard/ open area that you can open completely.

Cons: This hostel has literally ZERO soundproofing. It is attached to a band practice space/karaoke space, which I get is part of the draw for some people but there is NO WAY TO SLEEP here. It is like being at a concert-even on the third floor, constantly until almost midnight, and after that even just your neighbor opening and closing a door, or the street noise is so loud that I had to put in noise canceling headphones and take extra sleeping pills. Its all amplified so much. I literally got maybe 3 hours of sleep here each night that I stayed. The bathrooms were never clean, and the staff was less than friendly. There is no elevator and no one offers to help with luggage. I would never stay here again.

Cons: I was worried about getting enough sleep because of the music rehearsal studio that is in the basement. While in my room at 9pm I could hear the band play muffled but clearly. The tv would cover the sound easily. This went on and off till 11. I could hear some construction sounds from next door through the open area out my window until 7pm, but not again until after 9am.

Pros: The decor was magnificent. Only problem was in the bathroom the shower was either too hot or too cold. The temperature is difficult to control. Also, they don't offer complimentary breakfast that you would get at a normal hotel. Plus the parking fee was $35/night which was definitely out of our budget. It was convient in location because it's only about 15 mins from fisherman's wharf and 10 mins from Chinatown. I would say my experience was alright with the hotel but I wouldn't stay at this hotel again.

Pros: The decor was magnificent. Only problem was in the bathroom the shower was either too hot or too cold. The temperature is difficult to control. Also, they don't offer complimentary breakfast that you would get at a normal hotel. Plus the parking fee was $35/night which was definitely out of our budget. It was convient in location because it's only about 15 mins from fisherman's wharf and 10 mins from Chinatown. I would say my experience was alright with the hotel but I wouldn't stay at this hotel again.

Pros: We booked this hotel for the Haloween weekend. Despite being in the Tenderloin this was a really great hotel and we had a great stay. We didn't have any problems with the homeless people we had read about in previous reviews. It looked like there was a security guard in front of the hotel maybe making sure people weren't loitering. It was really easy getting an uber to get to where we were going.

Pros: The Staff was so kind, patient and helpful. They are what made my stay special. They are familiar with the area and local activities. We arrived super early and the staff held our bags, until we were able to check in, so we could start our sightseeing.
The hotel was clean and we'll maintained. Great security and always felt safe (traveling as a mother and two teenage girls). Loved the shuttle service which was easily scheduled and on time.
Room was comfortable and upgraded, which is hard to find in San Fran. WiFi was fast and no loss of connection. Highly rated and approved by teenagers. Housekeeping was great, efficient and cleaned room daily.
Bottomline, I will stay again when I head back in September with my husband.

Cons: Ellis street has lots of people on sidewalks doing drug deals sleeping in streets and using drugs but it's a reality check and you need to be aware.

Cons: It was hot. Like really hot in the room. I know that air conditioners are not very common in san francisco but... maybe they could have left the balcony door open or something. Cons: I'll say location as a con because it is the "elephant in the room" on reviews. You can't change location so there's only so much to say. The Thing is, it's not that bad. My daughters and I walked to public trans during the day and used hotel shuttle when we returned at night. No problems at all throughout stay. Area is what you expect from any major downtown area. There were homeless in front of the $400 per night hotels too so why pay more.
Only "issue" I had was at the restaurant where you have your continental breakfast. They changed the breakfast options in January, which aren't reflected on the menu. No eggs, no potatoes and replacement of items are scarce. You can turn in breakfast voucher (reportedly worth $18.75) plus pay $8.75 and get the breakfast you were promised. That's seems like the voucher isn't worth anything because the breakfast is only worth $8.75. Eitherway, the oatmeal got me going in the morning.

Location is bad with crack and marriuana being smoked out in the open on the street surrounding.

When I called and asked them about it, they refused to look into it and made me go through my credit card company instead. The location was pretty rough. I read about other travelers complaining that the location was bad, but I figured they were exaggerating. Ellis Street is pretty rough - lots of homeless people urinating and defecating on the sidewalks, but if you just skip Ellis and walk down another street to your destination, you'll be fine.
There were a LOT of sirens going by the hotel each night, but I think that might have more to do with SF in general than just the Tenderloin District. Some of the loud noises at night might have been gunshots, but they also might have been dumpsters slamming.
Some people say they wouldn't walk around at night, but it's actually not that bad. The homeless shelters open some time in the evening, so the later you're walking around, the less likely you are to actually encounter anyone.

The hotel's location was good for me for all of the things I wanted to see from Lombard Street, to Lands end, Pier 39, and other places I wanted to see were within a 5-15 minute drive from the hotel.
There was a decent, filling breakfast that I had before I left in the morning. I did not pay for that as part of my stay abut it was nice that I was able to enjoy it.
The check in and check out process was quick and easy.
A little tip is that there is a parking garage at the intersection of bush and polk (only one block down) that offers cheaper parking than this hotel's valet. If you get your car parked in there a little past 9pm then get your car out before 8am so that your bill is only $6.
Overall it was a great stay but If I ever go to SF again with my car I will definitely try to make sure the hotel has its only parking b/c it can be expensive to pay to park near your hotel on top of parking to see sights around the city.

Would definitely look into staying in the hotel again if we needed to. We had an end unit so we had windows on both sides of the room. Our comforter and sheets were white and bed frame a cute black vintage one. I feel this made the whole room open up with nice vintage touches with the desk and extra chair in the room. We had a little closet which held my mini suitcase and a built in bookshelf. I can't speak for the rest of the rooms but I do feel like we lucked out in ours. Great water pressure which I appreciated!! Weird thing to remember but it was awesome!

Cons: There were a few things that made our stay with you hotel less than enjoyable last week. Below are some examples of what made us surprised, especially considering how much we paid for the room:
-there were dirty socks on the floor of the room upon arrival
-the closet floor was filthy
-the bathroom had mold on the ceiling and the walls
-the bathroom floor had not been cleaned from the previous residents
-there were still plastic bags on the box springs that were peeking out from the bed
-the carpet was filthy, full of stains and ripped
-the bathroom fan made horribly loud noises
-the walls were full of bad patch jobs and mis-matched paint
-we were surprised at the overall condition of the room for how much we paid
Another note on the valet service:
- when we got our car back, there were weird marks allover all of the windows. we picked valet service hoping that the car would be kept in a secure, clean location. the wipe marks all over the windows made us suspicious that the car was not kept in such a location.

Cons: The biggest complaint I have is that the hotel claims to have parking but its actually valet parking that is anywhere from $26-$40 a night depending on the size of your car.
I stayed there from Dec 30-31 and the room was freezing. I had a thin blanket which was not really sufficient.
There wasn't much a view but it was not that big of a deal to me as I was there to see sights not sit and look out of my window.
The staff was so so. I went to the front desk to ask about parking and that is when I was told that they had valet and no actual parking lot for guests to come and go as they please. Then I asked them about other parking garages around and they were not too helpful. In helping me finding alternatives.

Cons: I woke up abruptly in the morning because someone was standing outside the door talking. I couldn't hear through the walls but the next morning was a jolt I wasn't ready for. Could have just been a loud talker that no matter what door was there he could have been heard. One of our face towels had a stain, but didn't bother me much, I just put it aside not to use. Other than that, no problems.

-the best part about this hotel is the FREE INDOOR PARKING, it is hard to find parking in SF, so it is a great place to leave your car in the parking lot and take public transportation or walk around. You can ask the front desk to close the gate for the parking lot at night, so nobody breaks into your car.

The location was a short Uber ride from AT&T Park. It was a great spot to crash after a baseball game. I would stay again.

Pros: If you're looking looking for a relatively cheap (by SF standards) place to stay, the Oasis is a good choice. We found it clean, the beds were comfortable, and it had showers with ridiculously high flow shower heads that are true delight (if not highly against code!) - we're talking a gallon a second if you want it! It's located in a nondescript neighborhood that is relatively safe after dark - most cheaper rooms than this will put you in neighborhoods you do want to stay in. It's not really near anything of interest except the Civic Center area, but it's pretty easy to get anywhere by taxi or mass transit. There is a Burger King, a sushi joint of untested quality, a Wallgreen's, and a hooch and general vice store within 100 yards - so all your base needs are met.

Cons: The walls were paper thin, we heard music and regular conversation from the room next door at 2 am, I didn't want to complain - they weren't even being loud and obnoxious, just having normal volume levels of conversation - and yet you could hear it all! The room is outdated and furniture is not in great shape. Yelp wanted of bed bugs but we didn't encounter any! Still it isn't the kind of place where you would be surprised to find them. They should put some effort into making those hotel better - it feels like they tried to a decade ago and have since forgotten to keep it up.

Cons: The place is old and run down. Very tired. Like you walk up to the front door and the automatic door is broken, so you have to slide the front door open by hand. But, past the front desk you walk into a tiny little courtyard with tables and chairs - and it does feel like your own little, relaxed and spartan sanctuary within the bustle of SF. So if you've got an open mind and half an ounce of adventure the place does have a certain charm. Think of all you can do with the $300/night you'll be saving versus a better, but nothing to write home about room you'd get elsewhere.

Pros: The hotel was near the cable cars and within walking distance of a multitude of different restaurants. They validate about 25% of your parking expenses in the nearby garage. Considering the relatively low price the hotel is remarkably clean and well maintained. In the private room with a bath attached it came with the standard bed, desk, bathroom appliances, and mini fridge and microwave! The front desk managers were very kind and willing to help with any questions regarding the city.

Cons: The bathroom's hairdryer did not work but we brought our own so it wasn't an issue for us. Also, the bed was pretty stiff - it would have been difficult to sleep on it if we weren't so exhausted every night. You also need to be careful when wandering south since the hotel borders the questionable tenderloin district.

Rooms are overdue for an upgrade. The location is not in the best area of town. There were a lot of homeless people hanging around the hotel.

They watched as I struggled to load the luggage cart, watched as I struggled to get it into the elevator, failed to tell us where parking or the valet were, almost got my car towed, the valet damaged my car, the room was laid out so that I had to walk across one bed to get into the room, the toilet gurgled all night, and to top it off: the hotel is in a bad part of town across from the community center.

Cons: Disliked everything, it was an absolutely horrible experience. There were drug addicts yelling in the court yard at all hours of the day. Lots of construction noise. Even our Uber driver was shocked we were staying at such a place and it was recommended we didn't leave the room at night.

Walls are very thin and toy can hear people talking in the next room. Not a place to get rest and relaxation. Parking lot is small and you will most likely have to park on the streets which are full of homeless drunks and druggies.

Pros: They staff was courteous at all times. The windows opened fully and let in a fantastic breeze. The beds were comfy and had blankets with enough heft to be soothing. The extra pillows where easy to find. The bed, nightstand, desk, dresser were beautiful, authentic, intact, and matched vintage pieces that I would have taken home with me and been very proud to display in a guest room. It had a very vintage feel that harkened to old fashioned glamor.

Cons: Bare bones. You get a room and a bathroom and that's about it. I usually see a room as a place to sleep, so it didn't bother me too much, but I could see how other people might be unhappy. No AC, no coffee machine, small room, old building, old plumbing.

Cons: We got our room key and went to our room to find it still being cleaned. Our reservation was for 3, but only had 2 sets of towels. The shower curtain didn't contain water. The windows didn't have screens. The bedside lamp lacked an outlet, but looked nice on the table. We had to leave early, apparently our walking (quietly, we aren't totally inconsiderate) was too much for the room below us, and she knocked on our door to tell us as much. The steam radiator was less than 6 inches from the head of the bed, it was on full blast, there were no instructions for use anywhere. The space between the edge of the bed and the desk wasn't enough to pass between without turning sideways. The area of town is sketchy at best, but that's my fault for not researching fullly. The was no parking. After paying valet, trying to access the building from the parking lot to get our things was 1) completely un assisted, no bellhop, no trolley, but that also means I didn't have to tip. 2) required walking through the bowels of the building through a contorted, narrow hallway, past the bins, across a lose grate down a sandbagged path into a gated valet lot. They did try to at least disguise the bins with some wonderful displays of jades and succulents that are obviously well tended and treasured by someone. Nothing was intolerable, there's very little the hotel can do about the downtown noise and hustle or the surrounding environment. I might stay there by myself for a thrifty weekend get away if I had plans to only need a place to lay my head, but I wouldn't bring my daughter back there again. Ever.

Cons: The room has a musky wet dog smell. The source: visable mold on walls and in bathroom. Complained to front desk and was informed 'no refunds' and only other available room was with a TWIN size bed. What hotel has a twin size bed?! Tried that room, same smell but not as strong. Suspicious, I checked around bed and found evidence of bed bugs. Thankfully we had not unpacked. Informed front desk about these health hazards and ended up going to another hotel. I paid two hotels for the same nights stay. Disgusted by the lack of concern by Embassy hotel, especially no refund policy. I hope they use their scam money to decontaminate the hotel

Cons: Pretty much everything else. Hotel advertises parking, a play structure for kids, air conditioning, a restaurant, and bar and lounge.
Let's start with the play structure. Is it on the same block? Yes. Is it theirs? No. Is it nice? No. Is it una neighborhood you'd want to take your kids to play? Hell no!
Then there's the non existent air conditioning. Hotel doesn't have it. Bathrooms don't even have exhaust fans...
The restaurant? Not theirs either. It's just nearby. And don't get in late because it closes at ten. The bar and lounge is not theirs either. It's just next door. Although the as makes it seems like all of this is part of their hotel. All they have is a cafe open until 2pm.
The worst part is the parking. Add says they have parking. They don't. Here's the best part. They said, "There is a parking area connected to the back of our hotel. But it's not ours and we are not affiliated. It's $35 per night. You can pay that to us here. We have a video camera on it that I can see from OUR front desk. We can open the gate from here for you. And you can walk into the back of our hotel from the parking. Oh, you have an SUV? That will be $45 then for oversized parking." WHAT? ARE YOU KIDDING ME?! That sounds awfully affiliated for non-affiliated. Sure seems like you're charging people $30-45 for overnight parking and pretending its someone else. And it was full of SUVs. We rented three rooms for eight people totalling in the $700-800 range and you seriously wanted an extra$45 to park our damn car?
When we complained about all this, the staff was EXTREMELY rude. After a great deal of arguing, he told us the manager would be in in the morning and we could "take it up with him". Yeah, guess who "wasn't in" when we came down at 9:30? Save yourself a nightmare. DO NOT STAY HERE!!!

Cons: The "free parking" is not guaranteed to be the lot in the picture and unfortunately this was the sole reason we chose this place, we refused to park in the alley where I stepped in pee. After arguing with the clerk for 10 minutes, that the manager must have some type of contact number, we finally spoke with the manager to ask for a refund. The manager refused to recognize the misleading pictures & information regarding parking, provided by Civic Center Inn. He was extremely combative & only let up once we told him we'd quote the insane crap he was telling us on Yelp, and here. That's when his entire demeanor changed. I wouldn't suggest anyone staying here. The room was sketchy, too.

Cons: It was a horrifying experience. My family heard shouting and fighting from all over the place through out the night. The police and an ambulance came. Never dared to find out what happened. Also you get to smell pod from other rooms. The bed sheet had holes and burned marks. The elevator was either broken or turned off with no signs stating why. The AC didn't work. Called for repair but never showed up. When we checked out in the morning, there was a used condom on the ground right next to my car door. It's cheap, but what you pay is what you get.

Pros: This place was located in the most sketchy place in San Francisco, so we wouldn't recommend staying with children. We parked at the curb and the manager of the hotel said because of street sweeping starting at 6am, we would either need to move our car to another parking space or wake up at 6am to move it before the street sweeper came. So we set our alarms for 530am, couldn't sleep and decided at 12am to move the car to find a better parking space. We drove around the area for more than an hour. It was awful. Scary as hell and we were exhausted. We googled 24 hour parking and found only 1 place located 15 minutes away! This was at 130am. We walked back to the hotel from there and it was so sketchy. If you want to stay here on a budget, it's pretty good for that. But be forewarned, if you arrive in the evening ALL parking spaces are taken. The manager was nice and the place is clean and newer looking but at night you hear all the homeless people yelling outside.

Cons: For starters, this so-called "hotel' is located in a very dangerous place of the city, called "the tenderloin" which classically has been known for being a place full of homeless people wandering the streets and the selling drugs and prostitution.
The manger (Jesús Hernández) does its best to appear rude and hostile. Wee booked this hotel on Expedia since it was advertised as having breakfast included in the fare, but when we arrived, this little person said that our booking from Expedia, included NO BREAKFAST (which, after noticing how dirty and unsanitary the place was, we thought was good!).
I'll just try to mention a few thing that made our stay there very uncomfortable, because I don't think I can remember all the bad things while in there: the price was too high for what you get (which is basically a bed in a very hot room since it has no air conditioning (and when complained about it, the manager simply answered "open the window"...
The bathroom was without soap. The room has only two AC outlets.
The most unbelievable thing was that in the night, a little army of critters started to come out and crawl over the walls and floor. The place was infested by COCKROACHES!!
We sincerelly don't understand how this type of hazardous to the health of the traveler places are being advertised on sites like Expedia or TripAdvisor, and since you get all the reviews of the people, someone should take action and withdraw them from those sites. SF Sanitary services will be warned.
